Al-Ghadeer

Hi,

This is going to be a mega project.
Apparently 30k ppl registered.
There has been a exclusive VIP launch.
There will be another launch for the big boys then there will be the public launch.
Sorouh are limiting the number a individual can purchase.
No villas launched yet

Hi Guys,

I heard that it was launched for VIPs as informed by KJ. And the price its going for is around 1600s. Has anyone heard anything.

Sorouh to sell Ghadeer residential project in Q2



Sorouh Real Estate will offer Al Ghadeer residential project at Seih Al Sdeira on the Abu Dhabi-Dubai border for sale during the second quarter of 2008, the company said.

Chief sales and marketing officer Masood Al Awar told Emirates Business that the company started registering prospective customers at Cityscape Dubai in October and will soon contact selected customers to start the sale procedures.

About 12,000 applicants have been registered, he said, while the number of units in the Dh20 billion project are just 6,800.

Al Ghadeer, which is one of Sorouh's largest projects, has a total area of three million square metres, Al Awar said. The project contains luxury residences at "reasonable" prices and includes villas, apartments, town houses, schools, medical centres, stores and entertainment facilities.

"Our current projects in Abu Dhabi [have a total of] 12,000 residential units, while we have received more than 30,000 applications. This figure is increasing on a daily basis. The number of people on the waiting list at the Al Ghadeer project is double the number of available units. In addition, there are 4,000 applications for Shams Abu Dhabi's six towers," Al Awar said.

The huge demand to buy residential units in Abu Dhabi is not restricted to Sorouh's real estate projects, Al Awar said, but covers the ever-growing property sector of the entire emirate.

Do you mean 1600 dirham/sqft? That would be crazy for a project in the middle of the desert. Sorouh promised affordable housing......

This project is circulating with VIPs. This means essentially locals. Pricing already around 2150 a square foot. Release should be in a few more weeks.

Absolutely spot on Dubai Gerald !

The next block is going to be sold to major players then the leftovers to the general Tom Dick and Harry's ( who incidently registered ) i.e. 30k ppl.

i need a few info's

hi i have a few questions to the ones who know more about al-ghadeer
i'd like to know who the project managing company is, or who the contractor is,
and if could also tell me who the project manager is !!!!!

Now mate, 2150 per sqft is over the top. Perhaps on AL Reem, ok, but this project is in the middle of the desert, and should have been 1000 or lower per sqft.

So, mate, all the best with this new block. I am sticking to my Hydra Village (500 per sqft) investment.

reading over the phase 1 financial analysis of this one from last yr and looking at the projected selling price and the 2150 figure quoted above...I am in shock. Even if price has a secondary market premium on it the IRR and ROE will be through the roof for Mr Developer

How much are they selling for to VVVVIPs? Apartments, Villas, Townhouses per ft2?

most of villas sold out before any launch, my friend told me ,heard that somebody bought 300 villas there...

There should be a rule around this buying in blocks of 300 villas' and controlling the market prices, especially because Sorouh promised affordable housing, and in this way, this seems hopeless. I hope these speculators get stuck with non-flippable units...

I absolutely agree.... but that is not what happens in reality.

Now I know ppl who bought in this phase and are looking to make a quick buck that is where I can assist if anyone is intereted.

Still even if you buy now before the general public you will still be on a winner as the next payment is not until 12/08. The first payment was 10%.

that is one of the cheaper ones i have seen 1862 dhs psf. Some are asking for a 30% premium already - doubt it whether it can be sold at these premiums now

People still dont get the fact that ABU DHABI and DUBAI are two different cities. I am fed up explaining to people in the US that the two are 2 different cities and Abu Dhabi is not a suburb of Dubai.
