Makati Condominium: Eton Parkview Greenbelt

In light of the great success of Eton Residences Greenbelt, Eton Properties has launched another Greenbelt Makati Condominium Project called Eton Parkview Greenbelt.

Just like its predecessor, all units of Eton Parkview Greenbelt are Loft-Type. This gives a more modern, relaxed, spacious, and homey feel to your condominium unit as compared to the usual flat-type condo which sometimes cramped. Also, Eton Parkview’s location is also very near Eton Residences Greenbelt, as it is situated in front of Legazpi Park along Gamboa Street.

Since only large penthouse units are the only ones available in Eton Parkview Greenbelt, investors who want smaller 1 bedroom and 2 bedroom units can invest in Eton Parkview Greenbelt. Also, prices here are not as high as Eton Residences Greenbelt yet since about 30% of the inventory still remains available in Eton Parkview.

P1.2m for car park
LUCIO TAN’s Eton Greenbelt, the taipan’s first foray in the premium residential condo market, has raised the bar in the price for parking slots, charging as much as P1.2 million for an above-ground slot nearest the elevators.

The price goes down to P900,000 for slots in the basement levels.

The P1.2-million tag is twice as as much the asking price, set about three years ago, for the now sold-out Greenbelt Residences, the three Ayala condominiums on the other side of the Greenbelt mall.

Even at P900,000, the Eton price is markedly higher than, say, the P750,000 pre-selling price for a car park in Senta, another planned Ayala condo in Greenbelt.

But, then again, Senta is a mid-market condo located four blocks away from Greenbelt mall, right next to the Union Church.

Senta’s price is about the same as that of another aggressive Greenbelt builder, Andrew Tan’s Megaworld, which charges anywhere from P680,000 to P780,000 for “parking rights.”

Condo buyers who could not afford to fork up the small fortune would have to jockey for a limited number of slots in commercial car parks or, if they are lucky, within the same condo. Current leases range from P5,000 to P7,000 a month, equivalent to nearly a month’s minimum wage.

its such a game with these developers.....they entice you to buy a condo with a competitive discount price and then pretend that you do not need a car space in makati where public transport is in an embryonic stage and hit you with a P1.2M car space bill...result your unit price per sqm rises by about 15-20,000 per sqm including parking...not cheap since you end up selling your flat in the secondary market inclusive of the parking and not on a condo+parking basis.

I noted on June 2 2009 that Eton Parkview Greenbelt has stopped excavating at around 2 meters below the surface. I assume they will Pile Drive for the foundations. Would be nice to see some photos of the foundations when it starts.

Let say bumili ka nang unit by the time na i turn over na sa yo magkano and questimate nang renta sa unit na loft type diyan sa makati? Long term or short term.
