EC Harris/Mace JV signs $43m Kingdom Tower deal

Kingdom Tower will become the tallest building in the world when complete.

A joint venture between EC Harris and Mace has signed a contract to provide project management services for the construction of Kingdom Tower in Jeddah – the planned 1 kilometre (km) tall skyscraper set to dethrone Dubai’s 828 metre-tall Burj Khalifa as the world’s tallest building.

The JV was appointed project manager by developer Jeddah Economic Company (JEC) back in February but has had to wait almost nine months to sign the contract.

The deal is worth $43.2m (SAR 162M) and includes the management of all aspects of the $1.23bn (SAR 4.6bn) project’s delivery with specific emphasis on the management of programme and cost.

“This contract further confirms that the Jeddah project continues on its strategic path,” said Prince Alwaleed Bin Talal Bin Abdulaziz Alsaud, chairman of Jeddah Economic Company (JEC) Kingdom Holding Company.

“The selection of the working team has been completed to realise the vision of the investors and the city of Jeddah for this world-class standard national project. Also, I would like to add that 80% of Jeddah Kingdom Tower piling works has been completed by Saudi Bauer Company and will be fully completed at the end of this year,” KHC’s Eng. Talal Al Maiman added.

Kingdom Tower will be the centrepiece of JEC’s $20bn (SAR 75bn) Kingdom City development, which will be located to the north of Jeddah, overlooking the Red Sea.

The Kingdom City will consist of over 5.3km2 of urban development and will include residential, commercial, hotel, offices, retail, educational and commercial centres as well as inland water features.

The target date for completion of Kingdom Tower is 2018.

I'm guessing that this should rise pretty fast if target completion date is 2018. Even then I would be surprised if they make that date. The Burj took 6 years to build. For them to build this in 5 seems unlikely.

Your So Right Blue Flame, Our SSC Family Friend, Way Too Early, and IMO, I don't see a Rise Here till Late Summer / Early Fall , 2014, and Maybe Vertical with The Tower Itself Rising above the First 3 floors IMO in 2015 For Sure, Up to the Last Floor, # 167 as the Prince's PentHouse and Open Dinner Plate Observation and maybe Helicopter Pad Deck by Late 2019, Topped Out with the Over 300 Meter Spire On Top in 2020, and Completed With Fireworks on New Years Day and Then Open to the Public After the Prince Moves In and The Four Seasons Hotel Is Opened in 2021 !!

As said many times the structure of kt is much simpler than burj's so I guess it could be build faster. We will see.

kingdom tower needs probably between 6-7 years.

This came directly from the architect.

Quote:
Avoiding setbacks and transfers translates to minimizing formwork resetting time. On the burj, the contractor lost three weeks at each setback redoing formwork for walls and slabs, said Smith. On the Kingdom Tower, a day, at most, will be lost to resetting forms, he added.

Don't be so sure about it. Building vertically allows you to use self-climbing formwork for the entire section, till the riconfiguration of the wing. An inclined/slopped structure, doesn't give you this advantage..

Plus the Burj's structure was modular, the 3-4 modules on the wing are separate and vertical, allowing for separate teams doing the job on each of them with the same formwork installed, and with more flexible material supply managment.

I believe Adrian Smith knows what he's talking about (post #6470 if you missed it). As I see it during construction no major formwork reconfiguration will be required, but there will be constant slight reconfiguration at every floor. Basically a little portion of the forms closest to the core will be removed and form will jump (on angle) like it would on a simple box. With clever organization that should be much faster than reconfiguring forms completely every few floors since constant reconfiguration will take little time for a floor. A time that may very well be used for simultaneous steel lifting/installation so after all no time might be lost for reconfiguration. On the other hand if you waste three weeks for a single tier to reconfigure there's not much else you can do on that section of a tower.

He says KT will have arround 50 floors more than BK, not sure if unused floors in the spire are included there.

I'd say if he would include mech floors in Kingdom Tower, he would also include them in Burj Khalifa, so either he counts mech floors in both or in none
