Bumping this since it hasn't been touched in a long time.

Circa (formerly Alexan) is complete and filling in nicely, and the old Vitamilk dairy site should finally be starting up again next year with a PCC as its grocery store tenant (was originally set to be a Metropolitan Market).

Green Lake Village to start next spring

Lorig Associates has released this rendering of Green Lake Village. Construction of the stalled project at the corner of Woodlawn Avenue Northeast and Northeast 71st Street is scheduled to start next spring and be completed in late 2013.

65ft buildings will be allowed across the street from Roosevelt high. Although I can already hear the neighborhood whining, I'd still say a good compromise between what Sisley was originally shooting for vs what the neighborhood wanted... Actually, come to think of it, I know a number of people called it this way...

A small victory, but really, high-rises should be allowed around what is basically a subway station... So this still feels like a loss.

199 apartments. Looks to be taking out the indonesian place, the thai place thats gone by about 15 different names since I last lived there, and the massage place, as well as a few single family houses.

Next stop after this one is the buildings that house Bengal tiger, the old eastern medicine school, and the house/apartment on the corner of 65th and Roosevelt.

Apartment project for Roosevelt

Next summer Lake Union Partners Seattle expects to start building a 199-unit apartment complex in a recently rezoned area in the Roosevelt neighborhood of Seattle.

The two-building project will be near the northwest corner of Northeast 65th Street and Roosevelt Way Northeast.

Weinstein A|U Architects + Urban Designers is the architect for the complex, which is expected to cost about $22 million to build.

Coughlin Porter Lundeen is the civil and structural engineer, and Karen Kiest|Landscape Architects is also on the team.

The North Link light-rail line will have a station in Roosevelt that is slated to open in 2020. Lake Union Partners joins other developers with apartments either planned or under construction in the neighborhood. The others include Harbor Urban, Roosevelt Development Group, and a joint venture of Resmark Apartment Living and Intracorp.

The city rezoned much of the area in January after much debate, adding density around the planned station.

Lake Union Partners Principal Patrick Foley said his firm intends to move quickly.

“That's a great micro-market that doesn't have much supply,” he said. “There really hasn't been that much built in that neighborhood in a long time.”

Foley said he expects to draw renters from the University of Washington about 1.5 miles south, and people who want to live near the rail station. The station site and a Whole Foods Market are within a block.

The developer's proposal calls for two buildings over a sub-grade parking structure with a courtyard atop the parking.

Apartments will be studios, open one bedrooms, one bedrooms and two bedrooms ranging from 550 to nearly 900 square feet, each with floor-to-ceiling windows.

Some of the two-bedroom units will be townhomes facing the courtyard, with private yards.

Each building will have a rooftop terrace. One exercise facility will serve the complex.

There will be .7 parking spaces for each apartment and about 3,000 square feet of retail on Northeast 65th.

Foley said the complex will have high quality storefronts and landscaping to attract the type of retail that people in the neighborhood want.

While zoning allows construction to 85 feet, Foley said the project is proposed to be 65 feet tall.

The Seattle-based developer has investors in the project, but Foley said they don't want to be named.

The light rail station's opening date works out well for Lake Union Partners, whose investment strategy is to hold projects for seven to 10 years, Foley said. The company was formed in early 2009.

Too bad that they're not building out to the full height limits, but I guess that's just because the land values aren't going to go up enough to make 85-foot construction widely cost-effective until we get closer to the actual opening of the light rail station.

Probably right. That's the decision the project at 47th and 12th (underway) made too. If allowed by height limits, you can build five levels of woodframe in Seattle. It can go to 85' exactly (to be within fire ladder height) but five levels of housing equals about 50', so you'd need a 35' concrete base, and that means a lot of cost that can be hard to justify. In a 125' zone it's an easy decision to go 12 floors* vs. 6, but it's questionable in 85'. (* With 125', we might get 12 plus the bottom level has a loft where both levels have extremely low ceilings except the open area, and the other 11 levels are also a few inches tighter than normal...)

In my ideal world the former Seattle Institute of Oriental Medicine building would get replaced first (Its hideous looking) and I always assumed several of the lots involved in this project would be joined to that site for a new building. What's left to redevelop looks fairly small at the corner and I hope this hasn't made that less feasible.
