I'm so excited what Palafox will come up with, hopefully they'll announce it in a few weeks time.

ECONOMIC BOOM
US official sees robust
growth of Iloilo City

By DAVID ISRAEL SINAY

ILOILO City – A United States Department of State official predicts an economic boom for this city following the entry here of one of the fastest growing companies in the country.

US Deputy Counselor Economic Section Tim Neely, who visited Mayor Jerry Treñas yesterday, was referring to Megaworld Corp.’s plan to develop the old Iloilo airport into a business square focusing on business process outsourcing (BPO) centers.

“I am impressed. (Megaworld) could generate five to seven additional investments here,” Neely told reporters.

He and Treñas discussed business prospects for Iloilo City.

Megaworld Corp., one of the country’s leading property developers, is investing P1.5 billion to transform the 54-hectare airport property in Mandurriao district. The company recently acquired the property from the national government at P1.2 billion.

Aside from establishment of BPO offices, Megaworld plans to construct mid-income housing units, a hotel, a convention center, commercial retail services, skills training center, and recreation facilities.

Megaworld’s executive director and senior vice president Kingson Sian was here last week.

“Iloilo is one of the centers of education in the Philippines because of the presence of many universities and colleges that produce a lot of graduates. They offer very good opportunities for BPO companies to come and invest here,” Neely said.

Neely said, “Iloilo, like the Philippines as a whole, is really turning a corner in terms of economic development. The Philippines is entering an era of higher growth that is sustainable, as well.”

Megaworld Corp. hopes to start the development as early as the first quarter next year.
“The faster the infrastructures are placed the faster the investments pour in,” Sian had said.

Converting the old airport property “into a vibrant economic catalyst for Iloilo” will be the company’s first major investment outside Metro Manila, according to Sian.

Megaworld president newest RP billionaire

THE man behind the success of real property developer Megaworld Corp. is the newest addition to the ranks of billionaires in the Philippines.

Megaworld president Andrew Tan more than doubled his net worth to $1.1 billion from $480 million, Forbes Asia magazine said in its 2007 Philippine Rich List published Thursday.

Tan’s success was spurred by the restructuring of his holding company Alliance Global.

A son of a poor immigrant factory worker, Tan made his fortune from three major businesses: property, alcohol and fast-food restaurants.

His wealth propelled him to fourth on Forbes Asia’s ranking of the 40 richest people in the Philippines.

Megaworld recently bought the old Iloilo airport from the Philippine government for P1.2 billion.

The property firm said it plans to invest another P1.5 billion to transform the lot in Mandurriao, Iloilo City into the Iloilo Business Park. The park will include business processes outsourcing offices, residential area, convention center, among others.

Iloilo City Mayor Jerry Treñas said Megaworld is the single largest investor in the city’s history so far.

Meanwhile, Jaime Zobel de Ayala is now the country’s richest man, the Forbes list said.

Zobel, who was at third last year, outpaced mall tycoon Henry Sy and tobacco magnate Lucio Tan.

Zobel’s net worth was unchanged at $2 billion while those of Sy and Tan dropped from $4 billion and $2.3 billion to $1.7 billion and $1.6 billion, respectively.

Zobel is best known as the patriarch of the Ayala Corp., the country’s biggest conglomerate which is the parent of Ayala Land, Bank of the Philippine Islands, Globe Telecom, and Manila Water.

Lucio Tan is the owner of national carrier Philippine Airlines and made his fortune from tobacco, beer and property in Hong Kong.

Sy runs the SM group, which is the county’s largest retailer.

This year’s 40 richest are worth a combined total of $17 billion, up $1 billion from 2006, because of the resurging economy and the stock market’s bull run.

“After a slip on subprime financial worries in August, the stock market has made a full recovery and recently posted record highs. This boosted the wealth of many of the richest citizens who were also helped by the dollar’s weakness against the peso,” said Justin Doebele, project editor of Forbes Asia rich lists.

The top 10 richest in the Philippines:

1) Jaime Zobel de Ayala (US$2 billion)

2) Henry Sy ($1.7 billion)

3) Lucio Tan ($1.6 billion)

4) Andrew Tan ($1.1 billion)

5) Manuel Villar ($940 million)

6) George Ty ($870 million)

7) Andrew Gotianun ($860 million)

8) Enrique Razon Jr. ($820 million)

9) Tony Tan Caktiong ($790 million)

10) Oscar Lopez ($775 million) - Homegrown; Richest Ilonggo.

Also, Manny Villar, who owns Savannah (IMO, the best subdivision in Iloilo), is investing a lot in here.

the Savannah Development seems really slow. If it starts to pick again, I think we need to open another thread for it, too.

But it's really lovely! They are quite agressive in their promotion because of the competition with Providence (which is growing faster since it's for the middle class) and other subdivisions.

Providence on the other hand has a sister development in Iloilo right now. I forgot the name though. It's another subdivision developed by St Raphael Development. In as much as Providence is a great community on its own, the biggest advantage of Savannah is its massive land area. Savannah covers 300 hectares of land. Maybe 5 to 6 times bigger than the old Mandurriao airport site (Iloilo Business Park). In saying this, Savannah has a lot more potentials in terms of development in the years to come.

that we don't know what Villar wants. Right now, the area facing national highway and areas wihtin the subdivisions on both sides of the main access road are commercial areas. Maybe Crown Asia is planning something in the futue, too.

Can we enlist top subdivisions of Iloilo here? See if we are improving in terms of lifestyle, etc.

"subdivisions/gated community - developer - location - date opened - class served"

ie:

Savannah - Crown Asia - Oton - 2003 - Class A, B, C

please add. thanks

that's right. I think they're also keen to develop their commercial spaces after all their gated communities will be fully developed. Actually, there's a huge potential for Savannah to compete with Megaworld. Maybe in a smaller scale when it comes to business districts. But Savannah with its covered area could rival heads on should they decide to develop another business district in Jibao-an. Also, the consumer market along Jibao-an til Aleosan district is getting bigger everyday. They can even get customers as far as Sta Barbara, Maasin, Cabatuan, Tigbauan, not to mention Pavia and Oton already. It's how they'll perceive their development which will surely makes difference later. But isn't it that Savannah is planning to build 2 to 3 shopping complexes within the site?

I'll try to review some other info. But thanks, space. I think this is a good idea to monitor bigger property investors in our city and province.

it's not only for comparison purposes but will serve as an indicator of how well we are moving the lifestyle and standard of living in our neighbourhood.
