I think this was shown in an expo in Taguig regarding residential developments, this was 4-5 months ago.

AFAIK may "turn over" na sa Amber, Sapphire & Ruby buildings although hindi pa talaga tapos (finishing) lahat na units in those buildings. Nakatayo na rin amenities like the clubhouse, pool, basketball court, koi pond, etc.

the other buildings are still u/c but from what i heard units are going fast.

I thought Ivory and Jade are suppose to be high rises. Did they change it?

DMCI to spend P3B for new projects

DMCI Homes, the residential development arm of Consunji-led DMCI Holdings Inc., is spending P3 billion this year to develop residential projects in Metro Manila and Boracay Island.

In an interview late Tuesday, DMCI managing director Alfredo Austria said the cost would cover five new projects. Proceeds from pre-selling of residential units will fund much of the financial requirements.

The projects include the Cypress Towers, Rosewood Pointe, Tivoli Garden Residences, Riverfront Residences and Alta Vista de Boracay.

High-rise community Cypress Towers and mid-rise condominium Rosewood Pointe would be built within the Township Central in Taguig City.

The 86-hectare Township Central would also house the various projects of DMCI Homes, including a number of sprawling subdivisions and an 8,000-square meter commercial hub.

“Developing the entire Township Central would cost over P5 billion,” said Austria, adding that units of Rosewood Pointe would be turned over to owners in May.

Meanwhile, Riverfront Residences would stand on a property owned by Equitable PCIBank in Pasig City. It is a mid-rise community that entails easy access to Ortigas Center and Eastwood City. The price per unit ranges from P2.2 million to P5.4 million.

Tivoli Garden Residences, on the other hand, is a high-rise garden community in Mandaluyong City. Austria said its first building would completed after 26 months.

The company’s Alta Vista de Boracay is a condotel-residential community of more than 300 units. The price ranges from P3.9 million to P4.9 million.

“We are catering to the needs of the market as indicated by the new projects that we are launching,” Austria said.

DMCI Homes expects to end the year with P8 billion in revenues compared to P4.3 billion in 2006.

DMCI plans to publicly list property arm next year

DMCI Holdings Inc., the listed holding firm of the Consunji family, is planning to take public its property arm by next year.

DMCI chief financial officer Herbert Consunji said the group is looking to raise between P3 billion to P5 billion from the maiden offering of shares of DMCI Homes.

“We hope to do it next year. We’re looking at a market capitalization of P10 billion to P15 billion,” he said.

DMCI Homes has earmarked P3 billion this year for the development of several residential projects in and outside Metro Manila. Of the total, P1.5 billion will go to Tivoli Garden Residences in Mandaluyong, a cluster of six high-rise towers with about 24 to 28 levels each.

DMCI Homes is also building an 86-hectare township in Taguig City dubbed Township Center; Riverfront Residence (a mid-rise community in Marikina), Rosewood Pointe (which will feature two Asian-inspired high-rise buildings and eight medium-rise buildings), Cypress Tower (a high-rise residential building in Taguig) and the Alta Vista Boracay (a condotel-residential community in Boracay).

River Residences is in joint venture with Equitable PCI Bank (now Banco de Oro Unibank) while Cypress in in partnership with listed holding firm Crown Equities Inc.

Funding will come from internally-generated cash as the company had already sold 350 housing units.

DMCI Homes is targeting middle-income and young families with a net income of P30,000 toP40,000 a month.

The company is eyeing revenues of P8 billion this year, nearly double the P4.3 billion it made in 2006.

Other projects of the company include Sycamore Tower Dansalan Gardens, a three-tower high-rise condominium located in the center of Mandaluyong; The Manors at Celebrity Place in Quezon City, Raya Garden Condominiums in Parañaque, Bonifacio Heights (the first off-base condominium housing project of the Armed Forces of the Philippines in Fort Bonifacio) and Mayfield Park Residences in Pasig City.

Found these on the net...tapos na kaya most of the buildings, or just those near the amenities area?



...the diamond cluster is i think, the best among all the buildings here since it does not have anything blocking the view to the pool and pond:

...the koi pond...hmm, quite nice...

...amenities area...somewhat crowded?


...model units...not so good though, if you've seen other projects...



A friend of mine opted to get from here than McKinley Hills because for the price of a 1-br at McKinley Garden Villas, you get a 3-br here (but not on a per area basis). The bedrooms just reminds me of the low-rises of Cityland at their Santolan, Pasig area (too small).

This area is on the other side of the global city, so probably, other people might find the proximity somewhat attractive.

Just my opinion, this place is too dense. And of course, not the same ambiance as you would expect of the global city or mckinley. But at only 10% to move in, it maybe a good deal. Maybe.
