The real estate firm behind the SouthGate Tower project has provided a glimpse of what could be the newest addition to Tampa's waterfront skyline.

Trammell Crow Co. plans to break ground on SouthGate Tower, a 20-story office building with a 1,200-car parking garage, early next year. It is expected to be completed by early 2015, and the adjacent 350-room upscale hotel is expected to be finished by 2016.

The project, once seemingly doomed by the economic downturn, is expected to rise near the Tampa Bay Times Forum off the Lee Roy Selmon Expressway. SouthGate is designed to reduce solar exposure and will feature energy-efficient lighting and water-conserving fixtures.

It will be downtown Tampa's first new office tower in 20 years.

Because it will be close to the nightlife and business amenities of downtown Tampa, Bob Abberger, managing director of Trammell Crow Co., said the tower is a prime example of the "work, live, play" concept.

"It's the right product for downtown," he said. "It is where corporate America wants to be."

While there are no committed tenants yet, Abberger said the company is in negotiations with several possible tenants and has been fielding calls from many interested parties.

By the time SouthGate Tower is completed and ready, Abberger said, law firms, banking firms and other service industries that could use the large spaces will be in the right place financially to sign a lease.

My guess is if DT Tampa was really an example of the kind of urban location desired by "corporate America", then this wouldn't be the first serious proposal for a new DT office tower in a generation.

I took it not as DT Tampa is where corporate America wants to be, but a DT in general. As opposed to suburban office parks.

I'm still doubtful about this. That whole article was written in "IF". "Could be" doesn't mean "will be." Close to the nightlife? Really? Waterfront? Really?

I don't know why just about every project that is announced has a garage incorporated on the site which takes up such a large footprint? Why this city does not require developers to build up instead of out is beyond me. What a waste of space and interaction each time one of these garages get built.

This is unacceptable until there is, at the very least, retail in the garage. And why is the "shopping" along the north part of the building only accessible from inside? Who do they think is leasing that?!

I hear ya. If it was built more like Skypoint with the parking built in, it would be more like 25 -30 stories and could have some kind of retail on the first floor.

This project has always given a strong whiff of being done on the cheap. My guess is the brokers representing potential tenants can pick up the same scent even better than we can.

Trammell Crow has developed mostly suburban office parks. I believe their most recent large project was the former Capital One campus in Town and Country area of the Veterans Expressway. Large floor plans are not suppose to be in downtown unless you incorporate the entire site for a massive multi-use building which would be more appropriate (IMHO).

From the site plan and floor plans it looks like the ground floor of the office building will have outside entrances (at least the two 5,000sqft spaces) along Brorien or the entrance drive (depending on the space). Probably gunning for a bank to occupy the space fronting Brorien.

At least it fills a really desolate area of town with a decent looking building. Nice to have another hotel in that area of town too.

It would have been sweet if they combined the two for mixed use office/hotel. God forbid we get another 40+ tower.

Can anyone tell me exactly what is happening with parking for this? I was under the assumption I would be able to say goodbye to two-story tall Whiting Garage with this project. But finally looking over site plans Southgate, it looks like it will stay which is ridiculous. The city should sell the land and see if Collier picks it up. Tear down the garage and down the line add a apartment or condo tower and retail.
