Hi guys, I'm a newbie here in Skyscraper. I've only come across the forum since I'm researching for what condo to buy sa atin.

I'm very very intereted in San Lorenzo Place. In fact, Im about to sign the reservation form na.. For 1-BR unit.

Anybody else here who bought units in San Lorenzo Place? This is my first tiem to buy a condo. Hope you guys come help me

Hi Guys, Just bought a 2 bedroom unit 48sqm sa Tower 4. I'm sure this a good investment because of the location, convenience, amenities, and shopping podium. Paid cash and was able to avail of the 20% discount on the TCP. Wanting to buy parking but it is not yet available. Unit price for such a unit is now 4.83 M kaya yung nakabili sa initial offering I believe has already made money on their investment. I do not have the same expectations from Empire East as I would from another high end condo developer because of the significant price difference but for 4.83 M, it is all worth it. Hopefully by 2012 eh 6M na yan after the turnover.

At the sidelines of the company’s annual stockholders’ meeting yesterday, Empire East president Anthony Charlemagne Yu said the company is going full blast with its construction activities in spite of the economic downturn.

“Your company is looking ahead with a sense of optimism. With its proven track record, it is confident that when the economic tide reverses, it will emerge stronger and more successful than ever,” Yu told stockholders.

He said the company also continues to scout for properties, preferably those close to mass transit systems to further beef up its landbank which currently stands at 450 hectares (worth P3 billion).

Empire East has been acquiring properties either through outright acquisitions or joint venture arrangements with landowners. It intends to have sufficient properties for development in the next five to 10 years.

Yu said the company continues to defy the global economic crisis with reservation sales growing 32 percent in the first five months of the year to P1.6 billion, compared with P1.2 billion in the same period last year.

“We’ve seen record-breaking sales since the start of the year. Demand is coming from local buyers,” he said.

Empire East is currently developing three new residential condominium projects estimated to generate P18 billion in sales. These projects include the nine-tower Pioneer Woodlands in Mandaluyong, the six-cluster Little Baguio Terraces in San Juan, and the four-tower San Lorenzo Place in Makati City.

To take advantage of the resilient demand for affordable to middle-income housing, Empire East is building The Sonoma, a 50-hectare community in Sta. Rosa, Laguna that will offer 1,148 prime lots in three residential phases.

Yu said the firm’s five-year capital expenditure program will be funded by internally-generated cash.

Empire East’s expected collections of P2 billion, in addition to the existing cash balance, would be sufficient to cover the construction and development of projects, acquisition of properties and settlement of obligations/ operating overhead.

To survive the tough business environment, the company continuously offers competitive prices, more lenient payment schemes under in-house financing. It also has strong tie-ups with reputable banks for the financing requirements of its buyers.

Aside from this, the company has stepped up its marketing activities to reach a broader market base.

Last year, Empire East reported a 30 percent drop in net profit to P215.54 million as revenues declined 37 percent.

Consolidated revenues, composed of real estate sales, interest income, commissions and other revenues, amounted to P1.98 billion as against P3.14 billion in 2007.

same here... hindi ko na lang tinatanong yung agent ko kung kailan ang groundreaking para hindi ako ma-stress.

initially tower 3 ang binebenta nila so i bought a 1 br unit at the 34th flr.. then was advised that we will be transferred to tower 4 dahil yun na daw ang uunahin. kabobohan ng empire east... they built the showroom on the footprint of tower 3. i bought mine august 08... 2.4M for 26sqm

Just bought a 2 bedroom unit at 38 sq meters . Price now is at 3.6M. According to my agent, ground breaking will be third quarter of this year. With that said, they should ground break not later than September. Lets wait and see....

i bought mine august 2008 with a november 2008 groundbreaking...notorious ang empire east sa turnover delays... consolation na lang na nadedeliver pa rin naman kahit matagalan.

I agree notorious ang Empire East sa delay sa delivery of the condo units but ang developments nila is always worth your money. I remember when I bought my California Garden Square way back when eh 1.8 M lang for a 58 sqm bilevel on a high floor at facing the Makati skyline. Ngayon ang units doon are selling for at least 3M unfurnished lower level without a view. Ikutin mo man ang buong MetroManila wala ka ng mabibili na 58 sqm condo for 1.8M. Sa SanLo place, location is at a premium kaya medyo mataas ang initial offering price na halos 90 - 100K/ sqm. Ganyan din ang price ng ibang condo devt sa global city but i prefer this one dahil sa convenience with public transportation, nakakabit sa MRT at accessible from every direction sa MetroManila. Ganito rin ang usapan noon sa California Garden square when I look back pero ngayon hirap ng maghanap ng for sale units doon at a price na afford ng isang ordinaryong Pinoy. Sabi din sa akin ng agent ko na ang groundbreaking ay this year as well. This July pala ang reservation fee lang dahil promo eh 10K. Daming nagpareserve pero dami ring umurong at sinayang lang ang 10K. Ang parking daw eh baka 2011 pa ibenta. I'm sure hndi yan bababa sa 500K kaya simulan ng mag-ipon. I was also saddened by the passing away of Former Pres. Cory. She will be truly missed but we will continue to pray for the repose of her soul.

hi guys im buying a place you guessed san lorenzo place!! i did stay on my last trip to the philppines at cambridge village pasig city which is one of Empires... i rented a condo unit there!! i wasnt to impressed with cambridge workmanship as there was alot of corners cut to save money will this be the same at san lorenzo?? i wounder!!!....im reading the threads here, i dont see to much positive feed back about Empire East Ltd..OK just a Question when its final built and ready for me to rent a one bedroom unit 35th floor, what is the real estimate for rent unfurnished price a month? also ill love to see some good feed back lol salamat po!!!

Welcome Ire....Congrats sa pagbili mo ng unit sa SAnLo. Dont be scared about all these feedback kasi ganyan naman ang condo sa Pinas pagturn over sa iyo eh ikaw talaga ang gagastos for finishing na gusto mo. But I'm sure magandang investment yan. Ang aga naman ng tanong mo about rental siguro masasagot lang yan sa 2012 kapag naturn over na sa atin ang unit.
