this tower is basically core only, plus 1 third is a spire. hence the low floor space.

I don't remember where i read it but i thought this will have arround the same space like Burj Khalifa. So arround 500.000 sqm.

250.000 sqm sounds alot too less since both towers are very similar.

Looking at this model it does seem that most of the space on the floor plates are going to be taken up by the structural components:

2017 no way. With luck it'll top out by the end of 2018. Finished 2019/2020.

Ah ok, didn't know about that. Smart move BTW: Why borrow to pay the contractor and than pay it back to the banks with fat interests, when you can convert the equivalent of the payment as equity/stake on the project.

I think you'd actually be surprised at how little space will be taken up by structural components. Imagine lining up all the structural parts next to each other and then look at how much floor space is left. It's probably in the neighborhood of 20-25% even counting elevators.
