People tend to underestimate the surface area of the most outer parts. It's like a martini glass, when it looks half full from the side, it's actually as good as empty already.

How do you know that it is an accurate model of what the floors will look like? I still think just like on BK, we will see floor plates on the ends of the floors too.

Even if we end up with 75% usable floor space, that's not too terrible. I think most skyscrapers shoot for somewhere in the 80%s. Any higher percentage and you probably are not a skyscraper since there's not enough structural composition in plan; any lower than 70% and you're starting to waste too much valuable higher floor space with services / MEP. Like old documentaries said, they had to cope with that in the old WTC since so much space would be used up if it was built with all elevators on the first floor serving the tower, hence the sky lobby system in place today.

Again, gauging a mixture of a stable design for a tower that's this record breaking (both KT and the Burj), they've done the best in giving mixed use clients good results and the tower to match. I think it'll be quite some time before we see a square, boxy 1,000m+ tower say, for strictly office use.

I thought the highest floor for Zhongnan Center / Suzhou Center was something close to 600m, no? Similar with GF117 since that's straight to the top rentable.

They're are basement floors and on most conventional projects it takes a while to gain momentum into the speed of concrete structure construction process, its just a slower start to make sure all the necessary preparation is completed before they go full steam ahead. I expect that they will be using screens.

1 week to go until I release my Kingdom Tower diagram.

Just wait, once the floor area becomes smaller this one will fly up high! The real excitement will be once this one reaches altitude close to Burj Khalifa's. I just hope many more supertalls will rise next to it to balance the skyline a bit.
