Federal Way plans RFQ for Civic Center property By MARC STILES Journal Staff The developers of Crystal Palace missed a deadline to execute a deal with the city, so Federal Way officials have turned their attention to a site across the street. Federal Way officials are waiting for investors to step forward with the money for an ambitious project called Crystal Palace, so they've turned their focus to a site nearby where they're planning a performing arts and conference center.

Fun looking building. You'd have to have a lot of faith in the structural engineers when an earthquake starts though...
Reminds me of a design I saw once (sorry, my search skills have failed me) where a massive building was cantilevered over a plaza. There's something not relaxing about sitting under a building that looks like it's going to tip over. This wasn't it, but it gives the same feeling. Just imagine a much taller building, with seating designed under the cantilever.

Well, Citigroup Tower in midtown Manhattan is virtually on stilts, I have no problem walking through the plaza underneath. Although the supports for it are massive, it might be more psychologically reassuring.

I've heard people freak out about the Rainier Tower downtown for the same reason. I don't worry about it.

Yeah, until the structural engineer woke up one morning and realized that wind studies for Citicorp had only studied direct winds at each face, not angled winds. This spurred a very secret occupied structural upgrade valued in the tens of millions. Then they were interviewed for a documentary.

Only that nothing built or renovated before a certain date is up to seismic code. And let's not talk about the state of American bridges. Or the Elliott Bay Seawall.

On a serious note here, is Federal Way grasping at straws with trying to get this urban center up and running?

Same with Federal Way. Pretty big suburb, residentially speaking. Just looking to be more than just a bunch of shopping centers. |

Highrise Condo for Federal Way
This is really too bad. Looks like the Korean investor lacked the cash.
Check out the link however. This looks impressive. http://seattlecondosandlofts.com/201...or-federal-way Plans for the development include 400 residential units, 120 hotel keys, a day spa, 18,000 square feet of conference space and over 35,000 square feet of retail, restaurant and office space. An article in the News Tribune indicates the condo units will be about 1,000 square feet costing between $500,000 to $600,000. The developers hope to attract a 3-star hotel to the property. The project, which is expected to cost around $235 millions, is currently in the permitting process with an anticipated completion date in 2014. ![]()
