Empire World Towers will not be built.

But the site is still very valuable to a new player with fresh ideas!

~UPDATE ‎May ‎28, ‎2014, ‏‎11:14:28 AM

Well I was a year off since the site is now being marketed:

Quote:
New Broker Hired To Market Empire World Towers Site

Commercial real estate firm Holliday Fenoglio Fowler has been hired to market the Empire World Towers site at 300 Biscayne Boulevard.

A MUSP was approved in 2008 allowing for a twin-tower project that included 1,557 residential units. Each tower was to be built up to 93-stories or 1,022 feet. The FAA granted approval to build up to 988 feet above ground (1000 feet above sea level), and granted an extension in 2010, but the approval expired in 2011.

The property is effectively controlled by CDR Creances, an instrument of the government of France. Maurice and Leon Cohen, who once controlled the site but were later imprisoned for fraud, objected to the HFF hiring, but were overruled by a judge.

Although the FAA permits have expired, a new developer might cajole something very tall at the site regardless. Stay tuned...

~Update: July 24 2014

Empire World Towers: Winning Bidder Selected After $80 Million Offer

Quote:
The Empire World Towers site will soon have a new owner.

PMG CH Downtown Developers, LLC has emerged as the the top bidder for the property with an $80 million offer, exMiami has learned.

Bids were due on July 9, with PMG selected as the finalist on July 21. A total of 15 offers were submitted, ranging from $25 million to $80 million.

PMG agreed to a $7 million deposit and a due diligence period that expires on August 1. A judge must also approve the sale, likely a formality.

Whatever goes into this site will be HUGE!

PMG has closed on the purchase of the Empire World Towers site in downtown Miami for $80 million. In 2008, the city approved a Major Use Special Permit that permitted twin 93-story towers on the site. The MUSP included the right to build 1,557 residential units, 24,741 square feet of retail space...

Plans for new design.

PMG’s Plan For Empire World Towers Site: Sexy, Attractive Iconic Design

Quote:
An attorney for the developer told Brian Bandell that they won’t be building Kobi Karp’s 93-story twin-tower design. Rather, they will build something that looks like Muse in Sunny Isles Beach or Echo Brickell, two other projects being developed by PMG

PMG’s plan for the Empire World Towers Site call for a high rise that could be taller than the previous proposal for the site.

The developer has filed plans with the FAA to build a 1,041-foot (1,049 feet above sea level) tower at the site where Empire World Towers was once proposed. An additional two residential towers could also be coming to the site, behind the 1,049-foor tower (see below).

If approved at that height, it could become the tallest building in Miami, surpassing One Brickell City Centre by a foot. Both towers are proposed to reach 1,049 feet above sea level, but differences in elevation at the two sites means that PMG’s tower would be an extra foot above ground.

In 2008, the FAA approved Empire World Towers to be built at a height of 988 feet above ground, or 1,000 feet above sea level. That was reduced slightly from the 998-foot height that the developers had requested.

Is there in fact a thread for this out there somewhere? I couldn't find it. maybe it's time for it to move to proposed supertalls.

Demolition begins: http://www.thenextmiami.com/index.ph...d-towers-site/

Quote:
Demolition has commenced at the Empire World Towers site at 330 Biscayne Boulevard.

An 11-story office building with 132,409 square feet of interior space is being torn down. It has been vacant for years.

Records show that a permit for interior demolition has been approved, while a permit for total demolition is pending.

Developer PMG bought the property late last year for $80 million. They plan to announce a signature condo tower for the site in early 2016. A separate, 464-unit rental building called Vice is planned at the rear of the property.

A third, 77-story tower called the World Trade Center of the Americas has also been proposed on the same block. A Holiday Inn remains in operation on that property.

Construction on Vice will begin by the end of 2015.

The Vice tower at the corner of the property will be approx. 37 stories:

Goin' supertall:

PMG’s Luxury Condo Tower On Former Empire World Towers Site Will Have 500 Units

Quote:
Developer PMG is planning to build a 500-unit high-end condo project on the property where Empire World Towers was once proposed at 300 Biscayne Blvd.

In addition to residential use, the project will include retail and restaurants, PMG principal Ryan Shear told the Herald. The design is ‘complex,’ he said.

Shear said that he doesn’t think anybody’s ‘rushing to market right now,’ but ‘if sales stay at the current pace, we’ll come out of the gates and go to market.’

According to an application with the FAA, the tower is planned to exceed 1,000-feet in height.

PMG Will Build Miami’s Tallest Tower After Getting FAA Approval

Developer PMG received approval today from the FAA to build a 1,049-foot tower at 300 Biscayne Boulevard, and they fully intend to build to that height.

PMG principal Ryan Shear told TNM that the developer “has full intention to use every foot.” The tower would be the tallest in Miami.

The approved height is 1,041 feet above ground, or 1,049 feet above sea level. At that height, it will be taller than the 93-story Empire World Towers project that was once proposed for the same site.

Visited the bayside yesterday. The location for these towers is perfect, they would fill part of a large gap in the skyline. Lover the design too! Sure hope these get built!
