66 hawkers in limbo


THE RM2bil Penang Sentral transportation and logistics hub project has hit another snag.

This time, the Seberang Prai Municipal Council is in a dilemma of not knowing where to relocate the 66 licensed hawkers when the new temporary hawker centre makes way for a car park and an access road.

Penang Public Works, Utilities and Transportation Commit- tee chairman Lim Hock Seng said the hawkers would be “homeless” for about six months to facilitate construction of the car park and access road.

“The council had earlier agreed to surrender the piece of land, now occupied by the temporary hawker centre, some six months before issuing the certificate of fitness (CF) for the project’s phase one development.

“So, if the council fails to surrender the land in time, it would be breaching a contract. And, if it does surrender the land as per contract, where will the hawkers go?” he asked.

Lim said the hawkers used to legally run their business in the former Penang Port Commission (PPC) Complex until fire gutted the building in May 2001.

He said they were then pro-mised to be given priority to rent units in the project’s per-manent building that would be constructed under the first phase.

“The project’s first phase involved the construction of a permanent bus and taxi terminals with access to the railway station and ferry terminal, and was slated for completion by July 2011.”

Lim said the council and the project developers — Malaysian ResourcesCorp Bhd (MRCB) and Pelaburan Hartanah Bumiputra Bhd — were now trying to find an amicable solution to the problem.

He noted that the actual work on the Penang Sentral project had not begun because the planning approval for its phase one development had yet to be finalised.

So far, only a RM5mil temporary bus terminal and a temporary hawker centre had been completed, he said.

Looks like we will be stucked with old station or minor station redesign, only the big difference is that, by that time, you can see overhead lines above the rail and double tracked...

penjaja pindah ke bangunan baru Mac


BUTTERWORTH: Orang ramai akan menikmati kemudahan lebih selesa apabila Terminal Pengangkutan Sementara Penang Sentral dan Kompleks Penjaja Sementara Majlis Perbandaran Seberang Prai (MPSP), di sini mula beroperasi sepenuhnya bulan depan.

Yang Dipertua MPSP, Farizan Darus, berkata kedua-dua kemudahan itu sudah siap bagi membolehkan perkhidmatan bas dan penjaja yang kini beroperasi di tapak sementara berpindah ke bangunan baru.

"Apabila kami menyelesaikan soal penempatan penjaja di kompleks itu, semua operasi bas dan penjaja akan berpindah ke bangunan baru yang dijangka bulan depan," katanya, di sini semalam.

Bas ekspres dan henti-henti serta peniaga menjadikan kawasan berhampiran terminal feri sebagai tapak operasi sementara selepas Kompleks Suruhanjaya Pelabuhan Pulau Pinang terbakar pada Mei 2001.

Sejak lapan tahun lalu, perkhidmatan bas dan penjaja di kawasan berkenaan beroperasi dalam keadaan daif dan kemudahan asas yang tidak sempurna.

Selepas sekian lama dalam keadaan menyakitkan mata', kerajaan setuju membangunkan semula terminal baru dikenali sebagai Penang Sentral yang bakal menjadi hab lojistik dan pengangkutan bagi Wilayah Ekonomi Koridor Utara (NCER).

Bagi memberi laluan kepada projek itu, operasi bas dan peniaga perlu dipindahkan ke tapak sementara yang kini sudah siap.

SECOND Finance Minister Tan Sri Nor Mohamed Yakcop wants the RM2bil Penang Sentral transportation and logistics hub project to be expedited to create spillover economic activities to the locals.

Disappointed that the project had been delayed by a year, he ordered its developers Malaysian Resources Corp Bhd (MRCB) and Pelaburan Hartanah Bumiputra Bhd as well as the local authority to resolve any related problems as soon as possible.

“I do not think there is any major problem with the Penang Sentral project.

“But if there are problems, they must be settled in the shortest time possible,” he said after opening the Penang Malay Hawkers and Petty Traders Association’s 26th annual general meeting in Bagan Ajam, Penang, on Sunday.

Although the developers completed a RM5mil temporary bus terminal near the project site in March last year, only Rapid Penang buses have been given the privilege to use it since July.

Other local buses and interstate express buses have to continue operations from a pothole-ridden open space that has been earmarked for the Penang Sentral project.

Makeshift ticketing counters and hawkers are currently running their businesses under a flyover near the Butterworth Railway station.

Nor Mohamed said the Seberang Prai Municipal Council recently concluded talks with the hawkers concerned to have them relocated to a temporary hawker centre opposite the temporary bus terminal.

The Penang Sentral project’s first phase, which involved the construction of permanent bus and taxi terminals with access to the railway station and ferry terminal, was originally scheduled for completion by July 2011.

The former bus terminal, sited at the Penang Port Commission (PPC) Complex, could not be used after fire razed the complex in May 2001.

On Rapid Penang’s threat to possibly give away some 200 new buses to RapidKL if the state government did not help find a suitable depot for it to house the buses, Nor Mohamed said he would talk to Chief Minister Lim Guan Eng on the sidelines of the Parliament sitting this week.

He said: “I am preparing a note to discuss with the Chief Minister because Rapid Penang wants to do something good for Penang.

“I am confident he will cooperate with us as it will show if the state is willing to cooperate with the Federal Government for the benefit of Penangites.”

KEPALA BATAS: The RM4.5bil second Penang bridge project and RM2bil Penang Sentral transportation and logistics hub will proceed as planned, Datuk Seri Abdullah Ahmad Badawi said.

He said the two Federal Government projects, which incurred slight delays, would proceed even after he was no longer the Prime Minister.

“I cannot give the (exact) time when these projects will be completed but they are not abandoned.

“They are ongoing even though a little slow,” he said after launching 28 Federal Government projects in his Kepala Batas parliamentary constituency at Dewan Milenium here yesterday.

Last April, Abdullah had said that the bridge project would be delayed by nine months due to land acquisition, design and rising costs.

On March 21, the company in charge of laying the bridge’s foundation – China Harbour Engineering Company Ltd (CHEC) – said that piling work on both ends of the bridge in Batu Kawan and Batu Maung had begun.

The bridge project is scheduled for completion by May 2012 while the first phase of the Penang Sentral project is expected to be ready by July 2011.

Earlier, Abdullah hoped that the country’s next leadership would not overlook modernising rural areas in the process of urbanisation.

“We must continue to modernise the rural areas to make them attractive with necessary commercial and industrial values.

“Under my initiative, I promoted the development of agro-based industries nationwide, and I am pleased to note the successes they have recorded,” he said.

Abdullah also paid tribute to department heads, civil servants, local leaders as well as the people of Kepala Batas for playing a role in transforming the rural town into a bustling hub.

Kepala Batas is now the main government administrative hub for North Seberang Prai District.

“I hope there will be continued development in Kepala Batas when I am no longer Prime Minister,” he said.

Alway say "as planned" end up delayed again n again!!! GOD!!! I'd sick of this lies!!!!!!!!!! Johor Iskandar progressing fast now but here.. Political issue do matter..

Terminal Pengangkutan sementara Penang Sentral operasi akhir bulan


BUTTERWORTH: Terminal Pengangkutan Sementara Penang Sentral di sini, yang menempatkan operasi bas dan teksi serta peniaga akan beroperasi sepenuhnya akhir bulan ini bagi memberi laluan kepada pembinaan Penang Sentral.

Semua 31 syarikat bas ekspres dan henti-henti, teksi serta 51 peniaga yang beroperasi di tapak sementara bersebelahan terminal itu sejak lapan tahun lalu, akan berpindah masuk ke terminal berkenaan, mulai 26 Mei ini.

Rapid Penang Sendirian Berhad (RapidPenang) sudah beroperasi di terminal sementara itu sejak Julai tahun lalu.


Pengerusi Suruhanjaya Pelabuhan Pulau Pinang (PPC), Tan Cheng Liang, berkata semua syarikat bas dan teksi diberikan masa dua minggu untuk memindahkan operasi masing-masing ke terminal itu.

Katanya, Majlis Perbandaran Seberang Prai (MPSP) juga sudah mengeluarkan notis kepada peniaga di Kompleks Makanan Sementara MPSP supaya mengosongkan kawasan itu, minggu lalu.

“Selepas syarikat pengangkutan dan penjaja beroperasi di terminal sementara yang baru, tapak lama akan diserahkan kepada Pelaburan Hartanah Berhad (PHB) untuk dibangunkan Penang Sentral," katanya pada sidang media di sini, kelmarin.

Turut hadir, Timbalan Pengurus Pentadbiran Tanah dan Wilayah Utara PHB, Khairil Anuar Sadat Salleh dan Ketua Pegawai Operasi Semasa Sentral Sdn Bhd (Semasa), Roslan Datuk Shariff.

Penang Sentral yang mempunyai nilai pembangunan kasar sebanyak RM2 bilion, akan dijadikan sebagai hab pengangkutan dan logistik di Wilayah Ekonomi Koridor Utara (NCER).

Ia membabitkan pembangunan bersepadu termasuk komersial yang akan dimajukan oleh Malaysian Resources Corporation Berhad (MRCB), sekali gus mengubah landskap bandar ini.

Pembinaan terminal itu bagi menggantikan Kompleks PPC yang musnah dalam kebakaran lapan tahun lalu. Penang Sentral akan dibangunkan di kawasan seluas 12 hektar.

Operasi Terminal Pengangkutan Sementara Penang Sentral dikendalikan oleh Semasa yang menyediakan 28 petak pengangkutan awam, perhentian teksi, kaunter tiket, informasi, tandas awam dan surau.

Terminal itu juga disambungkan dengan Pangkalan Sultan Abdul Halim bagi memudahkan penumpang feri.

Sementara itu, Khairil Anuar berkata, fasa pertama Penang Sentral yang mengambil masa antara tiga hingga lima tahun membabitkan pembinaan bangunan kompleks pengangkutan, dijangka bermula tahun depan.

Sebaik fasa pertama siap, ia akan diikuti fasa kedua yang membabitkan pembangunan lanjutan dan khidmat sokongan kepada terminal utama.

I don't think Johor Iskandar is progressing any faster. All I see are renderings. I haven't seen any large scale developments (except government buildings) to date.

EXACTLY..........200 percent correct....iskandar is only damn hyped up....seriously damn slow...not even progressing actually....except for setia group projects but slow also..sorry forgot the name ..haih

MRCB’s current projects consist mainly of the development of properties in KL Sentral. It is also undertaking the development of the Penang Sentral transport and logistics hub project in Butterworth. The Penang Sentral project has an estimated gross development value of RM2 billion.

Asked on the development of Penang Sentral, Shahril said the temporary bus terminal was fully operational and MRCB was working on the final design of the transport hub.

Pembinaan Penang Sentral dimula tahun ini


PROJEK Penang Sentral bernilai kira-kira RM2 bilion di Butterworth yang bakal menjadi hab pengangkutan dan logistik bagi Wilayah Ekonomi Koridor Utara (NCER) akan dimulakan tahun ini, kata Ketua Eksekutif Malaysian Resources Corporation Bhd (MRCB) Shahril Ridza Ridzuan.

“Kami sudah selesai berbincang dengan kerajaan negeri Pulau Pinang yang mana semua perkhidmatan bas sudah dipindahkan ke terminal sementara yang kami siapkan termasuk penjaja sekitarnya.

“Tapak untuk pembinaan sudah dikosongkan dan sedang menunggu pemilik tanah, iaitu kerajaan negeri Pulau Pinang dan Kerajaan Persekutuan, menyerahkannya kepada kami bagi membolehkan kerja pembinaan dimulakan,” katanya pada sidang selepas majlis memeterai perjanjian bagi pembangunan projek 348 Sentral di KL Sentral antara MRCB dan GSB Sentral Sdn Bhd di Kuala Lumpur, semalam.


Projek Penang Sentral dibangunkan Penang Sentral Sdn Bhd, syarikat usaha sama antara MRCB yang menguasai 49 peratus kepentingan, manakala baki oleh Pelaburan Hartanah Bumiputera Bhd.

Fasa pertama projek itu termasuk pembinaan terminal bas dan teksi serta kedai peruncitan dijadualkan siap pada 2011.

Terminal yang boleh menempatkan 28 platform bas dan 46 ruang teksi yang direka untuk mengendalikan 4,500 penumpang sehari itu akan dikendalikan oleh Semasa Sentral Sdn Bhd, anak syarikat MRCB yang juga pengendali stesen KL Sentral, manakala fasa berikutnya membabitkan pembangunan berasaskan komersial.
