That graphic of the new tower on the ^bus is great. After Comcast this is my favorite new tower for Philly. Will do wonders for the skyline.

wow, first time seeing this. philly is quickly gaining a skyline to match its population and strength in the northeast corridor!

i like how it is expanding the skyline more and more across the river!

Philadelphia's dominant office landlord is speeding plans to put apartments on its vacant land.

"Residential, retail and hotel land values have been accelerating faster than what we have seen for office development," Brandywine Realty Trust chief executive Jerry Sweeney told me Wednesday, explaining the shift.

Brandywine controls five of the 10 biggest office towers in Center City, and suburban office centers around Philadelphia, Washington, Richmond, Va., and Austin, Texas.

In meetings with investors this week, Sweeney has given what Janney Capital Markets analyst Daniel P. Donlan called "surprisingly positive" development plans: • "Two-hundred-ninety-two market-rate apartments and 55,000 square feet of retail" will rise in the grassy field amid Philadelphia's high-rise office canyon at 1919 Market St., in a joint venture with Independence Blue Cross, according to Donlan, who expects the project finished in 2014.

Brandywine picks Georgia dorm builder for 36-story Philly site: sources

Temple's new Morgan Hall dominates the view to Center City from 21 stories above North Philly.

Also, like other Penn student housing projects in recent years, Grove is a private effort, though on a bigger scale: It will boast its own health club and pool, Internet and cable, and rents starting above $1,300/month for a single (there'll also be suites with up to three bedrooms.)

The project's backers hope it will reverse the long flow of graduate students into West Philly's mixed residential neighborhoods and booming Center City and slowing growth to the student ghetto locally dominated by outfits like Michael Karp's University City Housing Corp. and David Adelman's more upscale Campus Apartments (home of the Beige Blocks).

Grove rents will start above $1,300/month for a single. (In yet another sign that apartments >> offices in today's Philly real estate world, the University City Science Center is also planning a 27-story housing project a few blocks away.)

Erdy-McHenry, Philadelphia's "architects of meh". The original tower designs were from Caesar Pelli. Truly sad when a signature project gets value-engineered.

Cira South Complex Slowly Taking Shape

The Cira Centre is undoubtedly the tallest building west of the Schuylkill, and the ever-growing University City district is working towards the completion of the first of two potential sister towers, named The Grove at Cira Centre South. Ground was recently broken on The Grove, which will stand 33 stories tall at Chestnut Street between the Schuylkill Expressway and 30th Street. Plans exist for a second larger tower bordering Walnut Street but nothing is set in stone just yet considering the scale of the project.

Funded by Harrison Real Estate Capital (which will own 40%), Brandywine Realty Trust, and Campus Crest Communities Inc. (each of which will own 30%), The Grove will exist solely as residential space and will aim to attract a younger crowd of graduate students and working professionals.

If all goes to plan, we're looking at a tentative completion date of Fall 2014. The tower's design isn't anything terribly interesting, but it's exciting nonetheless to see the Philadelphia skyline continue its slow westward expansion.

Building looks rather blah from my point of view. Needless to say, I'm a bit disappointed. On the contrary, an OK building is better than nothing I suppose.
