damn just believe they would build all this. thats just insane haha instead they should have planned more realistic projects like only one 500m and 200-350m around

At last(yesderday) Seoul's ordinance Rivision at Seoul city Council!!
Hyundai global business center of SEOUL(GBC) PUSH UP.

GBC site had been Not allowed for megatall.
But yesterday ordinance rivision.

In sumary
- GBC's construction plan 110Floors, contain an area 360,000m²
- According to revision ordinance GBC have to donate to Seoul citizen 39,000m² with libray and public facilities etc instead of construction permit
- Till July Seoul Official permit for site changed from residence to Megatall.

서울시의회 새 조례 통과로 연내 착공 가시화
GBC will be built before the end of the year, due to Seoul city Council's ordinance Rivision.


[중앙일보 김태진] 정몽구 현대차그룹 회장이 마지막 숙원사업으로 꼽은 서울 성수동 뚝섬의 110층 글로벌 비즈니스센터(GBC) 착공이 이르면 연내에 가시화할 것으로 보인다.
GBC will be built before the end of the year which is "The last dream" of Mr Jong chief execute of Hyundai & Kia Motors Group Inc.

GBC 건립의 마지막 걸림돌이었던 서울시의회의 관련 법안(서울시내 대규모 개발사업에 대한 조례)이 이달 초 통과됐기 때문이다.


 서울시의회는 8일 대규모 개발사업에 대한 조례를 통과시켰다. 요지는 1만㎡ 넘는 지구단위 계획구역에서 건축물을 짓는 사업자가 공공시설 등의 부지를 무상으로 제공할 경우 용도변경 등의 인센티브를 주겠다는 게 골자다. 이에 따라 서울시는 11일 현대차그룹과 용도변경을 위한 협상에 본격 착수했다. 상업지구로 용도변경이 될 경우 뚝섬 부지의 용적률은 종전 150%에서 800%로 늘어나게 된다. 대신 서울시는 증가분(650%)의 절반가량인 390% 정도를 현대차그룹으로부터 기부채납받아 서울시민을 위한 공공시설로 사용한다는 것이다. GBC가 들어설 뚝섬 일대 부지의 대부분(2만2924㎡)은 현대제철 소유로 1종 일반주거지역이다. 현재 삼표레미콘이 임대해 공장으로 사용하고 있다. 건설 기간은 3년이며 2조원의 투자금이 들어가는 초대형 프로젝트다.Construction period is 3 years from begin construction and the cost of construction is 2 billions US$. 이 빌딩에는 현대제철 본사가 이주할 뿐 아니라 글로벌비즈니스센터, 컨벤션센터, 아트센터 및 오토테마파크 등이 들어선다. GBC will be accommodate not only Hyundai steel's headquarter but also global business center, convention center, art center and Motors tema park.


 GBC 건립이 본격화되면 정 회장은 2009년 현대차그룹으로 독립하면서 공개적으로 내건 3대 숙원사업을 모두 이루게 된다. 세 가지 숙원 중 두 개는 이미 달성했다. 첫째는 현대·기아차를 '글로벌 톱5' 반열에 올려놓는 것이다. 이 목표는 지난해 달성했다. 올해는 세계 4위 진입을 목전에 두고 있다. 둘째는 선친인 고 정주영 현대그룹 명예회장이 추진하다 끝을 맺지 못했던 고로사업이다. 이 역시 지난해 현대제철이 충남 당진에 1·2고로를 완공하면서 해결됐다. 마지막 숙원이 바로 성수동 GBC 건설이었다. 자동차산업에 대한 그룹의 거점 역할을 하는 곳이다. 정 회장은 평소 “자동차를 하려면 우수한 인재를 유치해야 하는데 남양연구소(경기도 화성)는 너무 멀다. 연구개발부터 세계 각국의 생산공장을 컨트롤하는 통합본부가 서울에 필요하다”고 강조해왔다.
Hyundai goal is global top 4 Motors company. But R&D center is located at suburban(very far from Seoul). It is weak point that gather in "Talented people&engineere" to Hyundai. So Mr jong said "It is important that to built 110floor in Seoul which will be global Control tower and Hyundai Motors's R&D center".

현재 세계 9개국, 20개 생산공장의 가동 현황을 한눈에 볼 수 있는 컨트롤타워는 서울 양재동 본사 2층에 300㎡ 크기의 시설로 마련돼 있지만 공간이 크게 부족하다. 올 초 정 회장은 그룹의 신년 사업계획을 확정하면서 김용환 그룹 기획조정실장(부회장)과 김창희 현대엠코 부회장(현 현대건설 부회장)에게 '다음 과업은 110층 빌딩이다'를 주문했다. 그러면서 정 회장은 주간 단위로 진척 상황을 직접 챙겼다.
Now Mr jong check up on project's process weekly.

 현대엠코 관계자는 “GBC는 서울 강북의 랜드마크로 자리 잡으면서 약 2조원의 직접투자에 따른 2만여 명의 고용창출과 1조9000억원의 생산유발효과가 기대된다”고 말했다.

That design has been floating around for a while. I doubt thats the final design.

I really hope not. I've always preferred either the first, biomorphic-whatever design or the one that was inspired by trees. So pretty.

aww thats not what a 500m+ tower is supposed to look. the location makes it even worse. hope its not final!

i like the location though. with the flyer on the side of the river and still lots of plots for possible future skyscrapers. i think te design is okay, its nothing special, but neither ugly wouldnt mind it happening since the size is amazing

im not a fan of sacrificing parks when there is lots of land wasted by 2-3 storey buildings. just build around the park and create some "central park feeling" instead of destroying the last bits of green in a massive sea of grey buildings and streets. if properly saved the park will be a landmark as important as the towers around it.

Apparently there's already some sort of small factory on the site, so it wouldn't necessarily be destruction of a park, just no further growth of it. I do agree that Seoul could use more unmolested green spaces, though. As surprised as I've been to see so many tree-lined streets here, in a city as large and chaotic as Seoul, it would be nice to have a good number of parks spread throughout the city.

Ultimately, I think that future developments in Seoul should be restricted to a few larger areas instead of dotting the entire city. Just imagine how amazing it would be if the Yongsan redevelopment were moved to, say, Gangnam, and Yongsan was reverted to some sort of park/nature reserve. It probably help to stabilize district rent prices, and just imagine a nice, wide swath of forest from the Han to the top of Namsan; I bet it'd put Central Park to shame!

I wish they change the design because it looks like an over-grown NEATT tower in Songdo City. Also, wish those highways can go underground and either expand Seoul Forest or create a massive park if Yongsan does get developed. Developers need to understand Seoul citizens want more green open public spaces than redeveloping small neighborhoods to apartment suburbs -_-

Are these figures just for the Seoul metro area or the entire capital area? Either way, I wonder why I'm getting the impression I am then. Maybe it's just Seodaemun-gu.

Nonetheless, it'd be nice to see Seoul push further ahead with this lead, and maybe advertise the current abundance of parkland a bit more. And I still think this tower would be better built somewhere else, to give the city a bit more cohesive a skyline instead of one with lots of peaks and valleys.

Guess Seoul metro area(but i'm not sure). Also I doubt whether a lot of park in seoul is true? Really?
Seoul need more "TREE" rather than artificial park. Seoul goverment construct many park but there is no tree just landscape gardening.
BTW I agree this tower location is not good. So lonely and isolated. It something like uninhabited island. Hopely built in CBD OR YEIUDO.
Would be better built somewhere else
Seoul problem is skyline is scatter all around city. less impact.
