SM Prime finishing plans for third Cebu mall, eyeing fourth

CEBU CITY -- SM Prime Holdings, Inc. is accelerating its expansion in Cebu with the construction of a second mall while finalizing plans for a third and scouting for properties for a fourth mall.

SM Prime President Hans T. Sy said “expansion in Cebu is long overdue” as he bared architectural perspectives of the second mall, to be called SM City Consolacion Cebu, at the sidelines of the “Gear and Glam” event here.

Mr. Sy said initial investment in the Consolacion mall would be between P750 million and P800 million. Construction will start before the end of the year, with the mall expected to be completed by the last quarter of 2011.

“This signifies our confidence in Cebu. My only regret is we should have done this much earlier,” Mr. Sy said.

The first SM mall here, SM City Cebu, opened almost 17 years ago although an annex was built in 2007. The four-level SM Cebu is currently the fourth-largest SM mall, with an area for lease of nearly 130,000 square meters (sq. m.).

The two-storey Consolacion mall will be an upscale mall with a gross space for lease of about 40,000 sq. m. and gross floor area of about 57,000 sq. m.

A long-term lease contract for the 47-hectare project site was signed between SM Prime and lot owner Everjust Realty Development Corp. on Friday.

“This will be part of our new design -- new image -- for our malls. It’s going to be upscale,” Mr. Sy added.

The company is also finalizing the design for its third mall that will rise on the 300-hectare South Road Properties (SRP), touted as the new growth center in Cebu.

Mr. Sy said he would unveil next month the details of the mall as well as the master development plan for the company’s 30-hectare property at the SRP, which was acquired in January this year from the Cebu city government for P2.7 billion.

In January, he said the company would spend around P20 billion to put up a mall, a couple of condominium buildings, and at least one hotel at the SRP site. The SRP mall will be bigger than SM Cebu but smaller than the Mall of Asia, currently SM’s biggest.

The company is also looking for a property on which to build its fourth mall in Cebu.

One of the prerequisites is that it has to be located within a five-kilometer radius from SM Cebu, Mr. Sy said. SM Cebu is located at the Cebu north reclamation area, near the port complex and the Mandaue reclamation area.

Meanwhile, an SM Hypermart is expected to open next year as the anchor store of J Mall, a three-hectare shopping center being developed by the Uy family, which also owns fruit processor and exporter Profood International Corp., in Mandaue.

SM also operates malls in Iloilo and Bacolod cities. Nationwide, the company is expected to have 40 malls with a total gross floor area of 4.8 million sq. m. by the end of this year.

The Consolacion mall will be developed from an existing structure sitting on a 5-hectare property just north of the town central. It will have 40,000 sq m of leasable space, 600 parking slots, a department store, a supermarket and four cinemas.

SM Prime has allocated P800 million for the development.

Sy said the Consolacion mall will incorporate the new look of the company’s malls which will feature more sky-lighting, a newer design and an “upscale open market look.” “I feel we should have done this much, much earlier,” Sy said. The SM Hotels and Conventions Corp. just opened two weeks ago its Radisson Blu Hotel Cebu, a 300-room upper upscale business hotel located just beside the SM City Cebu—and the first of the Blu brand of the Carlson hotel group in Asia Pacific.

SM is planning a P20-billion development over a 30-hectare section of the 240-hectare SRP. The group purchased the property from the Cebu City government for P3.027 billion.

Sy earlier said construction work of the 250,000-sq-m mall should start first, followed by several medium-rise buildings. He earlier said they are planning to build a high-rise condominium and at least two hotel towers.

Completed in 2001, the SRP has been built through a loan obtained by the city government with the Japan Bank of International Cooperation. The loan amortizations run up to 2020.

"The latest addition is the TGU Tower in Asiatown IT Park which we targeted to cater to the growing demand (for space) from outsourcing companies," Charles said.

Charles handled the construction of TGU Tower when he joined the company. The building was competed in 2008. Banks occupy the ground floor of the 15-story building.

In the same year, the Ongs created Innobuild Kontractors Inc. to help their construction needs.

In 2009, the family launched Innoland, a new real estate brand that offers residential projects.

"We launched Innoland Development Corporation in the latter part of 2009 and in May 2010, we launched our first project, Calyx, under the new name," Charles said.

"Innobuild offers fit out services as well as building the structures. Innobuild Kontrators Inc. is the one building Calyx which we hope to finish within 27 months."

Calyx is a 28-story mix use project in Asia Town IT Park. Thirteen floors would be dedicated to condominium units. The rest are for office and commercial use, he said.

"For Calyx, our estimated investment is around P1 billion. Within only a month and a half since launching it in May, we have sold around 97% or 219 of the 225 condominium units."

Industry prospect remain bright with continued growth expected in both horizontal and vertical projects, Charles said.

"The market has matured and we have a good mix of people who need the condominium and those who want to have a house and lot."

According to Charles, they will soon launch projects outside Cebu City.

He pointed out that they had been acquiring pieces of property that they planned to develop into "value-for-money projects."

Charles said they also envision another project inside Asiatown IT Park.

"In every project we make, we try to beat the previous one," he said. "We incorporate innovation and focus on superior real estate products."

Charles said a talented mix of family members in their company also proved useful.

"Each of us has different strengths and skills. We work together perfectly and always come up with the most appropriate decisions for the company, which for us is something that we are also proud of."

Charles' sister Chloe handles the sales and marketing side while his mother Marilou takes care of the finances.

"I handled the implementation while my dad is the visionary who never fails to come up with the brightest ideas."

Charles said that he used the analytical skills that he learned in his mechanical engineering studies in managing the company.

When he joined the company, he was given major task since he underwent an orientation on operating the family’s business while finishing his studies.

"With engineering came the analytical tools that made me adapt to the technical and even the financial aspects of our operations," he said.
