Orlando World Trade Towers: Coming Soon

It was announced the the OWTT would be build. Skyrise Development states in their project profile that they will beging pouring the foundation and in start full construction by the end of 2007. Good medium sized project. Looks to be about 25 stories. Any official height on it?

these guys started with the twin condo project, now, they are switching their plans to go office b/c of the market.I won't hold my breath-- not to be a pessimist; but until I see a permit issued and construction equiptment on site, I won't give it a second thought. Now, 25 story tower is probably a 300' + bldg. which is good height for Uptown, where it's going. The 400+ ft. Verde twins are slated to go 2 blocks from there on Orange Ave. Those are less likely to be built but are farther along in the process... |

well, what I meant is that it's a twin 35 story apt. project which requires financing up front w/o condo deposits... meaning the co. behind it has to have deep pockets, etc., translation: those type of projects don't come around that often compared to 25 story office proposals... yadee, yadee, yadah...

This is going up close to Verde, but it isn't the same project, right?
I'm trying to picture where 68 S Ivanhoe is. I drive by the place everyday... are they tearing down any buildings nearby to make way for this? |

okay... the Sheraton... it's the lot due east of it that has the 3 story bldg. on it. sandwiched between Orange and Ivanhoe and Magnolia on ramp.

That whole uptown cluster is poised, IMO, for great things. The old Travelers Insurance Tower and the Sheraton have stood far too long by themselves. 801 was a great addition at the street level, and Verde will be a nice skyline addition. I don't however (chooses words carefully) believe that the final designed building that ends up on this lot will look anything like what we are seeing now. In fact I have seen drawings and photos that prove this. If I had to specualte as to where I saw this whole downtown thing going I would be inclined to think that Hwy. 50 will be the dividing line between the business oriented downtown and the more mixed use/heavy resedential uptown. As previously stated (not to derail the topic) our leaders do not express behind closed doors much of a desire to build across I-4. Uptown already has the proper zoning to accomodate such facilities. A developer, with the correct amount of cash, could easily scoop up and assemble themselves quite a territory for the next 'boom'. This proximity to the downtown core is perfect for lets say, Novare. This project is coming back according to Orlando Business Journal as a single 30 story building instead of twin buildings.

Never saw this coming. Seems legit. At 30 stories it could, perhaps should vie for a new tallest. Swallows up a blighted parcel too.

![]() I posted something on May 6 about these, and wala they came about. I have a haunch for certain things downtown. Living in Orlando for 21 years, all I know is a city of development. I just have a gut for these things. Anyhow I did a post in the development about these I guess I will copy it here. I posted about the height possibly being the new tallest or not. Here's my take : Looking at the old Metroplan for these buildings, they were suppose to be two 29 story and 362 ft tall with 469,969 sq ft. (combined). So if were talking about 1 single 30 story building with 450,000 sq ft to 500,00 sq ft. This either might be a new tallest or very well close to it. SunTrust Orlando is 441 ft with 654,678 sq ft of space. and only 35 stories. World Trade Building(s) Old World Trade Center - Two 29 story 362 ft tall 469,969 Sq ft.buildings. New World Trade Center - 30 stories (height unknown) 450,000 - 500,000 sq ft.building. Comparable Buildings SunTrust Orlando - 35 Stories 441 ft. 654,678 sq ft Park Tower Tampa - 36 Stories 460 ft. Rivergate Tower Tampa - 31 Stories 454 ft. 515,965 sq ft 110 Tower Ft. Lauderdale - 30 Stories 410 ft. <------ My guess! ![]() Sabadell Financial Center Miami - 31 Stories 430 ft. Courthouse Center Miami - 30 Stories 405 ft. I looked throw a cycle of buildings in Florida and this one gives me an idea of the height we can expect with the new World Trade Center. Again nobody knows how they are going to build it. Whether it be slim or wide we can expect to see between 375ft to 430 ft. (My honest guess) I could be wrong though.

Appreciate the legwork there, Dude. In any case, I'd be very surprised if a 30-story office tower wasn't considerably taller than 400. And these days, especially with the LEED certifications, 15' per floor (or higher) is pretty much the norm.

Call me crazy, but I think how you pitch a project, as far as location, proximity to other business locations, etc can gain tenants just as importantly as the financial part. I honestly would say it's all inter-connected. I think with Rida Development, sky House and other various development in and around Orlando, the potential and demand is certainly there. Oh also a note. we don't know how wide or slim the building will be. If I know that lot well I'd imagine the building will be a slim figured one causing the height to rise well above 375 but just for reasons of uncertainly in the article. Hopefully more information comes about soon. what do you think is the reasons for the resurrection of this projecT?

May be wishful thinking on my part but I don't see why you'd go to the trouble of reviving a long dormant project if you weren't fairly optimistic about its prospects.
Also, it's a hop and a skip from both SunRail and Creative Village. |

I honestly think its much more to be unfolded. I have to agree with you. I think the optimism here is valued high, esp in this economy. There has to be something that just want reported yet. Like Shy House, this came out of nowhere.
