Yeah thanks. I have sent her many emails and txt messages. She is abroad and hasnt siad when shes coming back or when she will pay my money. She did say on the phone a few days back that she doesnt now want the apt and this after she agreed she wanted it and agreed the rent. However i have an apt full of her furniture and the tenancy expired last month and she is not communicating with me as a responsible tenant. I have kept a record of all communications & have changed the locks.

Basically can am I entitled to keep the furniture and how much of a stink can she brew up ?

She has probably done a runner, and is just trying to BS you now with false promises and phoney dates of her return. Gave you some advice on contracts a week ago check back through the thread.

Keep her furniture, she don’t want it anyway. Inform her that you have thrown it away. And don’t forget to change the locks.

Re-rent the apartment fully furnished.

If she comes back for it, get her to repay you what she owes you in rent before she can remove the furniture.

With that money buy your new tenant furniture.

And don’t worry too much about it. She is not why should you.

Thanks to all the replies. My concern is can she get the police involved and can they lock up the apt till its sorted. Someone told me this maybe the case and I dont want the new tenant having grief.

So if she has not negotiated a lower rent for the coming year she should have to renew at the old rate as she has forfeited any right to renegotiate.

If your contract has all of those clauses then as suggested you may just want to check they are all enforceable by calling the municipality (RERA)
Hi Chef. Yes those clauses are the exact clauses in my agreement. I cant see why they are not enforceable....after all what are these contract clauses for. Both parties have put signature to them.

Also have been informed that RERA wont be interested and I may be hitting my head against a brick wall.

all the asnweres above make sence so yea go for it you have proff you tried to contact her and she told you her self she doesent want it anymore so is over the furniture is yours she moved back to her country i think sell the furniture on dubizzo or put a sign at the entrance of the building saying furniture for sell and your number and show it to people and get rid of it dont keep it just in case she comes back"most likley not" she cant say thats her furniture because she has no proff so get rid of the furniture dont keep it i think is best to sell it

Slight problem with that. I have rented it furnished with the same furniture.

Ajman Real Estate Regulatory Agency (Arra) has submitted a proposal to federal authorities to overhaul current property visa regulations

Arra is the first property agency of any emirate to officially submit such a proposal.

Emirates Business can reveal Arra wants to remove property values, fixed incomes or compulsory exits as criteria for granting or renewing six-month residency visas.

All of the above came as part of a federal resolution issued in May this year. Arra, in a five-point submission, says it should be possible to renew visas every six months (see graphic) for up to three years without the need to leave the country.

On minimum property value as one of the visa criteria, Arra stated: “The value of property in the Northern Emirates does not exceed half of the value of property in other emirates, and this will lead to only serving a certain investor.”

Regarding the requirement for a fixed income of not less than Dh10,000, Arra said: “This might cause various problems and will open the door for companies operating outside the country to give salary certificates with no reliable references.

“From our experience in the real estate market, most investors are businessmen with no fixed income.”

In May, Arra and Dubai’s Real Estate Regulatory Agency signed an agreement to create a unified strategy to develop the property sector. The agreement emphasises the need to create a unified strategy to develop, modernise and organise real estate-related activities.

Renting in the Marina

Just had an apartment up for rent starting 1 october - today recieved first offer - an offer in line with late 2007 prices - 3 payments - not too bad I would say. Apartment has 50% seaview. This is NET 6% based on what I paid in mid 2007. Now you can lend money for less than 2% in Europe (properly not for long). Cashflow is then not a problem.

guys...

i am currently a resident in UK and working there full time....

can i simultaneously become a resident in UAE ? my uncle in UAE can easily take out a residence visa for me as an employee of his company.....

thoughts much appreciated.
