New city planned for Dublin airport

The Dublin Airport Authority has announced plans for what it describes as a new city to be built near the existing terminal complex.

The DAA wants to build a €4bn development over 140ha to the east of the airport, comprising mainly office space.

The development has yet to get planning permission and funding must also be arranged.

However, the Dublin Airport Authority says the plan fits in with the development plans of Fingal County Council.

The DAA says it would become an economic hub targeting foreign direct investment.

Executives based at the Dublin Airport City would have a high-speed people mover to connect with the new Metro North station and would be able to get from their desks to airport check-in in an average of six minutes.

It says it would mean 55,000m2 of office space along with retail and hotel facilities and an aviation college.

Although it could take 20 years to build, the Authority claims it could add €1bn a year to the Irish economy.

Holy crap! Will that Dublin Central project be approved? Its massive!

It certainly looks an interesting development. As to whether or not planning will be forthcoming - its hard to say. I can see it getting a favourable reception though - we have been waiting for over ten years for the development of this site and it is considered crucially important to O'Connell St North. I do have issues with some of it though. The viewing platform is a little close to the GPO. :/

It'll probably get chopped and changed when the planning decision comes in. Arnotts had their 16 storey chopped down to 7 by ABP. So I'm guessing that this will be lowered as well, pity cause it looks good, North O' Connell St. has been rubbish for years, Dr. Quirkeys has to go!!!

It looks good and should it get PP I think one of the only element's to change will be the 'ski slope' type structure. I have to say it does look a bit out of place.

As for 'Dr Quirkys' - the less said the better....

URBAN RENEWAL: The 5.5-acre site for the 'Dublin Central' scheme between Upper O'Connell Street and Moore Street took over four-and-a-half years to complete and involved around 70 leaseholders and freeholders

PROPERTY DEVELOPER Joe O'Reilly of Chartered Land has spent in the region of €180 million assembling the 5.5-acre site for the proposed Dublin Central shopping, leisure and residential development between Upper O'Connell Street and Moore Street.

The €1.25 billion scheme - which includes two new pedestrian streets and three public squares - is easily the most spectacular project ever proposed for the city centre.

If, as expected, the plans are approved by the planners, it will add 65,000sq m (700,000sq ft) of retail space in the city centre. Another 37,160sq m (400,000sq ft) is planned by Arnotts for nearby Princes Street.

Most of the major retail schemes over the last 20 years have been along the M50 where around 232,250sq m (2.5 million sq ft) of new shopping space was built in locations such as Dundrum, Tallaght, Liffey Valley, Blanchardstown, Finglas and Clare Hall. The two huge schemes now planned for the Henry Street area will be seen as an attempt to tip the scales back in favour of the city centre.

The intricate task of assembling the vast site took more than four-and-a-half years to complete and involved around 70 leaseholders and freeholders. It is by far the largest development site pulled together in the inner city since the assembly of the site for the St Stephen's Green shopping centre. The biggest single part of the site, the former Carlton Cinema standing on about one acre, was acquired from Richard Quirke for a figure believed to be over €30 million.

A further €25 million is being spent on buying the Royal Dublin Hotel which accounts for about three-quarters of an acre. The property includes a period townhouse which is to be restored and preserved.

Dublin City Council, which has consistently supported Chartered Land's stunning vision for one of the most rundown inner city areas, sold the company a quarter-acre maintenance depot fronting on to O'Rahilly's Parade, off Parnell Street. The consideration was around €9 million.

The Office of Public Works took a different view, opting for a profit sharing arrangement with the developer in return for handing over two buildings at Upper O'Connell Street.

Under the agreement, the State will be guaranteed a minimum annual income of around €1 million. The final figure will depend on the overall rental roll from the scheme.

CIÉ and Dublin Bus also struck a deal, exchanging two buildings along O'Connell Street for 1,858sq m (20,000sq ft) of new offices over retail facilities in the new development. The two buildings owned by the transport companies are partially listed and stand on a site of about a quarter of an acre.

Traders leasing shops along Moore Street, including many immigrants, are being paid between €50,000 and €250,000 to vacate their premises while owners are getting anything from €750,000 to €2 million for their freehold interests.

And the pay-off did not stop there. O'Reilly also bought six adjoining retail buildings from 36 to 41 Henry Street which are to be demolished to make way for a grand entrance into the new shopping precinct.

But hopefully the rest will go through because that whole side of OCS has been crap for years.

Diageo are going to build a new brewery in the Dublin suburbs(rumoured to be Clondalkin) and close their Kilkenny and Dundalk breweries while also downsizing their operations at St. James's Gate, leaving a lot of development land available, particularly near the river and around the storehouse.

Yeah, mega mega money!!! A fantastic new city quarter like a mini la defense could be built on this huge chunk of land, especially cause transport infrastructure is actually pretty good in the area

La defence we can only wish,although the area around heaston is designated for high rise so maybe we might get 1 or 2 medium rises.Dublin central looks class.

Yeah I'd say we will get 1 or 2 medium rises, but I wouldnt be expexting much taller than 16 storeys. It's a great oportunity for a whole new quarter to be built but I can see it being lost in a mire of boring, samey buildings once built. Dublin central looks cool alright, but I'm a bit iffy on the ski slope, liked it at first, now I'm not sure.

Taoiseach prepares to move into first 'official' residence

BRIAN Cowen is about to become the first taoiseach to have an official residence.

Mr Cowen confirmed yesterday that he intends to use the refurbished Steward's House in the Phoenix Park -- if it is given security clearance by the gardai.

"If that's the case, I will obviously stay over there and use it accordingly for my requirements," he said.

Previous taoisigh, such as Eamon de Valera, Sean Lemass, Bertie Ahern and Liam Cosgrave, were based in Dublin.

Longford's Albert Reynolds, used his own residence in the capital.

The four-bedroom Steward's House, which was refurbished by the Office of Public Works at a cost of around €600,000, has lain idle for 18 months.

It was bought by the State in 1999 as part of the €29m Farmleigh estate deal.

The issue of an official residence for the taoiseach was politically sensitive for generations .

Politicians were in fear of being seen living "away from the people" or being accused of apeing the "big house" style of British landlordism.

The US ambassador, the President and the Taoiseach will be living right beside each other.

The Pheonix Park is the largest park within a city in Europe and possibly most of the world. Dublin zoo is also within the park.

Slightly off topic but I reckon Cowen will do a good job,hes robust an excellent speaker and won't afraid to take radical decisions if necessary and with the economy right now they may be needed,hes also been around quite some time and has seen a lot at the top of irish politics, throw on top of that a element of charisma and you got yourself a taoiseach.

So rte could not show pictures of the house for security reasons or was it they didnt have any pictures to show??

U2 tower

After years of planning, wrangling and rowing, it finally looks like the landmark U2 tower is finally set to get off the ground. Plans for the Liffey highrise remain on course even though a formal agreement with the developers has still not been struck.


The Dublin Docklands Development Authority (DDDA) said negotiations between it and the preferred bidders – a consortium including U2 members – “are due to be completed shortly”. The DDDA expects “construction of the tower to begin by the end of this year or early next year”, a spokesman said.


Geranger Ltd was chosen by the DDDA as the preferred bidder for the €200m project on Britain Quay in October, beating off competition from Sean Dunne's Mountbrook Homes. Geranger, a consortium consisting of Ballymore Properties, developer Paddy McKillen and the members of U2, plans to build a skyscraper soaring 60m higher than the Spire.


ENERGY


The scheme contains a design for an egg-shaped recording studio suspended beneath a battery of vertical wind turbines and a huge solar panel at the top. This “energy centre” will raise the overall height from 130 metres to 180 metres.


The Geranger project, a tilted triangular tower designed by Foster & Partners, will include a public viewing platform offering panoramic views over the city and Dublin Bay.


This will be located just below U2's “pod” studio, which will be separated from the structure for acoustic reasons.


Norman Foster's practice is best known for the Swiss Re or “Gherkin” tower in the city of London.


DDDA director of architecture John McLaughlin said that the Foster scheme “had the edge because its public spaces were really well handled” and it provided a gateway to a bridge over the Dodder where it joins the Liffey.


In addition to the tower, which will largely comprise luxury apartments, the scheme includes a five-star hotel in a flanking building, and a block of 34 social and affordable apartments.

Looks like this 'energy center' is going ahead too.
