San Jose's Retail Vacancy Rate Lowest In Country

Sorry guys--I've been on vacation! I just flew back in to town yesterday. (And boy are my arms tired!!) I was actually going to go take a few shots tonight as I ran errands. I'll repost in a few hours!!

Axis - 8/14 Update

Axis is at the 21st floor pour. Exterior glass is up to floor 7 depending on
which side of the building you are viewing. The site really feels dense when
you are there. (Despite how I've shot the pictures... I've posted only those
that don't include the surrounding buildings... anyone want to see 'em?)
The buildings are nice and close and there are some very nice reflections
from building to building against the glass. See below... here ya go:

Tower88 - 8/14 Update

As previously mentioned several posts back, the Tower 88 crane is fully
operational again (has been for a week) and the floor pours continue. We
are up to the 20th floor today. Exterior wall facade placements continue
(I saw 3 trucks arrive today alone) and window installation is moving at a
nice pace. I can't wait to see the exterior blue panel windows go in!

360 Residences - 8/14 Update

360 has a crane! Right before I left for vacation I saw it coming in on a
truck. I'm back in town and ta-da... crane! When heading north on 87
now into downtown, we have a nice double-crane setup. One for Tower 88
and the now 360 Residences. (And more will pop-up in the next months.)

I noticed a support wall was poured along side the existing structure
fronting 1st. A few more random piles of dirt here 'n there. I didn't see
anything else myself. No new podium poles. Looks like the week was
spent mostly with site prep and getting the crane up and operational.

I still can't figure out the holes being dug will contain since this tower is a
podium. Electrical? Water pumping equipment? Elevator landing "holes"??

San Jose Downtown Association has just posted their July an August issues of their "Downtown Dimensions". One highlight of the July issue is that they are trying very quickly to make plans for improvements to the SOFA neighborhood. The 1stAct proposal seemed to get things moving in the SOFA area.

The other thing in the issue is the description of the high rise incentive that was approved by the City Council. I seemed to have missed news about this in the newspaper. The fees per unit for affordable housing in downtown high rises is half what it would be for housing in the rest of the city. All new housing units in San Jose are assessed fees for affordable housing.

The August issue says that the first draft of the plan for the Convention Center expansion should be presented near the end of September. They will be seeking comments on their plan at that time. SOFA businesses would like the Market St side to have a look an feel as the SOFA area. I think it would be a great idea to have retail and such around the perimeter instead of mostly just a wall. The convention center doesn't really seem to tie in very well with the rest of downtown and if all these high rises are built, the parking for the convention center will be very important to the SOFA area.

The newsletter does says theyre considering widening the sidewalks which would be awesome...South First doesnt need two lanes in each direction anyway. I still think they should create a pedestrian mall there but wider sidewalks will do!

They should just lift those fees altogether! It did wonders the first time they did that. And essentially construciting new housing anywhere will ease the demand on housing and reduce rents.

I really like the idea they mentioned: to make the addition look like four seperate buildings. it would really do a lot to integrate the monolith into the neighborhoods. and maybe street-level retail? what a revolutionary idea!

I didn't get good South wall shots of Tower88 the other
night (too dark at 7pm on that wall) ... so I grabbed a few
this morning before work. As you can see, they are in the
2/3 of the way up with exterior wall facade installation.
You can't see in the picture, but guys are working on several
of the mid-teen floors installing windows.

Any word on that proposed hotel by De Anza by Axis? That was proposed by Legacy?

my next topic I want to bring up,

Have you ever been to Plaza De Cesar Chavez, looked around, saw the cathedral and the museum, Knight Ridder Tower, Park Center Plaza, okay...Tech Museum? okay...Marriot in the tailbone end. OH SNAP! Empty towerless view behind the Tech. I think SJ should go for the Times Square approach with CC park. The Tech needs more display screens and outside attractions.

The planning commission will review a Planned Development Rezoning to add up to 460 units on a 2.4 acre site at 1733 N. First. I guess there is 2 small office buildings currently there. This is near the airport. They would like to build 2 towers which can be up to 150 feet.

Tower 88 - 8/17 Update

I never seem to get a nice shot from 2nd & San Fernando looking
to the East... I'm always at 3rd looking West... so here's a shot
from the other angle showing the full block of development! :-)

Been a big fan on new/existing development in San Jose, especially the downtown area. This forum is awesome. I actually read the whole forum!...so hopefully i could add some new updates on here too....! Are you guys still planning to meet up this month?....last time i heard it was postponed.
