Speaking of Aurora Village, it looks like the huge (450ish unit) development at 143rd and Linden has broken ground. For all that the Bitter Lake area is pretty terrible for walking in, it's starting to seriously densify.

It's amazing how many proposed and current lowrise developments there are in that size range. Especially because we don't have "empty" land. Generally they must be old supermarkets or car dealerships. It's a very exciting trend.

I didn't read very thoroughly but I didn't see anybody mention the development in the U District on 25th AVE and 52nd(ish) ST. It's a huge construction site and 2 cranes wer ejust put up.

That development is Merrill Gardens

Another Senior housing project. A good location for that, I think. Close to shopping, medical.

Actually it's two parts. From DPD: Land Use Application to allow one four-story building containing 122 assisted living units and one three-story building containing 23,610 sq. ft. of retail and 103 residential units. Both structures to be over a below grade parking garage for 255 vehicles. Project includes 25,000 cu. yds. of grading. Existing structures to be demolished.

In the case of 143rd and Linden, it was a trailer park, I think.

There are actually a fair number of underdeveloped lots big enough for such developments around Seattle, but they're usually not in pedestrian-oriented areas (i.e. along Aurora, Ranier, Lake City, 15th NW, etc.). The trick is whether we'll ever be able to transform the streets to be better for walking after developments go in...

As regards the QFC site on Broadway, I walked by there today and signs protecting trees from construction were put up on the street trees on B'way, indicating that construction may not be far off.

Fantastic! Two of the ones I want the most are the Broadway QFC site and the Ballard QFC site. The Broadway QFC is where I waited for my school bus for a couple years in high school, and I used to live near the Ballard QFC site. If both start that's outstanding. Not to mention 500 units of housing in a couple key spots.

Cool trend of all these old suburban style grocery stores being converted to urban style grocers. QFC's in Captiol Hill, Ballard, Wallingford, Lower Queen Anne (Lumen), Roosevelt, etc. Plus new places like the EPIcenter in Fremont, 2200 Westlake, Park 71 in Greenlake, and the IGA downtown, and its going to start being a lot more attractive to live close to the city. All we need now is one in Belltown, and to replace the Safeway that time forgot in the U-district and we're pretty close to set.

Yeah, that's been a remarkable trend in the last several years. I've actually lost track of some of them. I think one just started in Admiral, another is planned in Fauntleroy, one is nearly complete in Downtown Bellevue, Seattle's Uwajimaya...

As I posted earlier, there is a 4th design review for the QFC project at 523 Broadway E. I had been told to expect demolition to begin in October, but here we are one day away from December. The complete block is vacant except for Taco Bell.

The Brix is up to the 4th floor on the Broadway side, it looks like the townhome component fronting 10th Ave is just about finished with framing. They are regrading the sidewalk in front of the Brix to line up with the store fronts.

I'll keep peeps posted as I live 4 blocks from the old QFC/Brix.

Discussion about the Metropolitan Market site on the top of Queen Anne Hill. The property owners have plans for a mixed use development with a grocery store on the bottom floor. Metro Market said they couldn't stay if the rent went up, so QFC was going to be the grocer instead. But QFC became shaky on the deal after construction costs started to go up, and there was some backlash from the neighborhood not wanting another national chain (kroger) in their neighborhood. Still up in the air, but worth watching.

So the news is: Since the project is so integrated with the Roosevelt Light rail stop (it basically straddles the lot), the project has been put on hold until progress is made on getting light rail to Northgate.

I just glanced at upcoming DRB meetings and was really glad to notice that the rendering packet was posted for at least this project. At DRB meetings that I've been to before it's always been mildly offensive that there are not even summary rendering packets available for the public to have. The Board members get elaborate packets and refer to "page 13" or whatever and I'm thinking it'd be nice if everyone else in the room could see what the heck you're looking at. The presentation boards are in the front of the room but sometimes they don't show what's in the handouts. Good job DPD for trying to post packets online.

Similar kudos to whoever at DPD occasionally improves the large white "Proposed Project" signs at future project sites. More and more I see signs that have site maps that actually make some sense and present some good info.

SeaSun, yes it does help having the minutes. I'll be glad to see this project developed. The block has been forlorn for quite some time. I wonder what will happen across the street on Harvard. There were two old houses that were torn down several years ago, and the lot has remained vacant. I was wondering if this might be a construction staging area.
