Will be interesting to see what the pricing is. Probably near 1000psf mark. But if that is the case then Al Reef & Hydra Village will certainly stand to gain from this.

By the way, if its Sorouh's project does that mean foreigners are allowed to buy?

Been to TDIM today

they willl be launching the project in 3weeks time

1st phase will have around 1400 units


price for sqft is less 1000 dhs


can register online

does any one have any idea of the exact location of the project


will this be a good buy ?

I know this is not an investment forum

Ghadeer a good buy ?

IMHO I think the villas in Al Ghadeer will be a great buy - why ?

* Near the entire Jebel Ali Waterfront and communites - the new heart of Dubai

* Close to Jebel Ali Airport - awesome expansion and appreciation possibilities

* Both Abu Dhabi and Dubai are "close"

* Part of a massive Master Plan community with heavy weight backing

The success of this development is almost guaranteed as the developers are Sorouh. However, HOW successful depends on the price you buy at.

I don't think AED 1000/ sq ft is any kind of bargain for apartments or villas on a renewable leasehold basis, far out in the desert. I assume it will be similar to arabian ranches, but you could have bought Al Furjan for 1000aed, and can even buy these now on the secondary market.

AED 750 to 800 would make it attractive.

Looking forward to seeing what they do launch at.

Have been out for some, but now back. I bought into Hydra, and considering this Al Ghadeer as well. Just came across it yesterday. Is there any more news, like prices, delivery timeframe, etc..? I will try to call them today, but please let me know if you have more info from your investigations, thanks, DB

Agent update

According to one of the real estate agents (who is focused on the area between Jebel Ali and Abu Dhabi), "Al Ghadeer" will only be available for Locals, so not getting sold to foreigners.

Can somebody confirm this statement?

update from Surouh

Well, I just called them. It seems available to foreigners, but they are not sure yet if this is based on freehold or 99 years lease. They told me that it will be launched within a Month, and call everyone that has registrated on their web-site.

Personally I felt that the person I had on the phone was just given standard answers, so I guess, we need to wait.

I also saw that Surouh launched a 1 Billion bond, so perhaps they are waiting for the money before launching (some of) their projects.

Another agent yesterday told me that because of many companies were fighting to get access to this Project, they will make it available for locals only.

Well, I do not know anymore. Anybody else like to add to this.

Hi all, this is confusing.

Last week, I've been told by a sales executive at Sorouh that they first intended to launch 600 houses, but 10.000 people have registered so far, hence the delays.

I'm not aware of a special registration for bulk buyers. Could you please pass us the e-mail address ot your contact?

There were big ads in the local newspapers that Sorouh was saying "thank you to all whose who registrated". All registrated customers will receive an invitation to process sales transactions.

That is promising, still I wonder, there have been too many registration (around 7000), so they can not invite everyone you would expect. Anyway, would be interesting to see the prices. I drove by today, and this location is really close to the new Waterfront area of Nakheel.

Let me know if you were lucky to get one (assuming invitations are getting out)
