a friend of mine wants to get a unit here for rental purposes. she's asking me for advice. i'm not too familiar with the project, the info that i know comes from here.
what do you think guys of the project? of the developer?of the location? how much na ba ang running rate of the area? can this be easily rented out? is it wise to invest here? please give your two cents. thanks! |

it is also a good investment since its near don bosco as well.. actually, all the locators that the columns at legaspi village enjoys such as greenbelt will be advantageous as well to beacon investors..i think its cheaper than columns..

yes, agree with that. it will not suffer the same flooding problem that Oriental Place might be getting into as Beacon is strategically placed at the corner of Pasong Tamo and Pasay Rd. i have noticed last week that they have new streamer saying...'rising as promised' or something like that. perhaps the investors are now getting impatient and skeptic about the project's promised delivery. since this will be the very first project from the developer, let's wait and see before we make some judgments. |

that's my fear too. i told her that they promise to deliver on aug 2010, it's already may 2008. and its a tall building. that might not finish it. how much na ba ang rental range ng area?

There's not much residential tower along Pasong Tamo. Cityland can be one good comparison. A friend is renting out her 2BR unit at 25K/month. I think it's semi-furnished.

Don't even get me started on this one. For starters, it's beside Makati Cinema Square, unlike BGC condos which will be beside the Shang hotel and PSE Tower

Any agent who knows further info regarding the project? My Mom is interested in buying a unit here. Does anyone have the floor plan, unit sizes and prices? It would be a big help. thanks!
Also, do you think it would be a good idea to invest here? I'm not so familiar with the place but it looks like it's far from Greenbelt or Glorietta, is it? Hope I get some help, thanks! ![]() Edit: Just looked for the spot on Google Earth and judging from its location, it looks pretty accessible from the airport, or am I wrong?

Visited this site in March and looked at the model units, the design looks good but some of the units are small I would really suggest taking a look before buying. This place is very close to Greenbelt about 10 minutes walk.

units are 21sqm. they are selling at around 1.5M per unit.

the stretch of pasong tamo in front of both Beacon and Oriental Place (including Belton) were all flooded after a heavy downpour last May 3. if you are driving a sedan, it would not be possible to take that street.

right doc. the part of Pasong Tamo in front of Beacon got the worse treat. well the good thing about Beacon is, you can still access the area from Pasay Rd, unlike Oriental Place (which by the way has demolished its model units to give way to the construction of the tower).

I'll have to correct myself here. Last year, I experienced flood up to knee level in front of Walter Mart so it's basically the same level of flood in front of Beacon-Pasong Tamo area.
I hope they're doing something about the drainage system now.

The Beacon Beckons Philippine Star Friday, June 20, 2008 When they were working with the architect on the plans for The Beacon, the new three-tower residential high rise development at the corner of Chino Roces Ave. (formerly Pasong Tamo) and Arnaiz Ave. (formerly Pasay Road), the architect was quite surprised at their meticulous attention to detail, Geo Estate Development Corp. chairman, Francisco Licuanan III, relates. They had asked that the bathroom wall be moved four inches. “If you have a bathroom and you move the wall four inches into the bedroom, four inches in the bedroom doesn’t matter too much,” Licuanan explains, “but four inches in the bathroom will give you more precious space. So we said, urong mo lang ng konti yan.” It’s the kind of foresight that comes with experience. “It’s group experience,” Licuanan clarifies, “and not just of one individual.” GeoEstate was founded by a team of seasoned real estate pioneers in the country. “Although the company is new, the team is very experienced,” Licuanan says. Licuanan was president and CEO at Ayala Land until 2004 when he retired, “25 years to the day” since he first worked for the Ayala group. “Because of our experience, there is less trial and error,” Licuanan says. “We know what we’re after and we know what our market wants.” No wonder, The Beacon was able to break ground just three months after official pre-selling began. “It’s also part of our transparency,” Licuanan says. “We want you to see what we are going to give you and we will deliver what we promised.” The best value for money, that’s the broad concept behind The Beacon. “We’ve chosen what we think is the best site for this type of product,” Licuanan points out, “because we are right on the border of the Makati central business district. We are within walking distance to virtually anything you may need, including your place of work if you work in Makati, which is our major target market. It starts with location. It’s a truism. You can’t beat location.” The Beacon is just steps away from the Makati Cinema Square and Creekside Mall, Greenbelt, Glorietta and Waltermart, as well as hospitals, schools, and churches, with three major access ways to the financial district – Chino Roces Ave., Arnaiz Ave., and Amorsolo St. And then, there’s the matter of affordability. “We are talking of young professionals, mid-level managers, two-income families,” Licuanan points out. “You have to find something that consumes you, that makes you want to wake up in the morning,” Licuanan remarks. “One thing about real estate, unlike other industries, the results of your labor are there literally, it’s visible. They’re concrete. That is our big satisfaction working in this industry. What you do, you can see. You are providing a basic need. That’s why we decided to address the middle income market rather than the high-end market. We want to make sure we give them satisfaction. that sounds to be very noble to me. If I remember it right, the year Licuanan retired (2004) is the year when TRAG was launched. Or probably, he retired months afterwards, if my memory serves me right. Hence the similarity in the orientation of the project.
i just learned from the article above that there's such place as Creekside Mall. For the recent construction update: construction is now on full swing. I can see moveable crane and several heavy equipment inside. The area is busy day and night. And so are the sales agents. I've seen one in Puregold Makati. |
