BTW....I appreciate all your responses about the snaps....must say the camera lens is VVR (very vibration resistant) as even after a few

I am currently researching the prospect of purchasing on the Royal Breeze, however, I am finding it difficult to obtain the correct information. Does anyone know when the whole development will be completed ? The one thing that is bothering me is that I have been told that there is no direct access to the beach from the Royal Breeze. I am told that the land between the RB and the beach is owned by someone who intends to build in the future, does anyone have any information on this ? Has anyone visited the development recently ? as I am told that there is a wall being constructed between the RB and the beach.

You are right about most of the information on your post...except that the wall is already up and has been there for sometime now....... see the snaps I have posted. The land between the sea and royal breeze is a private property and not for public access....I believe it belongs to the royal family so wudnt recommend trespassing ![]() I have been told by the office of the developer that there is a plan to have a upto G+2 development sometime in the future....but as I have seen here........ that doesnt stop anyone from altering the plan in the future. I have bought on the higher floor with the ocean view so that should be awright 'cause the podium is on the 2nd floor level and the floors go up from there. Hi APURB CHHIBBER
I have gone through your photographs and have noted the wall alongside the road. I assume that the Royal Breeze is the building under construction on the right ? The only thing that confuses me is that that the sales literature shows landscape gardens, swimming pools and a leasure deck. Looking at your photographs it looks as if the Royal Breeze building is right on the road, is that the case ? Regards |

Thanks again for your response. How easy is it to get to the hotel beach from the RB ? looking at the masterplan it looks quite a distance (is there a short cut ?) Are you able to cross the inlet that is close to the marina? I am sorry for all the questions but you obviously know the Al Hamra village well. Yes, I agree I should visit the site but my circumstances will not allow me at the moment. I have been offered a studio apartment type T1 on the 3rd floor sea facing RB1 for AED 456,000 (what do you think of the price ?). I have received prices from the developer in building 4 and the same studio T1 sea facing on the 5th floor is selling for AED 860,000. With regards to the square footage, I am slightly confused as the property is advertised at 550 sq ft but that includes the balcony and the car park space. currrently there is no short cut unless you are planning to dock a yacht at the marina ...that inlet was to allow the sail boats with long masts to come inland. There are no bridges currently....I hope they make a retractable bridge to span the inlet but I am sure that may not be a priority for the developer.please see the link http://royalbreeze.com/RB_Typical%20...%20Bld%201.pdf From the sales purchase agreement I got, the area includes the apartment along with the terrace (not the parking spot) with a +/- 5% variation. I have bought a T2 studio in RB2 and the size is 55.39 sqm including the terrace. I liked the direction of the apartment in RB2 as the terrace faces due west and will have a sunset view. The apartment is on a higher floor. If you look at the masterplan the buildings are not in a straight line and RB1 faces N-S and there is a possibility (depending on the location of the apartment) that you maynot have a sunset view. I would not be in a position to comment on the prevailing prices as I am not following the prices but I bought mine for 465K. Cheers Quote:

With this price (860K AED) you can buy a 2b/r in Al hamra talk to hunterharris. I believe 1b/r is around <630K AED (obviously depends on the size).
Why not buy into a completed project in Dubai as the price is so depress its your call. |
