I am currently outside UAE, and will post the progress photos again when come back.

just wanted to mention that this project is really good, and prices are still less than other projects near even with projects less potential.

as far as I know, square foot is around 500-550. Which is very good for this stratigic place in the center of Ajman (in front of the port).
other projects around 600-700.

the project should completed in Aug 2010 (practically begining of 2011).

Hi,

We are expecting the project completion by begining of 2011..

I do not think so....

Any one has any idea ,in case of late completion of Ajman Pearl:

1. Do we have to pay as per the payment schedule???
2. Payment plan can be changed due to late completion???
3. If the possession is not handed over in time, can we stopped the payment...

All projects in Ajman or Dubai are not handed over in time....

Why we should pay in case we do not get the possesion on time...

Do you have any pictures of the Side View of the Apartments??
We have only the Top View of Ajman Pearl but we don't see what the apartments really look like?

Please provide some pictures if any.

Hello guys,

There is a big issue on these apartments 2 BR and 3 BR!!

Did you check the layout drawing and calculate the actual area??

It is 50% smaller than what it should be!!

For Exemple take the 2 BR layout drawing:
(3.2+3.2+3.4) x (4.5+1.8+1.7) = 78.4 Sqm which is only around 840 sqft ???
And they say that it is 1280 SQFT!!

THE DRAWINGS ARE NOT SHOWING the correct area if you do your calculation. It is mathematic.
What is the explanation???

In this way area always come smaller in all properties. I am also curious how they calculate area. Any help

It may be smaller by 10% or 15% but NOT 50%!!!
It's too much.

Any SIDE VIEW pictures of the Apartments?

Hi,

your calculations are not accurate my friend, please check:

and keep in mind that you are calculating the internal area, you haven't included the internal walls. some are really thick.

I think the real area of the full flat area block would be 1100 sq foot (ie 10% -12% is common area) which is acceptable in any project.

In general, there is an advantage in ajman over dubai projects. flats mostly wider. common area in Dubai projects some times even more than 15%.

Hi Hoe

Well, I wasn't so confident perviously. My concern was the work is not going to start soon.
But the photos I've taken showing good progress (some delay would definitely occur). but 6 months in preparing the foundations is necessary and 2-2.5 years for building is what I assume.

I did see huge number of workers and equipments in the location last time (Aug 2008).

If the project continue in this level. then 6 months delay we should expect.

One point to mention here. that progress in B's buildings is faster, so the delivery would be even before A's.

If you take the dimensions on the top where the wall thickness is smaller you will have:

(1.7+3.9+1.6+3.4)x(1.5+5.6+2)=96 SQM which is equivalent to 1070 SQFT. It's even 20% lesser than what it should be.
NOTE: Keep in mind that the right corner area is not part of the apartment and has not been removed from the calculation. So let's consider that this area represents the wall thickness.
