Mirax Group Goes for a Spinner
Moscow will be the second city in the world, after Dubai, to have rotating skyscraper. The company is now choosing a site within the third ring road to build the tower at a cost of more than $400 million. The Mirax Group has acquired exclusive rights to build “rotating skyscrapers” in Moscow and St. Petersburg from architect David Fisher, president of the Dynamic Architecture firm. The cost of the rights has not been revealed, but observers say that it is likely to be “millions.” The first payment on the contract was made at the beginning of this month. Fisher is the developer of the rotating skyscraper concept, in which each floor of which rotates on its own axis. Fisher is designing a 68-story building of that type in Dubai.
Mirax head Sergey Polonsky stated that negotiations are being held over several sites, one of which will be chosen for the new building. A source in the company said that the preferred site is on the territory of the Big City development. The building will have an area of about 110,000 sq. m. and be more than 60 stories high. Polonsky estimated the cost of the construction at $4000 per square meter. Its completion date is to be 2011.

Analysts say that the specific character of the building will make it less profitable than other Mirax projects. Its uniqueness will, of course, be a selling point for the building. It is likely to contain offices and a shopping complex on the lower levels and apartments on the upper stories.

Mirax Group was founded in 1994. It is made up of Moscow's five largest developers and is also active in Ukraine and France. Polonsky owns 85 percent of the shares in the group, Artur Kirilenko owns 10 percent, and the board of directors owns 5 percent. Among its projects are the Federation Tower, Moscow City, and Mirax Plaza. The business is estimated to be worth $4 billion.
