The age of cheap loans has well and truly dawned. Germany in particular is witnessing a building boom with Berlin at the epicentre. Experts predict an ongoing real estate boom, with some already warning about a bubble.

Dresden Takes Berlin’s Spot as Hot German Property Market

Real estate junkies looking for what’s hot in Germany are increasingly eyeing a city in the east that’s become one of the main successes of reunification: Dresden.

“Munich is too expensive, Hamburg is too expensive, Berlin is getting too expensive, so investors are looking for the next best thing, and that’s Dresden,” said Ronald Fiedler, head of the Engel & Voelkers real estate agency in the city.

Dresden -- the capital of the state of Saxony located 200 kilometers (125 miles) south of Berlin -- is undergoing a real estate boom that picked up steam as German companies expanded following the global financial crisis. Prices for newly built apartments in the city have gained 47 percent in the past five years, outpacing the national average of 30 percent and Berlin’s 33 percent, according to research firm Bulwiengesa.

The city’s success is a chief reason why Germany chose it to host a meeting of Group of Seven finance ministers and central bank chiefs starting next Wednesday. Since reunification, the historic center has been stitched back together around the Church of Our Lady that was rebuilt from a pile of rubble -- left from the gutting of the city by Allied bombings at the end of World War II.

The rejuvenation has allowed Dresden to regain its prewar moniker “Florence of the Elbe,” a reference to the baroque domes and towers lining a picturesque, winding stretch of the Elbe River.

Even though you don't see much highrise construction, the scale of some projects in Berlin is massive.

Berlin's priority should really be rebuilding all the empty plots in the inner city, tearing down rancid commie blocks and generally restore the cityscape and streetscape to a friendler, modern but classic state. Stadtreperatur, as we say in German. Berlin is still in need for that. After that it can focus on building highrises/skyscrapers. Unfortunately Germans are very much anti-highrise/skyscraper though. They could, but they don't want to build them. That's the reason why apart from Frankfurt hardly any city, even the large and rich ones like Munich, Hamburg, Cologne and Stuttgart, are not building skyscraper clusters.

The towers of the 60s and 70s are hated by many, and in most cases rightfully so.
But the table's turning, as more and more exclusive residential and mixed-use highrises pop up across Germany. We're slowly getting there.

In case of Berlin, there are still so many vast brownfields even in quite central areas, which have to be densified before skyscrapers really make sense. It's the primary reason we don't see too many new towers getting built yet, though the anti-mood in the city, high costs, bureaucracy and in some cases slow administration is responsible for it as well. In the 2020s, I bet there will be several skyscraper projects in Berlin and other German metropolises like Hamburg, Munich and Rhine-Ruhr.

Wrong thread, Ludi... The Leipzig thread is that way. ---->
Seriously, that is amazing! O: I would have never believed, that was the same building. So, little wonders like that do happen, even in Berlin. God bless the owner of that building.

And WOW @that Wedding facade reconstruction. Berlin needs much more of these!
Which company shall we send the honourable SSC flowers to?

Tobias Nöfer.
I like his projects more than Patzschke, to be honest.

Beautiful projects. I liked very much that Palais Holler project (Kurfürstendamm 170), both interior and exterior. Nice touch that clock on the wall inside. Very good idea also that Markgrafenkarree, the area is getting better despite those old high-rise blocks!
