Don't count on any glass bottomed pool from Sansiri!... BaanSiri31 was supposed to have a glass wall infinity pool... sadly it was replaced with tile for "engineering" reasons shortly after all the brochures were printed...

the sales office must open in a few days. just passed by yesterday and it looked almost done. 140k for a starting price is indeed very high; especially as you can get a unit at Siri Residences for probably around 120k. and it's location is even a hint better - especially for units facing the park.

Decent units in Siri Residence on Soi 24 are currently being offered for resale at prices up to 145K/sqm. A 3 bedroom unit on the 30th floor resold for 135K/sqm and that was nine months ago.

So starting prices of 140k/sqm for Siri 39 are probably about right. I predict it will sell out quickly.

how is emporio place (resale) doing? if proximity to emporium is critical, then i can understand SiriRes24 (<200m) is at 145k/sqm, but Siri39 is accross the street so maybe comparison with SiriRes24 is too aggressive?

but having said that, Siri39 is only about 400m from emporium (probably nicer road and straight up the bts) but emporio place is about 800m - a nice jog !

Yes, but at the moment the resale market is largely (but not wholey) based on what 'investors' think they can persuade someone else to pay for the contract in 3 months time - not the final income the finished unit will provide them with. Btw, that's almost the dictionary definition of a ponzi scheme or a bubble.
