as an investor, imho, you should be thinking of the price tag rather than the view. if its cheaper without the view then grab it. i am sure rental will be easier for cheaper rates. in that area, 10-20k a month is not bad. make it 15k with all these amenities. the tenant will have to pay for the condo corp dues.

for other areas near makati cbd, places such as legazpi or salcedo. they can price it as much as 40k for a 1br unit. amazing.

think of many doors = more income. maybe leisure quality (view and amenities) will come next if you have the extra money.

What would you say a realistic rental price in PESO is for a 2 B/R 105 sqr meters will be in Makati CBD? (I have a 2 B/R on 40.floor under construction One Central 2012)

Guevara firms seek return of Makati lot

Real-estate firms Guevent Industrial Development Corp. (Guevent) and Honeycomb Builders Inc., owned by the Guevara family of the Avis Rent-a-Car chain, have asked listed mining firm Omico Corp. to return 2,426 square meters of prime property in Makati City after the latter allegedly failed to comply with the terms of a joint-venture agreement involving the development of the parcel of land in 1995.

The property is located at the corner of Pasong Tamo Extension and EDSA (Epifanio delos Santos Avenue) and is only half of the total 4,959 sq. m. of land that is the subject of the joint venture for a condominium project.
Alberto Gaviola, legal counsel of Guevent and Honeycomb, alleged that Omico was supposed to construct a mixed-use condominium project on the property that should have been finished by September 1998, if not for the impact of the Asian financial crisis in 1997.

Omico bought two parcels of land from Guevent and Honeycomb for about P62 million. The remaining two parcels of land were the subject of a joint venture with Guevent and Honeycomb wherein Omico was to develop them into a condominium projects.

Guevent and Honeycomb are demanding that Omico give back the property bought from them since Omico failed to deliver the project, Gaviola said.

The lawyer also said that the Guevaras had written Omico that it was canceling the joint venture with the listed firm.

Omico president Tommy Tia said the company was still studying its next move regarding the demand of Guevent and Honeycomb that they be paid P500 million in damages and penalties for opportunity losses and the group’s letter indicating that it was rescinding the joint venture.

“The demand for damages have hampered our ability to negotiate for financial packages for the condominium project,” Tia told Inquirer.

Tia also explained that aside from the Asian financial crisis, the Makati city council has issued a resolution in 2000—-Resolution No. 2000-078—limiting the height allowed in that part of Makati to a floor area ratio of 4, which means buildings should stand only about 6 stories high to prevent any obstruction to landing aircraft.

If it pushed through with the condominium development, the project would have involved two towers, standing 18 stories each, with each tower offering 330 units. The project would have cost about P1.7 billion, Tia said.

Tia added that it could no longer pursue the project with Guevent and Honeycomb under the agreed terms due to the restriction.

Gaviola said Guevent and Honeycomb should have received condominium units worth P247.95 million or 10.9 percent equivalent to 6,612 sq. m. of the total saleable area had Omico completed the project as scheduled. Elizabeth Sanchez-Lacson

just met with my agent.. they were trying to get in touch with all buyers... instead of tower 3 which they initially opened for sale... ililipat daw kami sa tower 4 which they decided to build first.

hay from 14 units units per floor ngayong biglang 24 kaming units per floor.

wow mali kasi yung paglagay nila ng showroom... it's on the spot where the supposedly first tower (tower 3) will be built.

i guess it's also a sign na they do not have the resources para unahin ang t3 kasi this will mean they have to build the huge podium below it.

somebody handed me a flyer of san lorenzo place at megamall. a 36sqm unit is already priced 3.6M. 100K/sqm already, wow. how much did this start?

if youve got 1br units, more likely youll be asked to upgrade to two bedroom units as tower 4 got only 1- 1-br unit per floor, compared with t3 having 2 units per floor
