it's not thick walls and tons of elevators that reduced the floor area, its the design itself and it's use that reduced the floor area. if it was all office it would be alot more floor area and wider. if the steel section was being used it would be much more then 314000 mē. 2 million sqft is being used for parking, etc.

Unless you're talking about something else other than mile high tower, I think people are aware, but its believed to be reduced from 1600 metres to 1150 metres still 330 metres taller than burj dubai. Which is better for burj dubai as its not 2 of BDs stacked upon each other.

very happy to see the massive figure. After this floor, the top structure will become noticeably thin (unless emaar have unknown plan planned)

Though I too sometimes think that having more square-footage is best, it really comes down to planning. Smith planned this building very well and the divisions come from purely a residential and modular type of configuration. One may also look at the other side of the coin and say sure, the Sears Tower has 4.5 million square feet but at times it has been difficult to rent the largest and lowest floors. In this tower, Smith and SOM had ensured a very efficient use of the floorspace programming and I'm sure they are making undoubtedly certain that this building not only breaks records but that it is also profitable for Emaar as well.

If this was a purely office configuration, then surely they would have envisioned a different structure altogether. Now I'm not saying SOM wasted space in the Sears by any means as they had expected the retailer to grow and eventually use the full building - no one wants to waste space purposely! It's just that this design has less area because the function of residential units and private offices simply takes up less space than large offices. Don't look at it as a bad thing Just different.
