thanks kung di ko mabawi yun ok lang....diko pa kasi napunthan kung san banda yung kasara na yan sa picture maganda ang view kaya nagustuhan ko nung nagsearch search p ako para makakuha ng info about kasara ayun mga bodega pa andun nakatayo....kaya nag isip nalang ako na pull-out,,, sa SLP nalang ksi nakita ko na malapit na matapos....thanks po

ask lang my nabalitaan ako regarding condo scam in the philippines tama po ba na ang buyer kapag nabili n nya yung condo sa kanya nya na may nahagilap akong info sa kakasearch ko na sabi after 30years mong mapakinabangan ang unit mo ay babawiin na daw ng developer kaya wories ako sa nahagilap kung info kung ganun ang mangyayari naka details ba yun sa kontrata na ganun ang kalakaran nila pls give me idea para naman maliwanagan ako i bought San Lorenzo Place and Kasara then my friend he bought Manhattan but nagworry sya nung my nakalap syang kwento sa mga ganyang istelo almost 5months n sya nagbabayad din nagpaplano sya na i cancel nalang nya din ako nagplano din ako na icancel ko nalang yung kasara ko kasi dpa naman malaki ang naihuhulog ko sa San Lorenzo need ko na ituloy dahil malaki na ang na invest ko hope my taong makasagot sa mga guni guni na taong handang sumira sa maging kinabukasan mo thanks

hindi scam yan dahil may mga deal na ganyan para mura ibenta ang unit at naka disclose yan sa contract. madalas yan gawin sa mga business pojects pero puede rin gawin sa residential condo. basahin mo ang contract kung perpetual ownership yung condo at lupang tinatayuan ng condong nabili mo. karamihan ng condo sa pilipinas ay pang perpetual ownership.

nabasa ko yung kontrata wala naman nakalagay dun nung nabalitaan ko yun ganun from my work pagdating ng hauz yun agad ang una kung tiningnan at binasa....


ask lang sino po may update sa SLP tower 4 thank you po

NOPE. Yes, reservation fee is good for month, but this means your unit is reserved for one month until you settle the DP (or whatever payment scheme). But it doesn't mean you can change your mind and have ur RF refunded within that one month. Once you hand the check to the agent (especially sa mga sugapang ahente and developer.. ehem EE, ehem..), malabo mo ng makuha pa ulit yan.. Your only option is magmakaawa sa developer to be considerate, or you have the check bounced nlng or stop order sa bank (admin fee of about 2K-4K or so versus losing the entire 20k-30K RF).

regarding dyan nakausap ko na ang EE wala ako ni singkong duling na makukuha sayang lang yung pera ko pero ok lang atleast alam ko yung kasara kasi dpa nakatayo drawing palang kukuha nalang ako sa iba....thanks ulit

I think it depends on the company policy. In EE's case, did your agent inform you about the no refund policy of your reservation fee before paying it? Because that's one of the important things that your agent should tell you.

Regarding Kasara, it's a new project pa lang kasi so pre-selling sya. Hindi pa sya nag groundbreak but as early as January of this year, demolition/clearing operations are ongoing. The warehouse are demolished. already.

EE din ba ang developer ng Kasara? did you try asking if pwedeng I credit yung reservation mo as part of your SLP downpayment?

opo EE din yung developer ng kasara base my reasearch po wala p nangyayari sa Kasara mga bodega p dun about sa RF ko At tseke my naipasok na diko na raw makuha kaya sayang po ei tinawagan ko na yung bangko ko na hold lshst ng tseke na papasok sa Kasara...

naasar yung broker ko kasi nagback out ako dun although maganda sana dun kaya di nya ako kinakausap kung may iatatanong ako sa kanya kasi naging sayang yung effort daw nya....di pa rin sya naging lugi dahil kumita parin sya sakin kasi my SLP parin ako kuha NAlang ako ng ibang project na fully furnished....thanks

napaka unfortunate naman...you're broker is so rude and unprofessional!

Sayang naman yung Kasara reservation mo. But as I've mentioned earlier, clearing operations are ongoing since January and it's not true na may mga nakatayo pang warehouse until now. Have you visited the site?
Anyway I hope you'll soon find a new investment.

Anyway, SLP Tower4's parking slot is now available for sale starting today.

50% refund under maceda law

Hi guys,

Gusto ko sanang humingi ng advice regarding Empire East's 50% refund under maceda law...

Nakapagbayad na kami ng installment for more than 2years and last Dec 2011 we needed to cancel oir 2units here in SLP.
Sayng talaga pero di na namin kayang magbayad dahil may iba pa kaming financial problems.

So last dec 2011, EE gave us back the cancelled future checks.
Pero hanggang ngayon hindi pa rin nila kami sinasagot sa madami naming chasers regarding "notarized notice of cancellation" at kung kelan nila bibigay ang 50% refund that we are entitled to under Maceda Law.


Hope may mga suggestions kayo dahil talagang kailangan namin ang pera.
