Seriously, this is one of the best pics of BK I've ever seen altough I'm not a big fan of the city and the tower itself.

Those last two pictures of BK show how much it deserves to win The Cup.

Proud to live in a decade when it was built.
I suppose, people had that feeling too when ESB had been finished.

Hi all.

Hi Desert.
Great shots man.

Hi Felipe.
I agree.
The early decades of the 20th century must have been exciting allright.
Thing is the only info would have been an article here and there in the newspapers unless one could visit the site regularly.
I have the book "Higher". It is a good read on the race between the Chrysler and 40 Wall, then ESB eclipsing them both.

Now is a better time for us scraper lovers because:
- the net (and forums) and digital cameras give us prolific updates.
- there are interesting and very tall projects happening (or soon to be happening).

@ Fure

You are absolutely right!
We are so lucky today, seeing hundreds of photos of every scraper, from every corner.
One can get so familiar to a scraper, how it looks like, that doesn't even need to visit it. Of course, I'm kiddin', there is nothing better than seeing it in person, or even climb it to an observation deck.

I remember, when was just a kid 20 years ago, I had also some books and encyclopaedias, but mostly relied on imagination. I would enjoy so much with these possibilities that have today.

Hi all.

I wonder what the holdup is on 'The Club' opening ?
Other than the OD it will be the only other public space. Being 4 levels and a pool on top I would imagine it will get many visitors - that will take many pics for us to see.

Rent this office, and the private jet with Rolls Royce is for free

Burj Khalifa corporate suites on 144-plus floors being leased at Dh4m... with heavy-duty freebies thrown in

Parag Deulgaonkar

June 26, 2011

An increasing number of units in the world’s tallest tower, Burj Khalifa, are now finding their way on to the market.
The latest to be up for grabs are the corporate suite offices - situated on the 144th to 147th floor.

The owner of these floors, a single person, is seeking Dh4 million for each floor, Emirates 24|7 can reveal.

Dubai landlords have been doling out freebies to attract tenants in both the commercial and residential market segment, but to sweeten this deal the real estate agency, appointed to lease these floors is dishing out the goodies, and how.

Services such as a private jet facility, free yacht service, a Rolls Royce pick-up-and-drop facility, and membership at premium golf and business clubs across the emirate, are on offer with the deal.

Mohanad Alwadiya, Managing Director, Harbor Real Estate, said: “We have already shown the floors to three people - a European company, a Palestinian businessman and a member of a Royal family from the Gulf. We expect to lease the floors in the next three to six months.”

He added: “These floors will be rented by companies or high profile people… we are open to making changes in our service if that’s their requirement… some may have their own private jet or yacht so we can offer them VIP tickets to some of the biggest global events, etc.”

Harbor will not be taking any commission from leasing the units, but has signed up to provide property management services to these tenants.

Asked if the owner was looking at selling the floors, Alwadiya said: “We have advised them to lease these floors as the time was not right for selling.”

The total area on 144th floor is 6472 square feet including the terrace area of 1025 square feet.

The total area on 145th to 147th floor is 5,447 square feet. All the floors are shell and core with tenants given a free fit-out period as well.

Located on the highest levels of the tower, The Corporate Suites occupy 37 floors, with the top three floors having been merged into a single office.

Express lifts take visitors directly a lounge lobby at level 123 that also serves as a meet-and-greet point.

The 2,717-feet high tower has 900 studio, one, two, three and four-bedroom apartments, while the Armani Residences has 144 fully furnished private apartments.

Hi all.

Hi Dubai.
Thanks for posting the article.

1 - Interesting that the office levels were sold like the residential levels. I would have thought they would be leased directly from Emaar. Definitely unusual.
2 - The office tiers are 10 to 15. Levels 112 to 154 less :
- 122 - At.mosphere restaurants
- 123 - office skylobby
- 124 - observation deck
- 136 - MEP
- 137 - skipped
- 138 - MEP
Leaving 37 office levels.
3 - So one person bought all 4 levels of tier 13 - 144 to 147. I wonder if any other tiers were bought as a block ? Likely most levels were bought individually. The corporate office suite on the top 3 levels they refer to are levels 152 to 154 and were originally to be for the Emaar chairman. That office suite is fitout already as was shown in an article posted here a few months ago so I imagine that office is leased directly from Emaar.
4 - Level 144 is the first of tier 13 and including the terrace is the same size and shape as the top 4 levels of tier 12 (the first level of tier 12 is 139 and has a large terrace added to its size). I sized tier 12 at 690 square meters a few years ago and I believe it is fairly acurate.

Uploaded with ImageShack.us

That size is the gross area of course so the usable area between all the walls, lift shafts, and MEP chases is the 601 square meters stated in the article. Sounds about right.
5 - They expect to lease the levels in 3 to 6 months. That gives us some estimate of the timeline of the offices being occupied, though it will probably be longer than that.

Altin, love those pics. I think that portion of the tower is my favourite. Very futuristic.
