There appears to be some confusion on the construction progress because the photos being posted may not be in chronological order, or at least recent to the date of the post. Sometimes the side has an elevator shaft but at others not always.

It'll be Jin Mao. The view from SWFC is partially blocked by Jin Mao. You won't see IFC like that from SWFC.

So it seems like Jin Mao is has still offers a better unblocked view of the bund? Never been up to the SWFC observation deck...............

No, Jinmao's view is blocked by IFC, so Oriental pearl tv tower is still the best choice to see the the Puxi side. Other choice is IFC's roof bar .

I dont think its from Jinmao, because you can not really see Taiping building on that angle from Jinmao.

Setting new standards

By introducing the brands of International Commerce Centre (ICC) and International Finance Centre (ifc) to Shanghai, Sun Hung Kai Properties (SHKP) is once again raising the bar for commercial property in China’s business capital

Huaihai Road is one of Shanghai’s most famous thoroughfares: cutting across the French Concession, it is a symbol of both the city’s rich past and its vibrant future. This central location is getting a new focal point in the form of the Shanghai International Commerce Centre (Shanghai ICC) – a major development by Hong Kong developer Sun Hung Kai Properties (SHKP), that will include premium Grade-A office space, prestigious retail space, as well as luxurious apartments.

Currently under construction, the Shanghai ICC will become a landmark in the Puxi commercial district by setting a new standard for commercial property in Shanghai, and it will complement another SHKP property located in the city’s financial district, the Shanghai International Finance Centre (Shanghai ifc). Upon opening earlier this year, the Shanghai ifc was already a success – HSBC for example, chose the property as the site of its China headquarters. With such high quality tenants on board, SHKP is rapidly becoming the landlord of choice for corporates that refuse to compromise on the quality of their offices.

A new level of quality

“The problem for multinationals is that there are not many office buildings in Shanghai that can be truly considered as Premium Grade-A standard,” said Rick Man, leasing director, commercial leasing department, SHKP China. This means that many international companies doing business in Shanghai have to rent offices that do not meet all of their criteria. “Once the Shanghai ICC is completed however, tenants looking to rent in Puxi will be able to choose a building of the highest international standards.”

And it is not hard to see what makes the Shanghai ICC’s two towers of office space so attractive. One key feature is the clear ceiling height, which is three metres on standard floors and four metres on trading floors, providing tenants with a spacious environment to work in. The building will also feature a specially designed elevated approach driveway, which will place the main entrance on the second floor. This not only makes the lobby a peaceful oasis above the traffic of Huaihai Road, the driveway also provides easy car access to the building.

Another key feature of the Shanghai ICC is its green credentials, since the project is one of the first buildings in Shanghai to receive Gold pre-certification under the Leadership in Energy and Environmental Design (LEED) Programme. The certification was given in recognition of the project’s emphasis on environmental preservation and eco-friendly design. The Shanghai ICC is therefore one of a select number of buildings in China to be granted such a high-level certificate. In fact, one of the other buildings that meets these tough criteria is the Shanghai ifc.

Space in the Shanghai ICC is already pre-leasing, and prospective tenants like what they see, said Man. “More foreign companies are coming to do business in China, and they bring international standards. Our experience of developing and managing high-end properties in Hong Kong means that we know exactly what they want,” he said. And when Chinese companies come to look at the Shanghai ICC, they find a building of such quality that their expectations are pushed upwards.

While the Shanghai ifc’s location in Lujiazui makes it a natural fit for financial companies, the Shanghai ICC’s location in downtown Puxi gives it a broader client-base. “The market for the Shanghai ICC is very large,” said Man. “It includes companies involved in finance, professional services, consumer products, F&B etc.”

More than just an office

The impact that the Shanghai ICC will have on Shanghai’s city centre will not be limited to provision of top-quality office space. There will be a shopping mall designed by world-famous designer, Benoy. The mall, known as “International apm”, will feature a broad selection of international brands, put together in order to attract the city’s most sophisticated shoppers. It will also include a state-of-the-art IMAX cinema, al fresco dining options, a high-end supermarket, as well as a wide range of entertainment options.

International apm has already won a prestigious Cityscape Asia award for the Best Commercial / Retail Development. The award acknowledges strong architectural design, outstanding planning concepts and sustainable development ideas.

The final part of the development is a tower of luxury apartments, “The Shanghai ICC Residence”. SHKP will make use of its long experience of developing opulent residential projects to erect a tower of unsurpassed quality, fit for the most discerning tenants.

All parts of the Shanghai ICC will be easily accessible due to its central location. Car journeys to Pudong are made convenient by the close proximity of three tunnels that cross the river, while the nearby highways give easy access to all parts of Puxi. And when it comes to public transport, the Shanghai ICC stands out as the only development in Shanghai to sit above three subway lines – South Shanxi Road Metro Station is connected to Line 1, Line 10, and Line 12.

The SHKP philosophy

The Shanghai ICC building is only one part of SHKP’s offering. “Other developers might try to copy the designs of our projects, but they cannot compete with our level of service and our corporate philosophy,” said Man.

Good property management for example, is essential for achieving tenant satisfaction, but in Shanghai it is a skill that many developers have yet to master. SHKP however, has decades of experience of keeping buildings in good condition. Its property management subsidiary is one of Hong Kong’s most highly respected property managers. Both the Shanghai ICC and the Shanghai ifc are run by experienced managers from Hong Kong.

Maintaining tenant relationships is a long-term process: “We have regular meetings, both formal and casual, with our tenants,” said Man. “We always looking for ways to make the service better for our clients.”

This emphasis on providing quality is fundamental to how SHKP does business in China. Rather than expanding in a hasty manner, the company focuses on building premium properties in the best locations. SHKP’s steady expansion in Shanghai, with the Shanghai ICC and Shanghai ifc, is evidence for this. But it also applies to the company’s developments in other cities – there are ICCs currently under development in Suzhou, Nanjing and Chengdu. Each of these projects will become significant landmarks in these emerging economic centres. And as tenants start looking at these properties as places to locate their businesses, they will find the same level of quality in second-tier cities, as they would if they were looking at a SHKP development in a global financial centre such as Hong Kong or Shanghai.
