BRT is a START. Yes I-275 has its problem spots, especially the northern leg. But it can be done. Eventually, a rail line will be needed down I-275 from DT to Pinellas.

Din/Cal Inc. and Perennial Properties are the new owners of 5.7 acres of real estate at 4415 W. Main St., where they are planning to build a 380-unit luxury apartment complex.

The site sold for $12.2 million, or $49.14 per square foot, by Parkland Development Corp. in a deal represented by NAI Tampa Bay.

"The acquisition price of over $32,000 per unit for the land is relatively high for the Tampa Bay area, but this turnkey site has been cleaned of minor environmental issues, did not require any site work, and was fully entitled with site plan approval, fully engineered and essentially ready to go vertical," said T. Sean Lance, managing director of NAI Tampa Bay, in a release.

Rents in the complex could start at $1.50 per square foot when the project is completed, Lance said, which would help augment what is described as the state's largest suburban office market with more than 12 million square feet of office space that house more than 4,000 companies and 100,000 employees. Another 3 million square feet of office space is being planned or is already in development in the Westshore district.

"Because the only two Class A luxury rental communities in the immediate area had successfully converted to condos, there is plenty of pent up demand for this type of product, and we feel this particular submarket could absorb up to 2,000 units in the next three to five years," Lance said.

Four other apartment communities are under development in the area, including the 401-unit Le Jardin that Phillips Development & Realty LLC is building on North LeMans Boulevard.

^This article was really about a residential project so I took it out of the Westshore office space thread and just made this the starter for this new Westshore Residetial Developments thread.

The Le Jardin project looks pretty nice. I'm guessing there will be some retail at the base there. Along with the Oak trees it looks like it will be a very cool project.

Avion Park now has three buildings u/c... There are numerous conc piles in the ground for a building nearer to Boy Scout, on the right side of the entrance in.

The 4 story wood structure there is topped off, and the taller building (8-9st?) seems topped off as well.


btw... Someone mentioned further back that the tallest building topped off is an office building... SFAIK, 2 buildings u/c at Avion Park are hotels and the 3rd is an office building... The rest will be built as the market warrants.


Oh, and the tower crane for the Westin on Rocky Point is definitely maxed out now. It's got to be a good 220 ft up (didn't count sections to know for sure). I'm not sure, but going by the height of that crane, I would say the Embassy Suites is going to be a new tallest for the island.

NewPort....nothing going on there anymore. I guess the condo slump hit them hard. Does anyone know what will happen to the site down the road?

I've seen the tower cranes there for a least six months off in the distance as I drive back from work (eastbound) on I-275. However, until a few weeks ago when I took Gandy I hadn't been up close to the site. I was really surprised to see grass and weeds taking over the area. There wasn't anyone on the site on a weekday. Just kind of looks abandoned.

Jason, the entire site is a wasteland. The cranes stopped moving...I'd have to say a few months ago, and as stormyguy mentioned, weeds are taking over the entire site. There's practically nothing going on at the New Port site anymore. Again, my only guess is that the housing slump hit the developers hard.

Yeah, that condo market slump has hit them pretty hard. They stopped all construction and although it's just rumors, I heard they were thinking of making part of it apartments until the market is alittle better. Seems like alot of condo projects are doing this, so wouldn't be surprise if this is actually true.

How is the Westshore Yacht Club development doing. I don't hear of too many people moving in there. Is anyone buying up any properties there?

MetLife demolition under way

A longtime fixture of Tampa's Westshore business district is being torn down to make way for a much more visible mixed-use development.

Demolition began earlier this week on the former MetLife Inc. regional administrative and operations center at Boy Scout Boulevard and Lois Avenue, across from International Plaza mall. It could take several weeks to tear down and clear off the 185,000-square-foot building, which dates back to the early 1970s.

MetLife (NYSE: MET) plans to redevelop the 32-acre site into MetWest International, which will include three 250,000-square-foot Class A office buildings, 74,000 square feet of retail space, a 270-room business-class hotel and spa, and a 254-unit rental apartment complex. Construction of the $200 million project is expected to be finished by mid-2009.

MetLife's regional operations moved to Highwoods Preserve along Interstate 75 two years ago.

^That project should have had at least 3x more residential. As it is, the project provides space for a few thousand jobs, but only residences for a few hundred workers... Tampa should be working to ensure that there is more plentiful housing stock nearer to the jobs located here. The city of Tampa has one of the greatest commuting disparities in the nation, and addressing that would allow the area to grow much more efficiently than we do now. (meaning that there are far more jobs in Tampa than there are places to live for the people working those jobs, which is partly why so many people live out in the sticks. There's no where in the city to live)...
