Not sure mate, I spoke to one of Tanmiyat's sales guys on +971 4 33 29 110 but he didn't seem the type to divulge too much information! The following was all the information that I could find on their website:

Tanmiyat's Ajman Marina Project, worth $3billion, is expected to add another 8000 residential units to the market. The project will be constructed in two phases over a period of five years.



According to the Project Manager, Azad Nouri, the residential units, covering 14million square feet of built-up area, are offered on a freehold basis. The sale of the units will begin shortly once the designs are finalized.

Nouri invited all the investors and residents to be part of this ambitious project, which offers perfect style and quality, with reasonable pricing.

According to developers, the residential buildings will be one of the modern architectural wonders. The units will be positioned facing the marina, and are expected to comprise hi-tech gadgetry which provides the option for residents to monitor their properties, even when they are out of country.

Apart from this, Ajman Marina provides ample berths and best marine management, including boat cleaning and repairs, loading assistance and dock masters. Other facilities on offer are covered car parks, 24 hours security and close proximity to schools and healthcare centers.

FIRST SALE

I 've just spoken to one of the sales guys of Tanmiyat, till now there is no news of launching. Does anyone know about this long delay?

Well it looks like they're still in the process of trying to get their sales centre set up (see attached). I reckon give it another 2-3 months, I think they're just trying to get everything absolutely perfect before releasing anything....

I'm guessing the pricing will be in the range of around AED750 - 850 per sq ft by the time it launches. But thats just me

I would agree...if Ajman One is now going for AED 650psf + then I would expect anything in the Marina to be at least AED 100psf on top of this...

Hi Guys

Cousin of mine has spoken toTanmiyat today and he has informed me that the launch of Ajman Marina is in 3 months time also expect the sqft to be around 900 AED per sqft.

900 psf is definitely pricey, a lot more than what I thought they would price Ajman Marina at.

Having said that, what is the equivalent price psf in Dubai Marina? I'm just thinking from the point of view that say hypothetically average Dubai Marina apartments are priced at 1500psf, then Ajman Marina is a lot cheaper. I think we would have to compare like with like to get a true understanding of whether it is overpriced....just a thought!

Ajman

I have a flat in Emirates City - even if the rate is 400 psf. U cant compare it with Dubai.

Ajman has no vision whatsoever, they have no realistic plans for infrastructure, no foreigners come there, people in other countries dont' even know what it is. I bought there as it suits my budget - if everything rises, so will Ajman - but I dont think you can compare poor Ajman with dubai.

Abu Dhabi, maybe.

I agree with you guys - 900 AED is very pricey...

Also what worries me is the fact that the first I've heard about this project was more than a year ago and they are still planning it... If they will be building it at the same pace as planning, then I don't really want to invest...

Also all the developments in Ajman are sold on "gross area" basis... The net area is about 30% less...

Therefore 900 AED gross price equals to about 1,200 AED net price!!!!!

For 1,200 AED you can find a re-sale flat in Dubai if you look and hunt for bargains from distressed buyers who cannot meet their next installments...

If someone has to spend 1200 then he can buy any good project of substantially renowned developer from resale market in DUBAI itself, y will he come to ajman . i 'm 99% sure that this particular project will be somewhere 700-750 psf MAX. otherwise the response of the market will be as same as ajman pearl or ajmanone.
