Philippine Star Friday, August 3, 2007 New work environments with the look and feel of a dynamic university are being introduced by Ayala Land to rapidly growing industries including the business processing outsourcing segment. Picking up from successful models abroad like Silicon Valley and the Infosys Campuses in India, the premier real estate firm is building two IT campuses in the next two years. A cluster of low-rise buildings built around a central amenity like a park or a lake, this new office format “creates a conducive workplace for young employees who are more at home with the informality and less structured ambience of the university rather than the corporate appeal of the office tower,” according to Marivic Anonuevo, head of Ayala Land’s Corporate Business Group. Prospective clients seeking to expand their IT-driven businesses beyond Metro Manila are particularly keen about its proposed 30-hectare technology campus at a new 1,600 hectare community in Canlubang. Envisioned to be a regional growth center, the community was recently named Nuvali and will encompass business, retail and entertainment spaces built around a vast lake with an area of 40,000 sqms. Ayala Land will kick off the Nuvali community with the construction of an IT campus. The campus’ first building, a four-storey structure offers 10,805 sqms. of office space. Along with other key amenities of Nuvali, the BPO building to be completed in 2008 will be oriented towards the spacious lake. The four-storey edifice will offer the youthful workforce expected to work in the area with refreshing views of water and the other natural attractions of this emerging community. “This workplace will be serene and close to nature while offering the energy and dynamism of a university,” says Anonuevo. Appropriately, this IT campus was recently named the Technopod at Nuvali. For business owners, Ayala Land offers the advantage of being able to quickly construct more cost-efficient buildings as needed in its vast Technopod location. The company can also put up mini campuses dedicated for a specific client if that is desired. But prior to the Canlubang project, Ayala Land will inaugurate by the end of the year the UP North Science and Technology Park. With a long term land lease arrangement negotiated with the University of the Philippines, the 37.5 ha. Diliman project consists of 10 low-rise buildings to be built in phases. It offers high-tech companies easy access to the different research departments of the university. It will also incorporate a retail center and eventually a businessman’s hotel. The Canlubang development is likewise envisioned as a fully integrated community with retail, commercial, residential, transport and even recreational components. Ma. Carmela Ignacio, senior division manager of ALI’s Corporate Business Division, adds that BPOs generally require a high level of service from developers. Since these firms usually operate from late at night to the wee hours, they require 24/7 technical support and tight security not only within the premises but also for their employees as they arrive and leave the place. Covered, well-lit walkways linking the building to transport nodes are crucial. Moreover, employees are provided with quick access to retail and dining establishments and even sports facilities. “Its important to BPOs that their staff are able to maximize break times so they can return to the office refreshed and recharged,” notes Ignacio. Lodgings for employees also figure into the BPO equation because they hire a good number of agents from the provinces.

They have a superhighend project there (as they termed it to me). 70 hectares with 350 lots. No perimeter fences, and the sidewalks/plantings etc are 10 meters wide on each side so the main street is like 36 meters wide, and planted with big trees, the side streets are only 8 meters wide haha , poor naman.

That is definitely high-end comparing its stats alone to other developments. If say you use 50% of the land for streets,amenities, etc. that leaves 1000sq. meters on average per lot.

I'll wait till we get more details...but i hope this development is self integrated: where people can live and work within the community. from reading Ayala's marketing (above), i sure hope this is the case. Ayala is the best company to do something like this anyways.
Otherwise, its just more suburban sprawl that will continue to choke Metro Manila with traffic congestion and pollution. .

I thought Nuvali 1600 ha and this 70 ha Phase1 is Abrio ...
Abrio – 70 Has. Consist of 3 phases 383 total lots Phase 1 (launching September 29,2007) 113 lots 70 has. average lot size : 914 sqm lot range : 800 – 1,200 sqm distance from house to house : approx. 34 meters 10 meters width road 8-10 meters setback from road 5 meters setback from house What do they mean by setback? What do look for when choosing a lot? |

Yes, you are correct @geebang. Nuvali is 1,600 hectares and Abrio which is part of Nuvali is 70 hectares. Nuvali will be officially launched in September and they are accepting letter of intents from clients at this time.
Setbacks? It is the distance of a structure from the edge of the lot. Quote:

This is a joint venture between the Yulos and Ayalas. The Yulos own the 1,600 hectare land and the Ayalas will be developing it.

Whoah!!! this is a huge project. Do you guys have any idea on pricing of its residential component?
Im really surprised that they are pursuing this as most countries are getting away with this type of developments. It just take up too much land, inefficient, and bad for the environment. |

It is a huge project, and even the project team for NUVALI are saying it will ba a long after this that they make another project as big as this one.
This will actually be something like Makati City.. 30-40 years down the road. ABRIO will be the high end residential village in Nuvali to be patterned as the "next Forbes Park" Lot sizes will be around 900-1000 in average. and are approx. 10k/sqm. all in. Nuvali will be a mix-use community and will have its own CBD as well. |
