Ajman Marina prepares for Cityscape Dubai 2008

The organizing committee for the Cityscape Dubai exhibition, one of the most distinctive real estate exhibitions in the world, is preparing to launch the seventh edition of the exhibition at the Dubai International Convention and Exhibition Center.
The exhibition is expected to attract hundreds of real estate companies and presents great opportunities for these companies to showcase their projects and make important deals that, according to experts, could add up to more than Dhs5 trillion's worth, with a growth rate that more than doulbled last year alone.

Abdullah Al Duheim, Deputy CEO of Ajman Marina, said:

'Real estate companies from all over the globe are preparing to participate in Cityscape Dubai 2008. The wide expansion of the exhibition area itself and the growing number of participants each year show just how important the exhibition is. In fact, some companies have transferred this experience back to their home countries in a bid to replicate the success Dubai has achieved as a regional leader in real estate.'



Al Duheim added, 'We will showcase our leading project, Ajman Marina, which is currently under development on the coast of Ajman. We have made all the necessary preparations. Ajman Marina will also offer information services concerning the nature of the project and investments, and a team of able staff will be on hand at the exhibition to attend to any enquiries on the project. We will also be distributing comprehensive printed information on the project.'

Ajman Marina is the crown jewel among the emirate's real estate developments. Spanning an area of 25 hectares, the project will be developed in 2 phases over the next five years, with an investment value of $3bn. Upon completion, the project will offer 21 thousand residential units in addition to various facilities and amenities, covering an area of 3 million square feet, while built-up area amounts to 14 million square feet.

Ajman Marina, with its prime location on the Ajman coastline, complements the emirate's rich reputation, status, openness and modern vision. The project is in harmony with the beauty of its location, and with the giant steps the emirate has taken concerning the development of its infrastructure, roads, communications, marinas and free zones.

They again did not launched the project in city scape; can't understand what they want?

Over 1bn in sales? Is this individual units or plots of land?

Does anyone have a Master Plan on Ajman Marina and which buildings are on sale?

I'm guessing its probably full buildings and/or land plots only?

Yes, I believe plots of land. Sub-developers have snapped up the land - all in all there are 27 private plots in phase one...

I guess it will be at least another 6 months before any sub-developer launches its project.... What are your estimates?

Yeah, I would say 6 months is a good estimate. Having said that, Plus properties have recently launched residential and commercial projects on Al Zorah so the authorities may push for some developers to announce projects on Ajman Marina.

AJMAN // Ajman Marina is to build its own electricity generating plant to ensure it is not affected by a power crisis in the emirate, its developers announced yesterday.

Hundreds of new buildings in Ajman are empty as the Federal Electricity and Water Authority and the local authority wrangle over who is responsible for supplying power. As a result, developers are losing millions of dirhams and businesses are being forced to close.

Ajman Marina, a Dh3 billion (US$817m) joint venture development, is the first to announce it will build its own power plant for its development. This should mean tenants will be able to move in as soon as the project is built, unlike other developments in Ajman, some of which have been empty for up to a year.

Azad Nouri, the general manger of the marina project, said the company had decided to create its own electricity supply because it understood the public’s concern about the power crisis.

Dr Ali Osman, the deputy director of Ajman Marina, said the project was still at the planning stage but the company had finalised its design and its needs assessment.

The project would require about 300 megawatts of electricity, he said.

“We have received about three proposals from different companies to undertake the power plant project. We are yet to decide on one,” Dr Osman said, adding that it was too early to name the companies bidding for the project.

He said the company had not yet decided whether to build a diesel or coal plant, but this would be decided in a few weeks.

The Ajman Marina development is expected to be completed by 2015 and the company plans to have its power plant up and running by then. The development, a mixture of residential and office projects with a five-star hotel on the waterfront, is a joint venture run by the Ajman Government and Tanmiya property company.

The electricity shortage has had a significant impact on property investors in the northern Emirates.

Many have invested millions of dirhams, which they are having to write off as they cannot provide light for their buildings.

In Umm al Qaiwain, a Dh30bn project by Tameer, the Dubai-based developer, Al Salam City, was put on hold in May due to the shortage of electricity and water. The delay in such a high-profile project, which was believed to have been 70 per cent sold, was a big blow to the emirate.

The Ajman Government signed a $2bn agreement with the Malaysian power producer MMC this year to build the Gulf’s first coal-powered electricity plant. The plant will be ready in 2012.

Tanmiyat to complete all projects

Saudi Arabia-based Tanmiyat Group yesterday said all its projects will go ahead and there are no plans to lay off any employees.

"The global economic crisis that is looming large over us all has had a profound effect on various markets throughout the world. At a time like this, we feel it is vitally important to maintain productivity, not only for the sake of boosting our clients' and investors' confidence, but also to ensure that the jobs and future of our employees are safeguarded," Abdullah Al Majed, Vice-Chairman of Tanmiyat Group, said in a press statement. "We have established long-term good relations with our employees. Should any crisis arise, communication, support and advice will be available to all staff to help them perform and deliver efficiently."

Tanmiyat Group Executive Director Rasim Kaan Aytogu had told Emirates Business earlier that they were fortunate to have a very strong fundamental underpinning to their projects.

"As a well-capitalised developer in the region, Tanmiyat has adequate capital in place. Instead of conventional financing tools, our projects are fully funded by owner's equity and sales revenue. Hence, the impact is very minimal," he said.

Tanmiyat's projects in Saudi Arabia include Al Majed and the Breman project in Jeddah, the Al Salam project, King Abdul Aziz International Airport, the Al Tahlia Trade Centre, Al Khalidiyah, a major residential development, and Al Muhamadiyah, another residential project.

"We also have a commercial development under way in Turkey. Each of our developments has been designed to offer the maximum benefit to both investors and purchasers in the area in which it is situated.

"It is difficult to compare projects in different countries for this very reason, but all of our developments, in whichever country, are designed according to the highest standards and undertaken with the greatest care," Aytogu had said.

The company's projects in Dubai include the Living Legends in Dubailand, the Commercial Heights project in Dubai's Business Bay and the $3 billion (Dh11bn) Ajman Marina development.

this developer still exist?

They have a project in Dubailand but since 2006 nothing has happened there.
