If you are looking at a Tier II city to invest in and get steady rental returns from your property investments,the temple town of Madurai in Tamil Nadu may be a good option.Currently it seems to be the preferred destination for many reputed builders who are lining up to construct swanky as well as affordable homes.
Madurai today is emerging as a model with all modern and international facilities.There are currently at least 25-30 active developers in the market with many infrastructure development proposals,says Sreenevasan of Indica Real Estate.This in itself is indicative of the growing strength of the real estate development activity in different parts of the city.
Being in close proximity to Chennai,Coimbatore and Trichy,Madurai has seen a gradual but steady growth in the demand for residential real estate.The residential space in Madurai,like all other small towns,is largely skewed towards independent homes.However,the apartment culture has picked up due to an increasingly active investor base and floating population that is driving the demand for residential apartments and villas on rent.
KS Senthil Kumar of Vishaal Promoters Pvt Ltd,says,"Madurai is a market where there are 80% end users and 20% investors.People who want to buy homes/land and cannot afford them in the cities prefer to buy them here."
Kumar of Vishaal Promoters,has noticed "approximately 20% appreciation in the capital prices in the last six months.Now,at this crucial juncture,the presence of one big ticket industry,say,for instance,an automobile giant like Ford or Tata or Honda or an IT major,would further accelerate the growth of the housing sector,"he says.
Sreenevasan finds localities such as SS Colony and Byepass Road in great demand.Being a city housing the towering Madurai Meenakshi temple,the city does not allow developments to go above six floors.Many developers are building four to six floors with a mix of 2 and 3 BHK apartments.Every floor has around three to four units,Sreenevasan says.
"With rental returns of 6,000 to 9,000 per month for a 2 BHK unit and Rs 8000-15000 for a 3 BHK unit,many software engineers and government officials are investing in multiple properties for the rental returns,"Sreenevasan says.In fact the practice of online booking has picked up steam as many NRIs from Madurai are now finding investments back home lucrative and possible.As a result,there is a spurt in demand for luxury housing as well.Facilities such as power and water back-up,lifts and landscaped spaces within the complex are in demand.
A unique trend in this city is that developers themselves often retain two to three units within the development for rental purposes.
The demand for land remains unabated,apart from structured apartmentsthat yield regular rental income.Rising demand has also led to a rise in capital values,making investments in the city a win-win option.
According to property portal magicbricks.com statistics,over 50% of listed properties are plots,followed by about 30% of residential houses.Multistoreyed apartments and floors are still a small percentage but they are in demand,thanks to the floating population and software professionals.Most of the properties are in the 20- 40 lakh range.However,properties in the 13 lakh per unit category are also available.Sreenevasan estimated built-up property to sell at 3,500-4,500 per sq ft.

When me and our forumer Shyamnath went on the last industrial trip, I took the below pics. They were buildings u/c for the Govt polytechnic college nearby Melur due to efforts of our M.P Mr. MKA. Sorry for posting it this late because I was not able to understand the words "Palavagai thozhilnutpa kalloori" (Shame on me)

MKA has been targeting Melur for getting the future MLA from there. At least, these are some good things due to that. What happened to the new buildings for CIPET, does anyone know?

What happened to the plans for NIPER? There is no news after some reports about the possibility of NIPER here.

NIPER slipped to some other state out of TN. Tenders for building CIPET institutions were out long back (I posted it in our thread and they are in this link : http://www.cipet.gov.in/announcement...r_madurai.html ) and I hope it was taken by somebody to construct.

Madurai Aadhenam has around 1250 acres in possession around TN. So, getting land for Medical college in Madurai should not be a problem for them.

And I came across Rural and Urban centres of Velammal Medical college in Viraghanoor (in VCET premises) and Ladanenthal (nearby their residential school) respectively when I went to Thaayamangalam festival. Could see a sign board out in both cases. Will try to capture if I happen to cross that again.

Madurai slowly getting many private medical institutions and a good number is in pipeline. Let us wait for them to take off.

3 of the arts colleges announced for TN under Higher education assembly discussion session comes under the MKU. The courses, teachers number and site will be discussed when the related GO comes from TN Govt.

And, solar powered lamps in MKU hostels planned.

Thanks MK. Looks like nothing can escape from your eyes. I am saying this in a positive way. We are glad to see such things from you.

Sad to see that NIPER is gone.

Regarding the location, it seems to be too far. But, I don't know the current situation. When I used to go in this locality Oththakadai itself was far away from the city. Now, I beleive it is closer to the city. But, I am still assuming Thirumoghur-Tiruvadhavur is still a bit far away from the city.

Now Othakadai is a good busy suburb and the road to Thirumoghur from Othakadai is under rapid inhabitation.

This region has some defence establishments about whom I can't disclose it in forums. This road has big granite quarries and some granite cutting and polishing units also. The road was a bit damaged. It has a somewhat rare connectivity using city bus. After the CIPET is in full shape, it will sure demand good bus services to MIBT and other regions because the real estate guys are selling residential units and plots there in a big way.

Ajit Singh has approved the Helicopter tourism suggestion by the Regional center. I read something in connection with Pawan Hans bought some choppers newly so that fleet is not a shortage for them now. Slowly it is getting shape. Getting land for a helipad in Kodaikanal is causing the delay dinamalar news 2 days back said. Let us wait with fingers crossed.

The lush green lawn is in advanced stages there now. Meenakshi amman temple surrounding lawn is beautifully created and maintained very well and it is clean and neat only because it was not allowed to use by public. Hope the same happens here.

In Madurai's vicinity three places get Rs. 5 Crores each which are Azhagarkovil, Meghamalai and suruli falls. Saw something about Kumbakarai falls also. Let me see dig some more. Tenders were out for consultancy EoI for DPR preparation for these projects. Funds also sanctioned. So, once the DPR preparation is over, works should kick off!

Let us see.
