Initial old post:

FRANKFURT: URBAN ENTERTAINMENT CENTER (UEC)

Facts:

Shopping and entertainment center
One office tower with 212m (52 floors) by Jean Nouvel
One hotel tower with 160m (40 floors)
Several residential buildings
Located next to the - for skyscraper ethusiasts - world famous MesseTurm
Centerpiece of a new innercity redevelopment project called Europaviertel (European Quarter) replacing former cargo rail terminal and tracks
Project has faced several years of delay due to a dispute between the developer and the city
According to latest news (May 31st) the dispute has been resolved, construction is due to start in 2008, the site is cleared and ready for construction
Developer is Vivico and ECE (shopping center)

I doubt Vivico will built the office tower spaculatively. they will look for a anchor tenant first - this could happen sooner then later, if you look at the current boom in Frankfurt and what happenend to other projects like the OpernTurm (where the highrise element was supposed to start later, but then Tishman Speyer found an anchor tenant and now the entire development is u/c in one go). this won't effect the rest of the project though - they can build the shopping center and the hotel tower and wait with the office tower until an anchor tenant is found..

I wonder why Vivico and Deutsche Bahn don't come together on this - Deutsche Bahn wants to build a new 200m skyscraper in Frankfurt - why don't they just take the office tower of the UEC?

or maybe Deutsche Bahn found another solution and the decide to build their tower on the site next door, which was demolished recently and also belongs to Vivico.

unfortunately, in the printed edition of the newspaper they say that the Tower 1 has been put on hold, and for Tower 2, there are some promising dialogues about. the obnly thing that seems to be absolutely sure is the entertainment complex/cinema/shopping center

What a surprise

Very nice renders, although the hotel tower is highly doubtful (maybe Hyatt?) and the 200m building is highly dependent on what the Deutsche Bahn wants to do.

It's good to hear that construction of the UEC that was previously written off will already begin next year. It could be the "kiss of death" for the already struggling Bockenheim neighborhood but it is, nonetheless, a shopping addition that can be used by the millions of Messe-visitors. Hopefully there will be shops that have presently not existed in Frankfurt (Virgin Megastore par exemple) and have an international flair.

The one thing that is missing imo is a musical theater. This should be built instead of another movie multiplex. Also, Frankfurt is really missing a big convention center, an aquarium and a planetarium. Investors unite!!!

T1 is postboned, unfortunatly, but I aggree with HD. In the current situation this could change within days.
On the other hand, nobody would have expected that the hotel tower is that close to be build.

As there is nothing to prepare and building permissions have been granted I wouldn't be surprised seeing the whole complex under construction by next year.

I have no doubt that sooner or later also the office tower will be built.

The Hotel Tower has very good chances due its proximity to the fair area, which will give the possible hotel a nearly 100% capacity utilization.
I wonder with whom vivico is talking (Hyatt?)...

patrick: the office tower has been put on hold until a tenant has been found. that means the tower could still be built with the rest of the project in one go - it is still some time till the construction starts and plenty of time to find an anchor tenant.

anyway, it's great to see, that this project is finally happening. the hotel market is booming like never before. and there are many international brands that want a new hotel in the city. but until we don't know who they're talking to about the hotel tower, we can only speculate. we can also only speculate about the urban entertainment center itself, until more information hasn't been published.

golden age: this project has nothing to do with deutsche bahn. deutsche bahn wants a separate 200m tower - but I think too it would be perfect, if deutsche bahn would drop their plans for their tower and go for the UEC instead.




btw. there are some nice renderings of the tower on the jean nouvel website ... unfortunately it's a flash-website ...

Wow, nice tower! Would be great if they build it. I never liked that the Messeturm stand alone and away form the cluster. But this one creates a connection. And the Hoteltower looks great too. Build it!

ok, so the situation is not as bad as it looks like in my post above

fine that they always increase the height from 180m to 195m to 210m to now 212m (as I am remembering right)

It is not unlikely that the Bahn simply retreated from their plans to build a tower. Recently they have cut fundings and effectively killed spectacular new constructions of train stations in Dortmund, Stuttgart and Munich.

it's very good to have a well-organised archive on a hard-disk

I hope they won't change the current design of Tower 2 a lot, I like it how it is, esp. the colors!

If Deutsche Bahn defers from building an own tower, it could still make a lot of sense to consolidate their offices currently spreaded in many different locations all over the city into a place like Tower 1...

And agree with you, Patrick, I really like the design as in the render provided by newfvgffm.

regarding deutsche bahn: I know from a pretty good source, that the company still wants to concentrate their countless city offices in one big building - the 200m tower project ist still on ...

thanks for posting the rendering of the hotel tower and the latest rendering of the UEC.

now I understand, why vivico demolished the neighbouring site of the former deutsche bahn offices so quickly. according to frankfurter allgemeine zeitung the multiplex-cinema won't be part of the shopping centre complex, but will be built across the street on/near that recently demolished site.

I made a little drawing which explains all:



A: UEC office tower (212m)
B: UEC hotel tower (160-165m)
C: that's where the multiplex cinema is coming
D: the site of the future millennium tower (360-389m)
E: site of future turm185 project (185m, site has recently been cleared) - potential site of future 200m deutsche bahn tower ?
F: location of messeturm
G: location of the castor & pollux towers
H: location of recently completed mvenpick hotel
I: the future Europaviertel (boulevard already existing, first buildings starting in 2008)
J: future site of gterplatz-tower (165m) and the euro-park residential complex (u/c)

what do we call this? New art deco? Looks great. The design of the towers aint striking but they will improve Frankfurt.
