Sugarbowl_fairy,

That was quite a write-up. I marvel at the foresight of the planners. I admit those are still plans and hopefully they come into fruition if all things go well for our economy. I understand the development of the eastern part of the city as a future business district is one of the dreams of our mayor. He mentioned that in his SOCA. However, those are long range plans.

Maybe, let's discuss those that are in the tangible planning stage, meaning, an estimated start date and completion date? That way, we can have a specific focus. Those projects that are plans (and i believe they are noble) but are contingent on future occurrences may confuse the reader.

well, thank you. i also feel blessed that i discovered the site so that i can tackle things about the progress of bacolod city. Maybe the others were very optimistic of the progressing bacolod thats why they sounds tikalon or lier to others. thats part of the regionalism attitude nating mga pinoy. kung minsan, ang progress ng ibang lugar ay parang hindrance na sa iba. but its not. good thing PGMA have come up a good plan and a good start sa iya nga mga SUPER REGIONS kay at least mas madasig ang progreso sang kada lugar. at first i was very hesitant to believe of her mega dreams, but i come to realise nga its much better if we go one on hand with our president. she may not be the best at all, coz i believe marcos is, but at least PGMA is making some progress in this country especially in the poorer regions like WV. this time, lets just be ready for the harvest na lang. who knows, BC and N.O will become one of the most progressive areas in ASEAN Regions. Factually, being the main Ethanol Corridor in the region, we are very blessed. i read a post earlier in this thread that there seem to be another crisis synonymous to what happened in the late 70's and early 80's in Negros when the economic boom of the province caused a regional turmoil. i believe, with proper governance and good leaders, hindi na mangyayari yun. we filipinos are getting madiskarte na in choosing our leaders and unlike before na kung sino ang sikat. maybe in time, the younger generations will create a good out of our traumatic ppolitical experiences. o di ba ang taray? hehehe btw, another ethanol plant in negros will soon be on the rise. construction date starts around july 2008. and will be finished in 18-24 months. it will produce roughly around 120,000 liters of ethanol fuel per day and cost of construction is roughly 1.2 Billion Pesos. I heard it is somewhere in the south. I nedd to verify the location.

Thank you for the reminder. I belive in your stand also. Lets get to focus on the real developments of bacolod and not basing on drafts alone. But i guess, the araneta plans is now on its 3rd phase na. Implementing na lang. Coz ive been hearing that rumors since i was a little kid pa. I live near BMMC and i grew up with hopes na someday, makikita ko na yung progress dito sa area namin. Hindi pa siguro mabigyan ng pansin ng mga Aranetas yung project nila dito kasi may itinatayo pa silang Manhattan Garden City sa Cubao. They plan to mimic the New York Manhattan sa states and kaka simula lang nung project nila. so i guess, after the government center will be operational, magtatayo na sila ng mga developments nila dun. and one thing, until now, they are still clearing off the molasses (residues in making sugar) from the old sugar factory. and i heard, they did had quiet a time in clearing it off kasi tons and tons na ung mga residues na yun. isa pa, they are starting to clear off the area. yung area syan sa lopez jaena na mga squatters, i heard malapit na silang i demolish but of the exact date, i dont know. and yung area sa loob ng sugar central, was all clear. May draft na nga to make an extension road from galo st., via BMMC road going through the new government center. so meaning, madadaanan ung mansion ng mga araneta sa loob. which they are planning to make it a museum or a pension haus i think. They already made it into a pension haus before but tumutol yata si mar roxas so balik nalang into a mansion again. hehehe yung mga bahay-kubo-like establishments na makikita nyo dyan sa harap ng bacolod city cemetery like the road garden comedy bar, isa na yan sa mga patunay na on-going na yung plans ng mga araneta. it will be the future site of farmers market. and at the back leading to the old sugar mill, syan naman itatayo ang Araneta Coliseum Visayas. and the mall somewhere in front of the new government center. on going stage na ngayon yung planning nila to build a strip at the front of the New Government Center para doon sa mga interesadong tumayo ng negosyo nila doon. but its just a former para dun sa huge project talaga. I bet, in 2 years time after the government center is operational. Also, next year, may biyahe na rin from mansilingan and alijis to SM via Circumferential Road and VV. Mga indications na yun na that area is ready for a Big Development. One thing, on going na yung rehabilitation ng C-Road dyan from bangga cory asta Lopues East. Kay gin request na ina ka mga investors sa city government kay law-ay man na nga patindog da sila sang mga businesses nila and yet, poor quality and road ta there. and also, ma re routing siguro ang city government para sa mga cargo trucks nga naga labay dira. i dont know lang kund diin pa agyon. mga indications na guid na. Look bala, Next year, naga sinundanay na lang na da ang mga buildings. Pero maiba ko lang, nice guid ya gle ang architectural quality sang new gov center ya noh? and to make it more classique, may lagoon man daw and front sini and a fountain? looks like a new Architectural Marvel. yep, its NBSA in the national and international abbreviation. but i made it look iba lang. Ngayon nga, im calling it New BaSIAwhich i derived from my favourite bossa nova/ jazz singer BASIA.

comment ko lang sa mga forumers nga naga sagi hikay sa size ka SM bacolod and why the owners dubbed it as the "Mall of Asia in the Visayas". ALthough, sa lahat yata ng SM sa pinas (I credit myself for having been to almost SM Malls in the PI except SM CDO) yung SM sa bacolod is by far one of the smallest "City dubbed SM Malls" (may SM lang kasi at may SM City). It was planned that way, wala ta may mahimo nga maliit lang yun. At least, may ara na... diba? and to others nga saying "why dubbing it mall of asia in bacolod, eh, kagamay man lang na, almost 1/6th sang original mall of asia?". Let me tell you, ang design ka Mall of Asia and SM City Bacolod is medyo similar. Indi man Multi-Level ang MOA like in Baolod kaso mas Lapad guid sya ya. Tapos ang design features nila daw amo amo lang guid. daw guin pagamay lang guid tuod mga MOA. Wala lang galing main Building. Bale North and South Wings lang. Tapos ang mga glass features lang sang MOA ang isa pa guid ka mimicry ka bacolod. Sa tanan nga SM Malls, daw sa Bacolod lang and MOA Prominent ang Glass features. Ang Baguio ya Open Air ang the Block (New facade of SM CIty north Edsa -- 1st SM Supermall) ya Box of Glass and Concrete ang tawag sa manila. MOA has 3 Buildings. May main Mall upon which, dira mo makita ang mga high class boutiques nila like La Coste, Gianfranco Fierre, Armani Exchange, Versace and the likes, daw wala ko lang nakita ang Louis Vuitton and Christian Dior (hay, mga 1000 lang guro ka pinoy ang maka afford sang mga brand nga ina). Sa main mall mo man makita ang Olympic Size skating rink nila. As in dako dako guid ya. di pa snow snow effect pa na sila every hour. nami guid skate didto compare mo sa mega mall and sa south mall. sa U/G Floor, makita mo naman ang lapad lapad nga food court sorrounding the Skating rink below, as in nami nami ang ambiance. then mga Local and Internationa Boutiques na naman. Sa likod sang ila nga main building, makita mo na da ang ila nga MovieTime. Daw 12 bala kabilog ang ila nga theaters mo. Pinakabarato nga movie ticket as far as im concerned sang pag tan-aw ko is 250 pesos. Interconnected na sya sa North and South wing pero indi bridge like here sa bacolod. dra mo man makita sa likod ang ila nga Music Hall nga lapad man. Pwede ka na ka concert dira. Makita mo man da ang Aruba Bar nga tambayan sang mga Nocturnal Manileneos. Mga Fine Dining Shops and Cafe's like the Coffee Bean and Tea Leaf and the "Gapangan Restaurant" overlooking the scenic Manila Bay. May mga watchtowers man da sa likod both in north and south wings nga maka smoking ka and sipping your coffee or kissing your papi. Basta Romantic. Ara na da dayon ang ila nga Bayveiw Park nga damo lovers in MOA ga tambay. Sa South Wing nila or Building B, dra mo na da makita ang Al Fresco Strip Nila kag department Store. Mga world Class Coffee Shop and Restos na sa ground level kag mga beauty salons na sa U/G Floor. Sa North Wing naman ya or Building B, may Fiesta Strip naman dira na da ya ang The Best nga mga restaurants naman kag ang ila nga grocery i think. Dutay lang na da coffee shop pero once in a while may mini carnival na da sila sa ground level. Sa U/G Floor naman, mga Computer and Celfone shops na da. Dra ka makakita best gadgets. sa Northwing mo man makita ang IMAX Theater nila. Nami nami guid sa sulod. bawal ang cameras and videocams. hehehe sosyal. Nagtan-aw ako superman 3D, ang ticket guin hatag lang sa akon ka boss ko but as far as im concerned, not less than 500 ang price sang pinakabarato. sa gwa sang mall, makita mo naman ang North and South Wing Terminals nila. then and MOA Cybercity. basta enough na of my amazement. the best pa rin sa akin yung Greenbelt sa makati. Not big enough but very cozy and ang mga papa-sights... HALA BIRA!

That extension of Galo St to the circumferential road will be interesting. I heard that talk previously.

The mall or commercial area in front of the government center will most likely happen after the government center becomes operational.

And yes, repairs on the circumferential road around the Lopue's East area has started. Ano na man, ang intersection gid sang Burgos St and Circumferential ang gin block off kag gin buhuan sang tractor ang dalan. So expect traffic that area.

It's good to know that aside from short and medium development plans may mga long terms plans ang syiudad sang Bacolod.That's why sometimes without our knowledge projects are just popping out everywhere.
With Ethanol plants have started to crowd the province within this year and so far one of them will start producing next year,how would the transportation of the Ethanol is being arranged and who are buyers?Will it be sold locally or for export?

I have a friend from the City Engineering who have told me about the draft. Ill just ask him if he could provide me one or even a picture of it. But till now, question pa rin if the Araneta would grant the right of way to the city to Finance the construction or will they be the one to finance the construction of the road. On the other side, sad pa rin ako regarding the flyover na i thought would start construction na sang 1st quarter pa this year, that means, dapat between january to march 2007 nag start na ina ang constuction. pero sige lang, amo guid na kis-a, damo pa huskos-burikos. hehehe

Being the 1st producer of ethanol in the province, the san carlos bioethanol project in san carlos city. Most probably, the transportation is through land cargo and roro. The viable and foremost consumers would be the local sector. Like in Argentina, they depend mostly from their own ethanol produce. The excess produce could either be converted into other forms of energy like electricity, etc. Major consumer for the oil in SCBP is petron corporation, whom i heard will buy 80 percent of the daily produce.

That is inevitable. its is vital in its construction kasi limited ang land area ng robinsons in iloilo. in bacolod, although mas maliit, around 55k sq m.floor area and 15 Has. total land area (pati na sa likod ka rob nga wala pa ma develop), pero take for consideration, we had it since 1997 pa so meaning they did not anticipate the successful turn-out as compared to their anticipation towards the robinsons iloilo. In comparison to bacolod and iloilo, bacolod has a small margin of the middle class family while Iloilo has a high margin of the middle class families which fyi, middle class families contributes to the higest consumer turnouts being vital to the economy of the city. kung ang city damo middle class, it means damo consumers, damo work. while kung gamay ang middle class margins gamay consumers and diutay ubra. in bacolod high class margins is 15% middle class is 35% and mga pigado 50% ehile in iloilo high class 22% Middle class 45% and pigado 30-33% so kung i compare mo sa statistics, mas damo consumers ang iloilo. during this time, iloilo has a total of over 300k population compared to bacolods 350K. but another thing is, 4 Iloilo cities can fit inside one bacolod city and still halog pa. So mas damo gyapon tawo sa iloilo not basing on numbers, basing on person per square kilometers nalang. i think sa bacolod mga 50 - 70 per square kilometer anad sa iloilo ya 200 - 280 per square kilometer. wala pa ni labot ang mga tupad banwa ka iloilo like leganes, sta barbara, etc. etc. nga kun sa bacolod daw nagkadto ka lang from downtown to sum-ag lang asta. So damo guid to sila ya tawo... so ang expectatios should also be higher thats why ang rob iloilo kag SM City nila Huge man.... back to topic -->> and iloilo started the mall mania only in 1999. Gaisano City Iloilo around 1998 and SM City around 1999. im starting to sound regionalistic here but im not, i just wanted to clear things up so that matapos na ang ila diskusyunanay about the rob thing. I think, robinsons bacolod is the 2nd robinsons mall outside MM after cebu, but cebu's Rob is quite smaller and not fit to be called a mall, its just like a department store etc., Factually, Rob bacolod is the Suicidal Decision of the RLC way back in 1995-1996 because, they are going to construct a mall, gigantic in size in a very modular city scale with a population of merely 350,000 and in a lowbeat economy. But they proved themselves wrong, because when RPB opened in July 1997, the turnout is very well and the reaction of the consumers is quite high. 100% occupancy rate from 1997-2007. The Fact that SM City Bacolod have already set afoot in The City of Smiles way back in 1992 when they bought the 18 hectare property on the reclamation area. The Original plan was to build an SM Department store like the one in Delgado and eventually Upsize it to a megamall type. But political turmoils in the city led the Sy's hesitant on their plan to construct an SM in bacolod which apparently in 2005, they were convinced by the Leonardia Administration to reconsider their original plans to put up a mall in bacolod. Originally, the reclaimed area where the Sy's had bought is planned for a recreational strip because supposedly, the Original SM mall draft will be erected somewhere in the East side of the city proper. But due to some reasons, they were not able to negotiate with the owner of the land for the 22 has it has offered them. If that negotiation has been successful, The Mall of Asia in Bacolod would probably be a little smaller than the original Mall of Asia in Manila, meaning, a huge gigantic SM City Bacolod. But because of the unprecedented things, the new SM City draft was relocated to the reclamation area, which is still inadequate to meet the standards to build a megastructure in a reclaimed area. The Original New SM City should be a 5-Storey 155,000 sq. K in area, half of that in SM Mall of asia and Probably the Biggest outside of MM. But because of sub-standard site, they revised the plan into a single level complex draft which although small in size but aesthetic in value. MOA in Bacolod is probably the Third in Complexity of Design and Aesthetics after MOA and SM City Baguio. Other SM Malls just looks like a box of Building filled with stores in it. Presently, SM City Bacolod occupied a total of 4Has of land including the Parking Space. The SM owned Bacolod City International Convention Center (BICC) will be located at the North Side of the Property, the one where the Junkshop is located somewhere in Mambuloc Area. The SM owned mix-use project will begun construction late next year or early 2009. The barges at the back of the SM City Property leading to Bacolod Bay will be stripped off and will be converted into a baywalk while the access roads will be interconected to Talisay and Silay in the North and Bago and Pulupandan in the South to complete the Proposed Coastal Road. The Mix-Use property will include 2-Storey-Building C and Building D of SM City Bacolod with Terraces and three Interconnection Bridges which will connect building A with Building C; Building B with Building D and Building C with Building D. On the South Side of the 18 Has. Property will rise the multi-level condominium units and Offices and the New SM IT Park to be leased by BPO companies worldwide. Meanwhile, after the new government center will be fully operational, another gigantic project will be in the Offing. This will be the conversion of the Old Sugar Central or the BMMC Compound (Approxilately 80 - 100Has) into the Araneta Center Visayas. They plan to construct a cubao like district in bacolod. Planning to build the Araneta Coliseum Visayas and its either Gateway Mall or another new mall. They also plans to replicate the success of the cubao area in a more distinct way, wider access roads, Underground Pass and a park. This has been years in the making. no wonder, the government center was relocated there because the New Bacolod Business District will be located on the East Side of the City. The Circumferential Road is on its way of becoming and 8-laner National Road and constuction is on its way. The Gonzagas are also planning of converting up their land beside the New Government Center into a Mix-Use Property. Lopue's East Center is now eyeing for an expansion and a Multi-Level Carpark. The Gaisano Chain is also planning of putting up its third department store in the Offing on the property at the back of Caltex starmart. While Ayala Property is still struggling to acquire a 30 Ha. Land fron the Aranetas (owner of the BMMC). On the lighter side, Gerry's grill had entered bacolod and in the next few months, we might be shocked in the entry of Starbucks and Seattles best. I just hope they wouldnt have the same fate as Coffee Beanery (sala man to b ang location sang coffee beanery thats why naputo sila.) I also heard that Seven-11 will open up its first branch here in WV along Lacson St., I dont know where but hopefully. I really love 7-11. pang-masa guid ya. BTW, the farmers market (of the araneta group) might be on his way to reality after long debate, this could be the signal of the araneta center... and an access road from sharina heights going to burgos st., via araneta compound is long due its proposal. I hope the city government should act on this. Another thing, I do want to retain Bacolod City Airport, but if retaining it could mean the hindrance from constructing high rise buildings in our city, then we should consider selling it or make the old bacolod city airport an Economic Zone. and guys have you recently saw the new on going project of intersection sa Jollibee Lasalle nayon? its nice ung setting... just like a traffic intersection in San Lazaro, Manila....
