Post-tensioning construction technique reaches Pakistan

KARACHI: Pakistan is experiencing a wonderful real estate growth with some landmark projects, and in future this pace will increase, as the country is now on track moving ahead rapidly in the sector.

Hilmi Ghandour, Chief Executive Officer of Arabtec Pakistan told The News on the sidelines of a presentation on post-tensioning slab technique, organised by the company in collaboration with world-renowned CCL Gulf Prestressed Concrete LLC recently.

Post Tensioning is a technique of pre-loading the concrete in a manner which controls stresses and deflections that are inducted by the self weight and applied loads, while the structure is in service. Billions of square meters of post-tensioned slabs have been built in high-rise, commercial, residential and office buildings, parking structures, hotels, schools and hospitals.

It has been in extensive use internationally since decades in many parts of the world. Post-tensioned floor construction gained prominence during the construction boom in the 1980s and now consumes more than 50pc of the total quantity of post tensioning steel used worldwide, said Bhandour.

“This would be a new technology to Pakistan though it has been successfully used and improved over the years in many other countries of the region. The technology reduces steel consumption in the projects, providing more space by cutting number of beams in the structure, and provides opportunity to the contractor to complete projects in less than half time,” he elaborated. Roland Asaker, regional manager, CCL Gulf Prestressed Concrete LLC said the real estate growth in Pakistan is an offshoot of developments in the MENESA region (Middle East, North Africa and South Asia).

Arabtec Pakistan, through collaboration agreement with CCL plans to use post tensioning technique in the currently under-construction Karachi Financial Towers, being developed by EHSHAANLC Development in Karachi. This will avail the expertise of one of the world leaders in this technique for the construction of mega projects, which Arabtec Pakistan hopes to build in the coming future. The presentation was attended by the architects and engineering sector people, the licensing authorities, and the developers from private and public sector. CCL are one of the pioneers in pre-stressed construction methods in the world market.

Special Features of Karachi Financial Towers (KFT):

Location:

The site is ideally located at the midpoint of I. I.Chundrigar Road, which is the main hub of economic activity in the Central Business District of Karachi. The site is adjacent to Karachi City Railway Station. The main access to the site is from 100 meters wide I. I.Chundrigar Road which leads to M. A. Jinnah Road, where Karachi Port is located. All services and utilities shall be linked from I. I. Chundrigar Road.

Building:

A revolutionary project, Karachi Financial Towers will not only be recognized as the tallest building in Pakistan (at time of completion) but also a dream location for any commercial interest. The towers’ façade wrapped in glass along with its unique sky bridge will present passersby a sight to behold; conversely the building’s soaring height will offer occupants a bird’s eye view of the entire city.

Sky Bridge:

An interlinking glass bridge between the two towers is an extremely unique feature of KFT. This six-floored bridge is to be an architectural achievement in Pakistan which will also provide convenient ways to travel between the two towers. Where the sky bridge pierces through the twin towers recreational facilities like swimming pool and the garden terrace will be housed. The sky bridge shall be occupied by an elite businessmen’s club.

Electricity:

Uninterrupted power supply to the buildings is ensured for all loads such as lighting, air conditioning, elevators, pumps, security and fire services, smoke excavation etc. Each office and retail space will have separate electric meters for the convenience of individual billing.

Air Conditioning:

For large scale development like KFT, the gas fired absorption water chiller is an obvious choice due to the locally available gas. Absorption chillers are inherently static machines hence prone to less wear and tear and relatively low maintenance. Therefore the chiller plant proposed in the KFT buildings will consist of gas fired absorption water chiller. The chiller plant will be configured to keep the provision of standby unit. This will allow routine maintenance to be performed without disruption to the building air-conditioning operation.

Air side air-conditioning and Ventilation equipment comprising Air Handling Units including fans, heating coils, cooling coils, filters, complete with sound attenuators automatic dampers, fire dampers, ductwork, grilles, intake and discharge louvers, controls and instrumentation shall be provided throughout the building.

As the building will be designed as shell and core therefore the A/C design will provide for chilled water supply/return pipes and fresh air supply ducts up to the tenant spaces and capped off for tenant hookup.

Security Surveillance:

KFT will have 24 hours smart, reliable security system with manned guarded central security control and monitoring room.

Fire Protection:

Both buildings are designed with an active fire and smoke management system to ensure a fail-safe escape route to the occupants in case of a fire. These include automatic sprinkler system (NFPA-13), standpipe and hose system (NFPA-14) and portable fire extinguishers. Building fire alarm system will command BMS to initiate smoke evacuation sequence.

A pressure sandwich will be created by generating negative pressure in the smoke zone, and positive pressure in the non-smoke zones adjacent to the smoke zone. Stairwells will be positively pressurized by a multiple fan system. Over pressure in the stairwell will be achieved though barometric dampers. Differential static pressure across the door will be within acceptable range for the force to overcome the door closer as well.

Space air will be exhausted from the smoke zone lobby to create a negative pressure. Negative pressurization in the elevator lobby smoke zone will also stop smoke from entering the elevators. Building atrium will have smoke management provisions as per NFPA 908. Host based Fireman’s Smoke Control Station will be able to override all smoke management equipment.

Building Management System (BMS):

Both buildings M&E system will be monitored by Intelligent Building Management System. The Building Automation System (BAS) will be based on Direct Digital Control (DDC) microprocessor based technology.

The towers fully integrated Building Management System will have web accessible control system. The system will have an industry standard communication protocol. The system will be fully functional and will have third party interfaces/drivers wherever applicable. Some attributes of the DDC control system are precise control, inherent energy management and compatibility with the BMS. The BAS will be designed to perform the basic status/alarm monitoring, remote/programmed start/stop, etc. of the following services: Mechanical ventilation and air-conditioning system, electrical system, fire services, plumbing and drainage. The BAS signal will be transmitted to a building control room. The central BAS facilities will comprise operator work station, complete with keyboard, monitor and printer.

Car Parking:

KFT has been provided abundant parking spaces commensurate with the needs of a building of its size. This is clear from the parking space provided, 822,389 square feet, in comparison to the total let able area of 1,159,258 square feet. The total number of parking spaces is:

For cars — 1644 nos.

For motor cycles — 277 nos.

The entire parking area is housed in the basements and the podium levels.

Water:

Karachi water supply system depends on two sources, one from the Indus River source from the Kalri Lake and other from Hub River through Hub Dam. Further distribution system of water is based on Filter Plants located in the different areas of Karachi. The project site is located at I.I. Chundrigar road and the water supplied to this area from COD filter plant through a 1500mm dia trunk main. Water supply for the KFT project will be supplied from this line. Additionally a separate underground water tank is proposed for each building. The capacity for each tank will be 3 days storage.

Sewerage:

Sewerage disposal is a critical issue in Karachi. About 70-75% of total water usage is converted to sewerage and is allowed to pass through the sewerage network and entered into Sewerage Treatment Plant. The Karachi Financial Towers is located on a road which is serviced by a 1800mm dia existing sewer trunk main which connects to Mehmoodabad Sewerage treatment plant. The sewage system from the buildings will be collected through a system of down pipes and man holes which will be ultimately connected to the existing 1800 mm dia sewer trunk main.

Elevators:

Each tower will be equipped with ten express lifts for passengers with a capacity of 18 persons, three lifts for car parking levels, two service lifts for the retail area, and two fire/cargo lifts for the towers. Altogether there will be 34 lifts for the Karachi Financial Towers.

Maintenance:

On completion of the project, the Purchaser will enter into a Maintenance Agreement for the Facilities Management of the building. Facilities management will include operations and maintenance of the entire building and the equipment installed in the building. A schedule of service charges for the facilities management services will be made available to the Purchaser on or about the completion date.
