This is just being put on the market. It has find a buyer first then planning stages a raising the funds b4 it can go up.

This would have no effect with the other projects. Brookfield MW will be built b4 this & we all know that's going to take time.

Hell yeah! 2.5 million square feet? Shit 50 HY should be just as spectacular! Tall not fat make it happen at both sites please.

Question.

Since the Rosenthals are selling their part, how would that effect Sherwood's planned supertall if they decide not to sell?

Would they have enough to build a supertall on this 447 10th ave. lot??

Update

They definitely should. The site together with Sherwood and Rosenthal has a total of 2.5 m sq ft with 400 k sq ft for residential.

According to the article, Rosenthals half will have 1.5 m sf w/ 200 k sf for residential, so that leaves Sherwoods half to have 1 m sq ft w/ 200 k sf for residential for development.

Am I understanding this right??

yea but now Rosenthal is selling their half of that parcel with an expected asking of $200m if I'm understanding this correctly. Before this news, both Sherwood and Rosenthal are partners with 447 10th Ave.

if Sherwood decides to sell their portion to the same buyer of Rosenthals... I think it will be exactly what the potential of 447 Tenth is now. lol.

Except to buy out Sherwood and combine it would cost that buyer another $200 m since Rosenthal would be expected to sell at that price.

That price of somewhere in the neighborhood of $400 m would be pretty steep to assemble back to what the proposed 447 10th Ave, currently is.

The good new if a buyer wants to buy Sherwood's half and spend a pretty penny, then you know they will have intentions building that assemblage to its fullest potential.
