Downtown Residents- New Downtown Living
This thread is for dicussing new residents moving to downtown and any comments, updates, concerns or questions they or non downtown residers may have about new downtown living. This thread is also for rules, reccomendations, or suggestions for the new residents of downtown Tampa.
This thread is for the kind of discussion that was mainly going on in the Skypoint thread. I just went ahead and made it for any new downtown project. |

I've been meaning to get over to Au Rendez-Vous sometime soon. I can always go for a croque-monsieur. Getting hungry just thinking of it!

Oh, I've been there for lunch a few times. I work in Bank of America Plaza downtown. Anybody know when the Alessi's is supposed to open downtown?

Just want to toss out L'Eden on Tampa across from the Park Tower - will open for lunch and dinner starting this week. . . went to the private pre-openning - excellent.

Hey guys I already posted this in the main forum, but I though it would belong here too:
Looks like the last Urbam Homes tour was a success, as it is now announced there will be another one on October 13th. From today's downtown partnership Monday Morning Memo. Quote:

I've considered checking out a two-bedroom or ph unit at Element but I have so many questions before even considering making the move. Maybe some of you here can help answer some of them...
Can you paint over the concrete walls and ceilings? Can you put in ceiling fans? Can you open any windows to let in fresh air or are you limited to just opening the sliding glass door(s) and do they have screens to keep out bees and mosquitos? How do you get a dozen bags of groceries up 20+ floors without having to make several trips? Where are the trash bins located? How many parking spaces are assigned per unit? Is there adequate visitor parking? Those of you with neighbors - can you easily hear them through the walls and/or walking above/below you? Do your units remain overly heated because of the glass walls and how well do your a/c units fair? With this in mind, how does this affect your electric bill? Is it much higher than your previous experience? Can you put a grill on your balcony, or are you stuck just using the grills on the deck? Can you leave patio furniture on the balconies overnight? Is there enough storage space provided in the units? Is there any carpeted areas within the units, or is it all tile and wood flooring? Have any of you experienced any leaks around the glass during heavy storms? Are the units put together really well, or are they like a typical apartment unit? How late are you allowed to use the facilities; pool, weight room, lounge, jacquizzi? What are the avg. monthly condo fees? So many questions to consider... I really would appreciate any answers that you all may be able to provide. Downtown living looks like it could be fun; I'm just not sure how much fun.

^Dang, I guess someone's basically willing to rent the place for taxes, fees, and interior maintenance, and is going to eat the mortgage for now.

Someone is just trying to hang on I think... or maybe they don't have a mortgage on it.

assuming that it is one of the smaller units the hoas will be right at 200 and the taxes maybe a little more than that so that still leaves a decent bit to go towards the mortgage. there is pretty much no way anyone is renting out a unit to cover all of there expenses (assuming they have a normal mortgage with 10 or so % down). if anyone thinks they can they live in a fantasy world. 1300 - 1500 dollars is a lot of money for a one bedroom rental anyway you look at it.

I would imagine @ those rental prices its just someone trying to stay afloat until the market improves.

1300 is overpriced. SkyPoint one bedrooms are like 800 sq ft right?
The Bay average is 90 cents per sq foot. That is nearly double what you should be paying. |

i wouldnt begin to compare it to the average rental rates. post harbour island are well over a dollar per square foot to lease. two dollars a square in skypoint is not unreasonable but covering all of your expenses by renting is still going to be next to impossible.
