The Indominable Oklahoma Suburb: Jenks (major mixed-use development)

Tulsa gets its ass handed to it again by a city truly on a roll. On one hand you have Tulsa, probably the biggest example of a city controlled by absolute morons, and on the other hand, about 15 miles downstream from DT Tulsa, you have Jenks, one of the best examples of small towns that are becoming one of the best suburbs. Bar-none.

The latest Tulsa ass-kicking comes in the way of a 200-acre mixed-use development on the Arkansas River south of the Creek Turnpike (Tulsa's outer loop complex). There will be almost 900,000 sf of high-end boutique retail. 300 condominiums. 400,000 sf of office space, for a company to relocate to Tulsa. 650 hotel rooms. A medium-sized convention center. A canal. A lake ... oh and a new baseball stadium for the Tulsa Drillers, soon to be, the Jenks Drillers. This baseball stadium is probably going to be one of the nicest in all of AAA baseball and could probably easily be converted into an MLB stadium.

This is the first time I've heard of Jenks outside of work. (Kimberly-Clark has a branch there.) Sounds like lots of good stuff happenning there.

Here's the other big project in Jenks right now:



It's a 2-story complex with lofts on top, retail on bottom. On Thursdays, Fridays, and Saturdays the completed portion draws a crowd upwards of 5,000. There's also a movie theater currently. The next half, Phase 2 which is under construction right now, features a Barnes & Noble, streetcars, and river taxis to the other side of the Arkansas River, where South Tulsa lies -- where there's also the new King's Landing development and a casino being built. The thing though about South Tulsa is that Tulsa is completely out of land to grow now and Tulsa proper is not growing anymore.

The catalyst for the growth in Jenks was the addition of the Oklahoma Aquarium on the bank of the Arkansas River. Actually they tried to get it built in DT Tulsa but they turned it down, so it went to Jenks, and became a huge tourist attraction for the state.
