Cumberland Terrace Redevelopment | Speculation | ??? st | ??? m | Downtown

A bit too early to call this a proposal but it is inevitable that as Yorkville and Yonge/Bloor continues to grow that this embarassing little squat of a building that covers the entire block will be redeveloped.

This rendering might be a bit old but looks like the plan includes re-cladding Two Bloor West in glass and converted to residential use (?), redevlopment of the Holt Renfrew/Cumberland Terrace and a new residential tower on the corner of Bay/Cumberland.

2 Bloor West

I wonder if perhaps converting 2 Bloor West to residential has been eliminated or was simply a concept. One of the companies owned by the same holding company I work for just moved their offices into completely reno'd space at 2 Bloor West last week. I would assume the lease is for several years.

I like the way the north/south alley has been moved from Bloor St. to Cumberland; this will give space for another retail storefront on Bloor while maintaining the access to the east/west laneway used by Holts and 60 Bloor West.

That's a fairly old rending - I'd be interested in the firm that put it together - also it appears that the L.A. skyline is in the background.

Here's a happy thought: if they convert that office tower into condos, it will create additional demand for downtown office space.

Oh god, I hope this happens, Cumberland Terrace is a disaster. My other dream, the demise, or shall I say, total redevelopment of The Hudson Bay Centre. That one complex kills the east side of Bloor st. That is one BIG, ugly hunk of cement. If that were at least renovated, maybe the east side of Bloor might take off too.

God! Where did you come from? Heaven? Almost every post I've read of yours makes me feel like I'm not some lunatic radical after all.

I doubt Hudson Bay Centre will come down, but the easiest and most cost effective redevelopment might be to open up the store/mall/TTC to the street. A modern glass sheet running the length of the store, and shooting up to the top floor and maybe even beyond.

This would negate the heavy bleak concrete facade, allow for the development of cafes, newsstands, snack shops, and some other retail that the Bay might not object to.

A massive glass atrium leading into the store and the TTC station might work well with the refurbishment of the Bloor/Yonge station which wasn't designed for the capacity it now deals with.

Visual sight lines into the Bay store from the street might also re-invigorate traffic to the store. Glass could really solve alot of problems for the Hudson's Bay Centre.

And yes, I was wondering what might encourage Bloor street shopping to move to the east as well. I really think a good anchor as far east as Sherbourne would be needed to accomplish this, but don't know what the ideal candidate would be.

If there were already rail corridors, I'd suggest a massive intercity train station to alleviate Union Station's load. Most large cities have 3-5 large inter city train stations, but Toronto is decades away from this, I realize.

I see windows missing every now and then from pretty much all the glassy towers. However the facade in the close-up especially the mullions are looking really tired

Uuh, that's pretty random. Where would these rail corridors lead from/go to?

What makes you think we need another intercity train station? Union is in the ideal location that would best serve this need.
