According to the website and this render it's 29 levels.



It's just a matter of which render is right. I kind of prefer it without the band, but like that pod up top.

I think they may have been required to add some architectural features to the building as a condition of the planning permit. So I think the latest render is the render showing the extra features.

Tower latest in wave of city projects

A $35 MILLION high-rise strata office tower is to be built on a development site at the western end of Flinders Street, the latest in a string of new strata projects in the CBD and Docklands.

Developer Monreid will begin work on the 29-level building at 560 Flinders Street within weeks, and expects to finish in late 2008.

The developer bought the 290 square metre development site with a two-storey shopfront and garage early this year for just $2.42 million.

CB Richard Ellis selling agent Simon Del Zotto said Monreid wanted to capitalise on growing demand for premium strata-titled offices in the city core, particularly targeting owner-occupiers.

"With increasing rents and the leasing market getting so much tighter, owner-occupiers can afford to buy now and they understand the cost benefits of purchasing rather than leasing," Mr Del Zotto said. "Ten floors have so far been purchased, with about 65 to 70 per cent being owner-occupiers."

The project follows the sell-out earlier this year of Macquarie's Q2 strata project at Queen and Flinders streets, the near sell-out of MAB Corporation's Aquavista Tower in New Quay, and strong sales results for Pan Urban's Site One and Digital Harbour's Life.lab in Docklands.

The 560 Flinders Street tower will include 25 floors of strata offices with floor plates of 250 sq m, more than doubling the amount of premium strata space expected in the CBD with the completion of the Q2 development early next year.

Each strata-titled floor will be sold in its entirety for about $1.1 million to $1.3 million — or $4400 to $5200 per sq m.

Charter Keck Cramer analyst Frank Sorgiovanni said a central, well-priced building would be an attractive alternative to other recent developments where sales values have been in the $5000 to $7000 per sq m range.

"Asking prices for smaller areas with good views (will be) closing in on $8500 per sq m over the next 12 to 18 months," Mr Sorgiovanni said.

The six-star Green Star-rated building will also have a cafe and bar, a two-storey residential penthouse and 27 car parks.

the first one is better. not sure about the WWF belt and flying saucer on top with second render?
but either way good tower for that part of CBD.
