Ajman Marina to take the Emirate to the next level

Once completed, the $3bn project will transform the emirate of Ajman into an impressive reality.

Ajman Marina Project.

The launch of the prestigious Ajman Marina Project at the hands of HH Sheikh Humaid bin Rashid Al Nuaimi, Member of the Supreme Council and Ruler of Ajman who is also the patron of the project, will see the emirate transforming itself into an impressive commercial and residential seaside haven.

The Emirate of Ajman is all set to take a giant leap into 21st century marina living.

The emirate's central location between the seven emirates is proving itself to be an advantage for Ajman, in terms of proposed developments. Like other emirates, Ajman has come to complement the high demand for housing as, in its quest to change the face of the emirate, it is investing heavily in the construction sector, with billions of dirhams, in order to make the dream a reality.

To be specific, the $3bn project, which is being constructed in two phases over the next five years, can be safely dubbed the 'jewel in the crown' of all the projects under development in the emirate, and the Ajman Marina is by no coincidence the favorite project of the emirate's Ruler.

When completed, this realty venture will provide residential accommodation for 21,000 new residents, as well as a number of commercial and entertainment areas of over 3 million sq ft, with a built-up area of 14 million sq ft.

His Excellency Sheikh Ammar Bin Humaid Al Nuaimi, Crown Prince of Ajman, Chairman of Ajman Executive Council, emphasized the importance of this project and said, 'With the launch of Ajman Marina, we are launching a new step in the Emirate's growth, in order to reach the position that it deserves, both locally and regionally. This will enable Ajman to achieve its goals and the vision of His Highness, Ruler of Ajman and his sons, the sons of Ajman.'

He added, 'We are moving forward to achieve all the visions that make from Ajman a prime module of ideal growth, of which the local people and region will be proud. The first step forward is to develop the necessary infrastructure to accommodate the expected revolution, and then to develop and improve the rules and regulations so as to make the area attractive to investors, and which encourage the private sector to play a role in the revolution phase, which we agree will be unique and sophisticated.

Ajman is a naturally beautiful place and the Marina, which is situated on the picturesque coastline, will immensely benefit from the emirate's rich history, openness and modern outlook while accentuating the place's beauty and unique nature.

The Marina is bound to fit perfectly within the emirate's growing infrastructure, roads network, service improvements, telecommunications, ports and free zones. The traditional souqs, historic cultural icons and the welcoming people of Ajman will add to the overall appeal of the Marina.

The culturally rich emirate is one of the oldest in inviting foreign investment expertise, while offering freehold status, a practice in which it was later followed by other emirates.

Its long-term strategy will now bear fruit with the Marina project, which is backed by the Ajman Government -a major share holder - and will ensure that the Marina will rise as a one-of-its-kind location with its own unique identity. Its design will be the envy of other projects seeking to make their mark in the UAE, Gulf or beyond.

Saudi-based Tanmiyat, a leading real estate developer in the Middle East, being the Marina's developer, will make sure that the project is of the highest standards as they have assigned some of the top-rated companies such as the globally recognized master developers HOK, who are entrusted with the building of the dream project.

Feasibility studies have been delegated to impaQta, whose role in supporting the execution of the Marina project will be through the development of relevant studies to support different aspects of project development and implementation.

Paying tribute to the ambitious vision of HH Sheikh Humaid, Chairman of Tanmiyat Group, Sheikh Suleiman Bin Abdul Aziz Al Majed, said, 'Tanmiyat's interest in Ajman demonstrates the trust we have in the investment opportunities in the UAE and the region. We invite all residents and investors to be a part of this ambitious project that offers competitive pricing and, above all, more product, for less money.'

With waterfront living as its hallmark, the Ajman Marina is designed to be a luxurious retreat, complete with residential and commercial buildings and office spaces, a five-star hotel, international food chains, sea view cafes, a signature yacht club, an extensive shopping mall and various ancillary entertainment and leisure facilities.

Visualize an urban lifestyle, blending perfectly with the splendor of a true marina and the project will offer the right mix of low-rise buildings near the sea front and high-rise towers opposite the city of Ajman. While maintaining the theme of being a natural, seafront resort the project will maximize value for residents and investors alike.

The residential buildings of the awe-inspiring city within a city will be marvels of modern architecture. Offering unobtrusive views across the marina, these 'dream homes' will be equipped with hi-tech gadgetry, so that you can keep an eye on your yacht in its berth, whether you are sitting in your living room or traveling abroad.

With a number of berths and top marine management, including dock-masters, loading assistance, cleaning and repairs, the Ajman Marina will be an ideal home for you and your boat. Facilities on offer will include 24/7 security, covered car parks and easy access to the nearest health care center and your kids schools.

The commercial center will be host to a number of state-of-the-art offices and business establishments, and a luxury-branded hotel chain will add value to the tourism sector of Ajman. Also of advantage will be the emirate's free zone status and easy access to commercial locations. Top shopping mall chains will pull in world-renowned brands, allowing shoppers to shop to their heart's content. International restaurant and café chains will add their own charm to the commercial center, which will be a popular haunt for residents as well as visitors.

The marina's promenade with open-air restaurants and boardwalk will create a bustling leisure area, linking the residential and commercial quarters, while the gardens and waterfront will add to the captivating environment. With fishing, yachting, energetic water sports, jogging and other recreational amenities, the atmosphere is bound to be both invigorating and inviting.

Some reclaimation to be expected....love this one

Ajman Marina to be ready in five years

03 October 2007

Dubai: Saudi investor Tanmiyat GroupTanmiyat GroupLoading..., in partnership with the Government of Ajman, is developing Ajman Marina, a Dh11 billion ($3 billion) mixed-use project that will be built on three million square feet of reclaimed land near the Ajman Kempinski hotel, a top official said.

The development is expected to transform the growing skyline of Ajman - the smallest of the UAE's seven emirates.

"It will have residential, commercial and retail areas where residential units will be offered on a freehold basis whereas commercial operations will enjoy the facilities of a free zone - without local sponsorship," Sulaiman A. Al Majid, president of TanmiyatTanmiyatLoading..., told Gulf News on Monday while unveiling the project.

"More than 18,000 residents will live in 8,000 residential units in Ajman Marina, which will have a total build-up area of over 14 million square feet."

His Highness Shaikh Humaid Bin Rashid Al Nuaimi, Member of the Sup-reme Council and Ruler of Ajman, who is also the patron of the project, witnessed the unveiling of the project.

In phases

The project will be constructed in two phases over the next five years.

Shaikh Ammar Bin Hum-aid Al Nuaimi, Crown Prince of Ajman and Chairman of the Ajman Executive Council, emphasised the importance of the project.

"With Ajman Marina, we are launching a new step in the emirate's growth, in order to reach the position that it deserves, both locally and regionally," he said.

"The first step forward is to develop the necessary infrastructure to accommodate the expected revolution, and then to develop and improve the rules and regulations so as to make the area attractive to investors, and which will encourage the private sector to play a role in the revolution phase, which we agree will be unique and sophisticated,'' he said.

Renowned masterplanner HOK has been awarded the design contract.

"We plan to start work on the project by early next year," Majid said. "The entire project is planned to be completed in five years."

He said the company will initially invest money from its own resources. "Bank finance is an option, if we need," he said.

The sale of the housing units will start as soon as the detail designs are finished.

Website of the project ,nothing much there now.just an image...

www.ajmanmarina.ae

The ajman courts and culture centre also seems to be replaced by buildings .
Also buildings are planned for the opposite side of the creek....
The ajman minicipality map shows these two parts of to be connected by a bridge or tunnel in the future..

All in all....superb project...

Excellent Project, i've been waiting on it for sometime Renders look awesome! There was a full 2 page AD in GN on this the other day.

I'm not 100% sure but I believe initially this was supposed to be AQAAR's project, i would've preferred if such a large scale project was developed by Gov based dev rather than Tanmiyat. Also AQAAR = v Easy Payment plans But good to know Ajman gov still has a large share in it.

Sales haven't started yet, but since its a high end lux proj, i expect no less than AED 580 + /sqft.

The project definately doesnt look cheap...with all the reclaimation, relocation of institutions and road network improvements plus the marina and all..
Makes one think it would be a good idea to buy now in the cheaper developments such as ajman pearl or ajman one before their prices hike, considering their proximity to the marina project..
