Demján: Románia biztosan lehagyja Magyarországot

Átadta a TriGranit a kolozsvári Polus Center bevásárlóközpontot. A több mint 300 millió eurós beruházásból megépülő plázát korábban már forward-sale konstrukcióban megvásárolta az elővásárlási jogával élő osztrák Immoeast. A projektet a magyar fejlesztő 15 hónap alatt építette fel, magát az építési telket azonban 10 évvel ezelőtt vásárolták meg. Az átadás előtt a TriGranit vezetőivel Demján Sándorral és Nyúl Sándorral beszélgettünk a kolozsvári beruházásról és a távlati tervekről.

Nyúl Sándor, a TriGranit operatív vezérigazgatója a Portfolio.hu-nak elmondta, hogy a gepida régészeti leletek feltárása miatt az építkezés nagyjából fél évet csúszott. A cégvezető hozzátette, hogy a bruttó 80 ezer négyzetméteres (60 ezer bérbeadható területű) bevásárlóközpont üzleteit 100%-osan bérbeadták. A kulcsbérlők között találunk nagy nemzetközi láncokat, többek között az Intersport, a Hervis, egy Carrefour hipermarket (8 ezer négyzetméter), a Zara. A bevásárlóközpontba több magyar cég is beköltözik, a Libri és a Pannon Bútor mellett az MKB és az OTP Bank leányvállalata is nyitott bankfiókot a Pólusban.

Nyúl Sándor egyértelműen bízik a kolzsvári retail piac potenciáljában. Egészen eddig az évig nem volt még modern bevásárlóközpont a városban, ebben az évben azonban a Pólus mellett a Julius Mall is megnyitja kapuit. A város egyik nagy erősségét adja az itt tanuló 80-100 ezer egyetemista is. A további romániai tervekről a vezérigazgató elmondta, hogy Konstancában, Brassóban, Nagyszebenben és Kraiovában valósítanak majd meg a Pólushoz hasonló fejlesztéseket. Ezek azok a 300 ezer fősnél nagyonn városok, ahol ez a modell működőképes lehet. Kolozsváron a Pólus mellett a közeljövőben indul egy multifunkcionális projektje is a Trigranitnak. A város központjában épülő 100 ezer négyzetméteres ingatlanban lakások, irodák és kisebb részben kereskedelmi területek kapnak helyet. A cég legnagyobb romániai fejlesztése a Bukarestben 800 millió euróból megvalósuló Esplenada városközpont lesz, melyre az állam által kiírt tendert megnyerte a TriGranit.

"Románia lehagyja Magyarországot"

600 magyar cég dolgozott a Pólus Center megvalósításán, ami nagyrészt annak is köszönhető, hogy a román építőipari munkaerő jelentős részét Nyugat-Európában foglalkoztatják, ezért nem volt elegendő munkaerő a helyi piacon, mondta el a TriGranit elnöke. Demján Sándor szerint ez a folyamat azzal magyarázható, hogy a romániai szakmunkásképzés kiemelkedő minőségű, valamint a román építőipari munkaerőnek hatalmas presztízse van szerte Európában.

Demján Sándor kérdésünkre elmondta, hogy Románia olyan lendületben van, hogy biztosan elhagyja Magyarországot életszínvonalban - egy főre jutó GDP-t tekintve - a gazdasági növekedés dinamizmusát és a beáramló tőkét tekintve még ebben az évtizedben. Ma a cég tevékenységének 5%-a folyik csak Magyarországon. Ezzel szemben Romániában a tervek szerint 2-3 milliárd eurós beruházást valósítanak majd meg a következő években. Ez azt jelenti, hogy Oroszország és Lengyelország után Románia ma a TriGranit harmadik legnagyobb fejlesztési piaca.

Demján Sándor hozzátette, hogy a TriGranit komplex városközpontokat épít. A TriGranit elképzelései szerint egy városközpontban a lakások, irodák és kereskedelmi területek mellett kulturális intézmények, közintézmények és nagy terek kapnak helyet. "Ilyen központokat építünk többek között Katowicében, Krakkóban, Zágrábban és Szentpéterváron." Az ingatlanfejlesztő főtulajdonosa szerint a jövő legnagyobb üzlete a turizmus lesz. Oroszországban több szállodát építünk. Folyamatban van az első hatcsillagos magyar építésű szálloda, a Seychelles-szigeteken épülő

Budapest jelenlegi helyzetéről Demján Sándor elmondta, hogy a műemléki épületek védelme fontos, azonban ehhez elengedhetetlen, hogy az állam vagy az önkormányzat rekonstruálja ezeket az épületeket és funkciót adjon nekik. Pozitív példának elég Prágára vagy Pozsonyra tekinteni, ahol a történelmi városközpont nagyon szépen megújult. Nincsenek Budapestnek nagy találkozóhelyei, kellemes zöld felületei, amelyek pedig rendkívűl fontosak, mind az itt élő emberek, mind pedig a turizmus szempontjából. Egy Budapest méretű városban legalább négy nagy városközpontra van szükség, mert túlnőtt eredei méretein - tette hozzá Demján Sándor.

Erről annyit, hogy ahogy 6 csillagos szálloda sem létezik, úgy a GDP/capita sem ér túl sokat önmagában. Portugália például élhetőbb (éghajlat, mentalitás, átlagkereset (750 eur.) stb.) ország mint Magyarország, de a GDP/cap. majdnem ugyanaz. Romániának a hatalmas tengerpartja sem elhanyagolható, Horvátország gyakorlagilag a turizmusból tartja el magát (kis túlzással), ez egy nagy adottsági előnyük. Bár tiszteletreméltó a román gazdasági fejlődés én nem gondolom, hogy "Románia lehagyja Magyarországot"..

Star Menü Kft currently produces 120000 units of these ready-cooked meals,which will rise to 7-800000 in the following years. The factory uses state-of-the-art equipment and employ 63 personnel,which will rise to 110 by the end of this year. 30-35 tonnes of food is made daily,the biggest costumer is Tesco,which will,for start,distribute 23 types of ready-cooked meals. The location presents itself: the largest light source factory in Europe is located in the city,formerly owned by Tungsram(now GE is the owner). It gives 5% of the world's light source production,producing 500 million light bulbs and fluorescent lamps.

Stadler factory at Szolnok

The company choose Szolnok instead of Székesfehérvár,because its in a less developed region of Hungary,and it would mean more governmental subsidy for the starting company. The factory will give work for 400 personnel,producing 40% of the bodies Stadler requires. Because of the increasing interest in Stadler's double-decker trains,it is possible that they will expand the factory in the future to produce these here too.

Does it really matter?They get a job. I think that is what really matters in Hungary's current state.

Yea, you're right. At present, we should be glad at every newly offered jobs. This is an abnormal situation but we should be glad at it and forget about the low wages although in other countries salary is what really matters.

In the article,it is said that the company got the land for 15 years...I think such large factories dont change place very often,and I think in 15 years,we will be much better off,and the people of Szolnok will be living very well,partly because of this factory...BTW,I think the maintenance factory of Stadler will still be in Fehérvár...

Audi expands Győr factory

Audi expands its factory at Győr. It produces TT Roadsters and TT Coupe's,and now,it will produce A3 Cabriolet's too. This means an additional 300 employees,and 3 billion HUF(12milion EUR)investment in the factory. Audi also expanded its engine manufacturing section,with a 46million EUR investment,started producing "common rail" engines. Daily engine production now is 2300/day. The factory produced 1 013 697 engines in the first half of the year.

A new,1MWh biogas power plant has been inaugurated at Kenderes-Bánhalma. It will use 42000 tonnes of animal and plant waste,producing electricity and heat. The nearby pig farm will supply it mostly,while the byproduct will be 39000 tonnes of fertilizer.

Construction has started on a new biomass power plant at Szerencs. It will use mostly hay,and will provide 133 new jobs in the area. Because of the much debate over its environmental approval,it has been redesigned 3 times. Part of the facility will be submerged into the ground,and an earth barrier will be constructed around it,which will be heavily forested.
While the city backs the project(because of the industrial tax and the jobs),the owners of the region's wineries object it,saying it will destroy the feeling of the area. The constructors say the power plant wont do anything the factories already in the area havent done.
It plant will be an 50MW one,using ~280000tonnes of hay annually,from an 50km area around it.

Le Belier SA, a specialist manufacturer of aluminium safety components for the automotive industry, is to relocate production from its Italian site to Hungary. Germany-based office technology company Swedex has recently launched a EUR 800,000 investment project at its Hungarian subsidiary in Székesfehérvár (60 km west of Budapest). The company is also to establish its production and sales centre for Central and Eastern Europe in Hungary. In scope of the EUR 800,000 scheme, the Székesfehérvár plant will have the latest manufacturing and warehousing technologies and a logistics centre will also be set up. Swedex is expected to bring additional production to Hungary in 2008.

Tintoria Piana, one of the world's largest producer of textile-based components for the car industry, is to set up its first plant in Central and Eastern Europe in Gyõr, northwest Hungary. The 5,000-sqm plant in Gyõr, which will also sport a massive logistics centre, is to be up and running by the end of next year. Gedia Completes New Plant in Hungary
