30% Viva Residency units sold

VIVA Residency, a condominium-cum-commercial development by the Beneton Properties group, has sold about 30% of its condominium units within a month of its launch recently.

The three-acre freehold project with a 214-unit condominium block and three rows of shops at 4km Jalan Ipoh in Kuala Lumpur is set to revitalise the neighbourhood.

Beneton Properties Sdn Bhd director Chan Kin-Meng said Viva Residency would appeal to the younger age group as the smaller units were affordably priced compared with the larger condominiums in the area.

At an average of about RM215 per sq ft (psf), the 840 sq ft and 1,215 sq ft units are priced from as low as RM163,880.

Each floor will have only 12 units served by three lifts. They have a semi-detached layout to enhance one’s view and privacy. Each floor will have eight two-bedroom, 840 sq ft units priced from RM163,880 to RM213,880 and four three-bedroom 1,216 sq ft corner units priced from RM241,880 to RM288,880. The units will have views of Kenny Hills, Sentul Park and the city.

“There are no condominiums in the area measuring 840 sq ft. Some of the other condos are 1,300 to 1,400 sq ft and are priced from RM240 psf or from RM350,000. By the time they are completed, they would cost more.

“We have created an affordable niche product for those whose household income starts from as low as RM3,000 a month. For a 30-year loan, the monthly repayment is only about RM900,” Chan said, adding that the company hoped to help upgrade the area, as the project would have a “fresh interpretation of city living for young urban families.”

Chan noted that existing shops along the first to third mile of Jalan Ipoh featured businesses such as auto spare parts shops, building materials and traditional coffee shops.

Viva Residency has been designed to have about 100,000 sq ft of modern shops with contemporary facades, wide verandahs, walkways, a street mall with a festive theme and specially designed street pavements. There will also be an open plaza and an overhead pedestrian bridge linking one of the rows of shops to two other rows.

The main row of shops with the condominium tower on top will have three levels of retail lots with five levels of covered car park above it. The condominium units are from levels 8 to 26. This retail-cum-condo block will have two bubble lifts.

There are also 10 cabana units of 990 to 1,566 sq ft which are priced from RM190,880 to RM289,880 on the recreational deck at level 8.

Privacy is assured with separate lift lobbies and car park floors accessible only to the residents.

Each unit comes fitted with kitchen worktop equipped with built-in gas hob, hood and sink and hot water point to the master bathroom, and air conditioning point and condensate piping for the living hall, and all bedrooms.

Chan said each unit would have a metal grille at the main door. “We have designed the units in such a way that the main door does not face another unit directly. This is to ensure privacy as sometimes the owner may want to leave the front door open while keeping the grille door locked,” he added.

Although the units come with commercial titles, they are not serviced apartments but residential in status. This means that owners need not pay for utilities and assessment at commercial rates. Each owner is given one car park bay.

Chan said the plan was not to “overload” the recreational facilities such as swimming pool and multi-purpose hall as some of them such as the fitness centre and laundrette could be found at the retail area. In this way, it will also help to maintain the low service charge of 20 sen per sq ft inclusive of sinking fund.

Beneton Properties chief operating officer Leong Swee Han said the “semi-D” concept allowed for more ventilation and natural lighting compared with the usual “dark and dingy” apartments.

“There will be no air wells. You don’t have to pay top dollars to get our Viva Residency’s lifestyle,” she said, adding that the total gross development value was RM82mil (RM40mil for shops and RM42mil for condominiums).

Henry Butcher Marketing Sdn Bhd chief operating officer Tang Chee Meng said Viva Residency would be an ideal starter home for young executives who preferred to live in the city.

As the company’s marketing and sales director Mary Lam noted, new roads and highway linkages have brought the affluent Hartamas/Mont’Kiara area “much nearer” to Jalan Ipoh.

Other condominiums in the area include Low Yat Group’s Rivercity and YTL Land & Development’s Tamarind, Saffron and Maple condominiums. The last block of the Rivercity condominiums launched a year ago was reported to be priced from around RM250 psf or from RM251,000 with 1,135 to 1,650 sq ft size.

Beneton Properties’ other projects include the high-end Stonor Park and 2 Hampshire condominiums, Prima Ukay, Prima Villa, and Taman Tampoi Indah in Johor Baru; Taman Setia 2 in Seri Kembangan; and Plaza 138, Menara Perkeso and Alpha Court townhouses in Kuala Lumpur.

Sustain Visions Sdn Bhd, a subsidiary of Beneton Properties Sdn Bhd, is developing Viva Residency (above), a RM42 million residential-cum-commercial project on a 2.5-acre site along Jalan Ipoh's 4th mile. Completion is slated for mid-2009.


Viva Residency comprises 214 condominium units and a mall with net lettable area of over 70,000 sq ft. Beneton plans to lease the mall space but has not finalised the rates. The lots are flexible in size and will depend on the needs of tenants. The condominium units come with built-ups of 840 to 1,216 sq ft and are priced from RM163,880 to RM300,000. There are 10 cabana units with built-ups of 1,100 sq ft and priced at RM200,000. The residential component is currently over 30% sold.

Hey Nazrey, the Viva Tower mentioned here is of The Verve Suites at MK, it has nothing to do with Viva Residency of Jln Ipoh.

Any more pictures? I am also curious as all the apartments seem to be "commercial freehold". Does this mean the residents have to pay commercial rates for their utilities? How much of a difference will this make?
