This satellite city doesn't appeared tobe unique and beautiful, more practical in design guessing Seoul govt wants to turn this new city as business center.

hmm not understanding what you mean by "unique"? It is already unique in that it doesn't look like many typical Korean cities with rolling hills and mountains in the background and pretty unique in the fact that the city was made from reclaimed land and very-planned out to be a "business center" of Korea since this is not in Seoul, it's in Incheon Metropolitan City near Seoul just like Yokohama for Tokyo

New York-based developer Gale International,, in joint-venture with Korean construction giant Posco E&C, is well on its way to delivering the world’s largest master-planned project, Songdo International Business District in Incheon, South Korea. Songdo IBD is being developed on 1,500 acres of reclaimed land in South Korea along Incheon’s waterfront, 40 miles from Seoul and just 7 miles from Incheon International Airport. The 100 million square foot (9.2 million sqm) masterplan has been designed by Kohn Pedersen Fox and includes commercial office space, luxury residences, retail shops, hotels and civic community uses. The city incorporates a park modeled on Central Park in Manhattan and a series of waterways and canals inspired by Venice. The US$35B project has already seen 50 buildings commence construction and almost US$10B of work completed to date. The first phase of the city officially opened in August 2009. The Master Plan * 40 million square feet of commercial (4.6m square meters across 10 precincts) * 35 million square feet of residential (more than 22,500 apartments across 15 precincts) * 10 million square feet of retail (including the Riverstone Mall, a 216,000sqm mega-mall) * 5 million square feet of hospitality * 10 million square feet of public space Highlights include: * 68-story Northeast Asia Trade Tower, Korea’s tallest building and most advanced corporate center * Songdo Convensia, Incheon’s primary convention center * 100-acre Central Park * The Incheon Arts Center * The Jack Nicklaus Golf Club Korea * Chadwick International School * Songdo International City Hospital (in partnership with 3M and Microsoft) Aerotropolis This term, originally coined by Dr John Kasarda, refers to the development of mega cities around strategic aviation hubs. There’s no doubt that Songdo IBD is a compelling example of that. Located just over 7 miles from Incheon International Airport, rated one of the top airports in the world, Songdo IBD is an easy 15-minute drive across the new Incheon Grand Bridge. More than 1/3 of the world’s population in just 3 ½ hours flying time, making Songdo IBD a convenient business hub for all of Northeast Asia. The airport is also accessible from Songdo via subway and a bus service. Connected Community Cisco, in association with 3M and United Technologies, have partnered with the developers to provide state-of-the-art technological capacity throughout the entire development. Songdo is being developed as the experimental prototype community of tomorrow with a target to be the world’s first fully networked city. It is hoped the entire community will run on information, allowing virtual meetings to be convened anywhere and making the need to travel to work almost a thing of the past. Services such as water, power, telephony and traffic management are to be integrated into a single Internet enabled utility. Design Inspired by the great cities of the world, Songdo’s 1,500 acre canvas has given the developers the opportunity to create a unique masterpiece. Songdo IBD boasts the wide boulevards of Paris, a 100-acre Central Park reminiscent of New York City, a system of pocket parks similar to those in Savannah, a modern canal system inspired by Venice and convention center architecture redolent of the famed Sydney Opera House. The cultural fabric of Songdo IBD will also be a rich one with a stunning opera house, concert hall, museum and aquarium. Wow, big and nice project!
I wonder what the current average occupancy rate of the completed buildings in this mega project is? On average, how many percent of apartments have sold? Among the completed apartments, how many percents have people living in them? |
